Beautiful cosy outbuilding of a villa in a panoramic position on the side of a hill (250 m a.s.l.) in Grottaferrata (all kinds of shops). Peaceful position. The outbuilding is located in a residential area, in the upper park of the garden of a villa where the owners live and which is surrounded by a private garden (200 m2) with trees, equipped with sun umbrella, table, chairs, barbecue.. In the area below there is another garden (200 m2) with swimming pool (11x4) which is shared with the owners. Access to the accommodation by means of a stairway with 50 steps. On request and upon local payment baby equipment is available: (highchair, car seat, pushchair, playpen, baby-basin and baby-bed). Parking. Please note: the double divan bed in the large living/dining room (TV, stereo) with fireplace, is 140 cm wide. There is a patio of approx. 8 m2. Comfortable furniture with period pieces. Central heating. LOCATION: Approx. 20 km from Rome, which you can reach in 20 minutes by a convenient train. 1.5 km Frascati, 12 km Castelgandolfo and its lake, 30 km the sea, a few minutes by car from the lakes of Albano and Nemi. View of Rome that reaches as far as the Tyrrhenian Sea. In the garden the guests will enjoy the company of the three nice little dogs of the house owner. There is also a small kitchen ideal for guests that like swapping the occasional night out for a meal ‘in’. Guests will have access to the garden and swimming pool on the property that will only have to be shared with the owners that live on the property. In the garden the guests will enjoy the company of the three nice little dogs of the owners. A vists to Grottaferrata is ideal for convenience shopping and to admire a view of Rome that reaches as far as the Tyrrhenian Sea . Please note that access to the accommodation is by means of a series of steps (approx. 50). The accommodation is situated only approx. 20 km from Rome, which you can reach in 20 minutes by train. There is 1.5 km to Frascati, 12 km to Castelgandolofo and its lake, 30 km to the sea and you have got only a few minutes by car to the lakes of Albano and Nemi. Please note that: Bed linen and towels are not included in the room rate. Guests can rent them at the property for an additional charge of EUR 10.00 per person or bring their own. Consumption costs are not included in the room rate and will be charged according to guest use within 3 weeks after check-out.
