Yarragon 4 Bedroom House in Gippsland is a short WALK to Yarragon village, which is the first town on the Princes Highway heading east making it an ideal place to visit and stay. This is a fabulous home in the foothills of the Strzelecki Ranges with a stunning view and ideal for everyone - families, insurance relocation, singles, couples, business travelers, groups, hens and girls night, wedding guests, honeymoon, interstaters and overseas or busy local city guests who can relax and feel the peaceful, country life style. Your family and friends can stay here comfortably. Sitting on the large balcony at the front door, you can enjoy the breathtaking view of the ranges. Our back yard adjoins - 4 tennis and basketball courts, offered to the Yarragon community. Note: we do not provide tennis racquets and balls. - a large walking park with views of the ranges - bike trails - the best footy ground in Gippsland, called Dowton Park Reserve - a bar-be-queue area and - a playground. - the front garden faces expansive farmland. - sits on about 3 acres of flat land and its connected to fresh air and wide open spaces. LIVING AREA The entrance leads into the family room with a stunning view of the ranges, and has 2 comfortable large couches and a 65 inch smart TV. Enjoy the free Wifi. Connect all your internet devices. The whole house has central heating available. This lifestyle and comfortable, peaceful home with a stunning view comprises of 4 bedrooms sleeping up to 8 people comfortably. All our beds use high quality Sheraton linen, supplied. All 4 large TVs are smart TVs. The large lounge room has open plan space with the dining room and kitchen. There are 2 large comfortable couches to relax with the home entertainment, including 65 inch Panasonic smart TV, DVD player and a Nintendo wii sports console and some challenging games, and Youtube and free Netflix streaming thousands of movies and documentaries, TV shows and kids movies for cosy nights and wet days. There is a supply of family books and movies. * Free high speed wireless internet (Wifi) is available all the time. The large kitchen, which faces the private garden, has plenty of natural light and room for cooking. There is a stove, electric oven, microwave oven, dishwasher, rice cooker, coffee maker, utensils, cutlery, crockery, pots and pans, wine and drinking glasses and the usual essentials, included already. — Tea and coffee and biscuits and fresh GIPPSLAND FULL CREAM MILK are initially supplied. Just bring your personal items. 1. The master bedroom is 40 square metres has a KING SIZED BED with a wall-mounted Samsung 55 inch smart television, plenty of space and a desk and a comfortable sofa to relax with the entertainment from Netflex, DVD or internet or the TV channels. There is a full length mirror. 2. The second KING SIZED BED has a large room with private en-suite bathroom and huge walk-in wardrobe and a full length mirror. There is a Samsung 50 inch television and a window with a stunning view of the Strzelecki ranges. 3. A QUEEN SIZED BED room with real, comfortable and high quality mattress and Sheraton linen, also has a Sony smart TV. 4. TWO SINGLE BEDS room with real, comfortable and high quality mattresses and Sheraton linen. Please contact us to specify your bedding requirements so we can set up a spare bed if available. Note, this is only for bookings of 1 month or more. The spacious main bathroom has a large relaxing spa bath and a separate shower and a toilet. There is a supply of shampoo and soap and conditioner and high quality Sheraton bath towels, face towels and mats. The spacious laundry has a 7.5 kilogram Miele washing machine and a matching separate Miele dryer, which are fully automatic. There is an ironing board and iron with plenty of room for ironing and a clothes drying area over the central heating duct. We supply detergent. Please empty the iron of water after each use. OUTDOORS This beautiful homestead sits on a 3 acre flat block, which provides a peaceful and enjoyable country lifestyle and farmland. The large back garden is a perfect outdoor space for your family to relax, and is fully fenced to make the garden safe for your dog. Enjoy the big family Weber BBQ under the large veranda. The fabulous, large outdoor dining table set has many comfortable outdoor chairs. The driveway has plenty of free off-road parking for more than 8 cars, but please keep the cars off the lawn, and use the driveways only. The property has a very huge lock up 7 car garage which is 20 metres by 8 metres, with convenient storage space, at the back of the garden. This garage has inside, for your activities: -- A 9 foot pool table with cues and balls for Kelly pool -- A ping-pong table. Bats, balls and a net are supplied for your use. All children using this area must be supervised by an adult. GUEST ACCESS The house is wheel chair friendly with only 4 steps entry up to the front or back doors. We are always upgrading to provide improved comfort and amenities for our guests. INTERACTION WITH GUESTS We will arrange to provide you with a key. If possible we will welcome you at the house and show you where everything is and how to use it. We have the whole house thoroughly cleaned and disinfected professionally after each guest leaves. GETTING AROUND This lovely house is extremely conveniently located in the popular and attractive township of Yarragon where you can enjoy a lot of popular cafes, art galleries, vintage market, women's fashion, Gippsland cheese, etc. The beautiful town of Yarragon is the most popular tourist town in Gippsland. Yarragon 3823 is a vibrant country town situated between the two major centres of Warragul and Moe. A very well-known tourist destination, the beautiful old buildings, antique shops, galleries, many restaurants and cafes and thriving arts culture make it a hot spot for weekend drives. But the town is more than just a pretty face. Behind the tourism is a well-connected and supportive community of individuals and businesses. Public transport connections via rail and bus and the proximity to the Princes Highway make accessibility to employment, education and travel easy. Being half an hour from Traralgon, and the beaches and 1.2 hours from Melbourne CBD, what more could you want? There are so many things to do and see around this area of Gippsland, in which a wide range of vegetables and free range eggs grow on local farms, and flower orchard farms in the surrounding hills. Taste the sensational cheeses, wines and ciders, and gourmet delights that Gippsland has to offer at many locations and restaurants. There are monthly farmers markets in Yarragon and in nearby towns such as Warragul, Longwarry. Yarragon 4 Bedroom house in Gippsland: HOUSE RULES 1. Check in any time after 3:00 PM. Checkout must be before 12:00 Midday. Note that, every 15 minutes late for checkout will be charged $50. 2. No parties or events allowed. This is a residential area. We have a lovely relationship with the neighbours. Please respect neighbours' privacy. No illegal drugs allowed on the premises. No schoolies and no guests under 25 years old unless part of an older family. 3. You acknowledge that this property is covered by closed circuit security video television outdoor surveillance cameras. 4. No smoking inside the house, strictly. Use designated areas outdoors only. No candles or bonfires. 5. Please don't slap fridge magnets onto the fridge as this can damage it. 6. Pets are welcome, provided they don't damage the furniture or the house. The guest is responsible for any damage caused. 7. After using the BBQ, please clean it. 8. Please empty all inside rubbish into garden bin on departing. 9. When you check out, close all windows and lock all external doors. Please turn off heaters and air conditioners and fans. Designate one person responsible to check. 10. Please don't wash any of our linen and towels when you check out. We will disinfect them all. The linen towels are for your body only. 11. Please don't stand or jump on any couches or beds. Leave the house the way you found it, please. 12. Do not touch the 2 poles beside the table in the ping-pong room. All children on this property are your responsibility.
