VILLA ADRIA – PRIVATE SWIMMING POOL AND LARGE TERRACE OVERLOOKING THE ADRIATIC SEA AND SURROUNDED BY OLIVE GROVES THE CHARM OF VILLA ADRIA Villa Adria is surrounded by a glorious sea view facing terrace with a private swimming pool and is less than one kilometer from the clear waters of Marina di Novaglie, in the lower Salento area of Puglia. Recently restored, Villa Adria is surrounded by ancient olive trees, pajare (local stone Salentino style trulli) and the wonderful view of the Adriatic coast. It resides in the Costa Otranto-Santa Maria di Leuca Regional Natural Coastal Park, a protected area located along the coastal perimeter of Salento which is characterized by olive groves, pine forest woods, Mediterranean scrub and high cliffs overlooking the sea. THE LOCATION Villa Adria is located in Marina di Novaglie which is approximately 1.5 hours’ drive south from Brindisi airport, 7 km north west from Santa Maria di Leuca and 15 km from the renowned beaches of the Maldives of Salento. A pearl of Salento, Marina di Novaglie has alluring panoramic views of the crystal clear ocean and is ideal for lovers of swimming, scuba diving, snorkeling, rowing, fishing, walking and cycling. The coastline can be explored by swimming, a kayak or a guided boat tour to discover the stunning natural sea caves that adorn this coastal stretch. THE LAYOUT The villa sits on a 1,000 square meter plot which includes the large terrace, swimming pool and ancient olive grove which houses the private parking area towards the rear of the property. All amenities are exclusive to the villa and are not shared. The access road to the house is private, shared only by the neighboring houses. THE HOUSE The house comprises four bedrooms, two bathrooms and an open plan living and kitchen area. The bedrooms are arranged as follows: • Bedroom one has a queen size bed, with internal and external access and a complete en-suite bathroom (including both a bathtub and shower); • Bedrooms two and three are both double bedrooms with two single beds (that can be pushed together for queen size beds), allowing both internal and external access to each of the rooms. Bedroom three only has internal access through bedroom two. • Bedroom four is a bunkbed bedroom, accessible through the living room which is ideal for children but could also sleep adults. The living room has large frameless glass folding doors that open onto the terrace and swimming pool, connecting the indoors and outdoors and exposing the enchanting views across the Adriatic coast. The view is mesmerizing from sunrise to sunset as the light on the landscape changes and alters the surrounding view. The living area includes a fully equipped kitchen, with Leccese stone countertops, oven microwave, gas hob, large fridge/freezer, dishwasher, and all utensils needed to cook a delicious meal. (crockery, cutlery, platters, pots, pans, glasses). Throughout the house there is air conditioning and fans (except bedroom four, which only has fans) for the summer and heating for the cooler months of the year. A large open stone fireplace in the lounge enables fires to create additional warmth and for ambiance. THE OUTDOOR TERRACE The outdoor terrace wraps around the house and although it is all connected it allows you to use the terrace in a variety of ways, whether it be lazing under the olive tree beside the swimming pool, having a café latte on the outside lounge furniture on the front terrace, alfresco dining at the wooden table under the pergola next to the built-in barbeque or having an aperitivo on the roof terrace. While all the time being able to admire the cobalt sea view and the panoramic views. The swimming pool with ocean views will refresh you during the hot days. The pool is three by four meters in size with a large shallow step ideal for children to stand on and adults to sit and relax on while in the pool. The pool is salt water which is less harsh on skin and eyes and aids greater physical and environmental wellbeing. The salt water sanitizes the pool through electrolysis which produces bacteria-killing chlorine. The two outdoor showers allow a private and serine setting under the olive trees to rinse off before using the swimming pool and after returning from the beach. The wooden waterproof pergola adjoining the large barbeque has an outside kitchen and the grand wooden dining table overlooks the ocean and is ideal for alfresco dining. The pergola area has been custom built to enable outside living in the Puglian sunshine while remaining protected from the elements. The garden above the barbeque area has a young aromatic herb garden (including rosemary, sage, lavender, thyme) which fills the air with a beautiful sent and in addition supplies herbs for your cooking while staying at Villa Adria. The roof terrace is accessible via a wide staircase to the side of the house or a smaller staircase at the back of the house and offers sweeping views across the Salento coastline and Adriatic ocean. It is an ideal space for an aperitivo at the end of the day. The laundry outhouse is complete with a washing machine and sink which offers an additional useful service during your stay. The olive grove which stretches up the hill that backs the house ensures privacy from neighboring houses. The private parking area (sufficient for three or four cars) is in the olive grove a short walk from the villa and completes Villa Adria, making it a truly comfortable and ideal dwelling for a dream vacation. MARINA DI NOVAGLIE AND SURROUNDING AREA Villa Adria is well located with the closest minimarket for immediate needs at circa. 500 meters/ 2 minutes’ drive away. In Gagliano del Capo and Corsano (5/7km away respectively) a large array of services are available including supermarkets, pharmacies, petrol stations, fish shop, fruit and vegetable shop, banks, tobacconist. The restaurant "Lo Scalo" is walking distance or a short drive from Villa Adria. It has a large terrace overlooking the sea and its international cuisine is characterized by fresh seafood. Additional wonderful restaurants, bars and gelaterias can be found in Tricase and Tricase Porto (10km away) such as Paverna del Porto, Locanda Del Levante, Farmacia Balboa, Pizzeria Borgo Antico and Martinucci Laboratory. A gelato at Martinucci in Specchia or a few aperitivo’s in the early evening is also a wonderful way to end the day. From Marina di Novaglie, kayak’s can be rented, boat tours can be organized to see the caves along the coast as well as guided scuba diving to explore the clear seabed. Alternatively, a walking tour along the beautiful "Sentiero delle Cipolliane" overlooking the sea is possible (more information available).  Marina di Novaglie offers a wonderful, protected swimming area for adults and children. Other beaches in close proximity are il Ciolo, Marina Serra, Tricase Porto and Santa Maria di Lueca which all allow easy access into the clear blue sea for a refreshing swim. * If necessary, additional accommodation and beds are available nearby.
