It's served by 2 lifts/elevators (1 at either end of the building), there's a large private balcony overlooking the Regents Canal (side view). As the flat is around 100 metres off the main road, traffic noise shouldn't be an issue if you're a light sleeper, or need the window open at night. London is a noisy 24 hour city, and being on a main road is often quite boisterous. This is worth considering as buses run 24x7, as does the local tube at weekends, so there is plenty of 'lively people' throughout the night. The flat has a concierge 6 days a week, 2 sets of security doors at both entrances, security cameras for all intercoms wired to the TV, and 24 hour on-site security - so it's very secure, which is important these days. Architecturally, the block is quite striking, not your usual run of the mill pile of bricks. It's a curved Y shape, with large triangular balconies, a 6 storey internal atrium from the second floor to the glazed roof (which my flat overlooks), and with the eastern side open to the elements, overlooking the Regents Canal with views of the Olympic Village and Canary Wharf. The flat is fully furnished to a high standard, tasteful, relaxing and neutral, whilst being comfortable. There's wooden floors in the lounger/diner, kitchen and hallway and carpets in the bedrooms. Most of the art work was put together and framed by me, and unique to the flat. The kitchen has a large fridge-freezer, microwave oven, Nespresso machine with pods, Aeroccino 3 Milk Frother, washer-dryer, oven, hob etc, and all other expected mod cons. It's also very well equipped with cutlery, crockery, glassware, cafetière and pots and pans etc, if you decide to cook at home. The open plan lounge diner has a large sofa (no sofa bed), pouf, side tables which double as stools and 4 seater dining table and 4 chairs. There's a new 42 inch Sony digital smart TV with HD Freeview, active Netflix account, and Youview which is connected to the Internet. There's also a Bluetooth stereo which is connected to the internet, has a DAB radio and Spotify. There are instructions to download the app in the lounge to select your internet radio stations. There's also unlimited high speed fibre Wi-fi. Both bedrooms are doubles. The master has a king-size bed, and the second bedroom has a standard double. Both have good quality mattresses, 4 good pillows, cotton bedding, with cotton mattress and pillow protectors. Each room has a full size wardrobe filled with matching clothes hangers, large chests of drawers and plenty of storage, so you can properly unpack for your stay and not be living out of suitcases and/or constantly falling over luggage. Both bedrooms have black-out curtains and double glazed windows, which should help with getting a good night's sleep for the duration of your stay. The bathroom has a bath with a shower above (with decent water pressure), and glass shower screen (no mouldy shower curtain to swap DNA with your hosts and previous guests). Please note that I provide good quality fresh towels and ample toilet tissue, hand wash and cleaning products. I also provide a selection of toiletries, in case you forget or lose yours. There's an electric boiler and electric central heating in all rooms, and there are windows on both sides of the flat which makes for great cross ventilation. Also, as it's only a few years old it's well insulated, so cool in summer and warm in the winter. Please note that as the oven, hob, radiators and hot water boiler are all electric, and the block has no gas supply, there's no carbon monoxide gas risk, nor need for detectors. Also, as per current UK safety regulations, smoke detectors are hard-wired into all properties in the block. Mine has 2, 1 in the kitchen and the other in the hallway, outside the bedrooms. I've tried really hard to ensure my flat is a true home from home, for people who want to stay in a comfortable, quality apartment being used as per its design. It is not just a tacky holiday let stuffed with disposable poor quality and threadbare items and enough beds to break UK overcrowding and health and safety laws (which are there for a reason) with the lounge jam packed full of more beds to maximise profit and the expense of guests' comfort. Some ads I've seen are truly shocking. Single beds put either side of of the fireplace in the lounge etc, not exactly a safe place for your group to sleep, which may include children. I include lots of little extras to enhance guests' stays, and constantly adapt and upgrade based on guest requirements, suggestions and feedback. Oh, and online snooping at my local Airbnb competition ;) This isn't my career, but I'm a naturally hospitable person who likes meeting new people, and want you to have a positive experience of my flat, my hosting and my home city. Guest access You will have the flat to yourself for the duration of your booking (apart from a few locked storage cupboards). The bedroom wardrobes are all unlocked, though the right door on the built in one in the master bedroom can need a good pull to open. Interaction with guests I'll see you at check-in and possibly at check-out, though will be happy to offer assistance and advice if I required. I will be in touch a week before your stay to check on breakfast preferences and offer advice on transport and anything else you need. Though please feel free to ask sooner if it helps you plan your trip. You may meet Sue or Kim, as they help me run the flat and meet guests if I'm at work. I will be available 24 x 7 for emergencies. Other things to note Please note that, included in the fee, I provide tea, coffee (Nespresso, Nescafé sachets & filter), hot chocolate, some biscuits, fresh milk, cereals, local (Essex) jams and honey, bread and other provisions that grab my attention on my daily travels, and will contact you in the run-up to your stay to check your preferences for milk, bread and fresh juice, etc. Hopefully, this will save you money, and the hassle of foraging for food when you arrive. Especially if you arrive late or early and just want to catch your breath before starting your London adventure. I also include a selection of toiletries, which is extra handy if you don't want to weigh down your luggage, or you forget, or lose anything en-route and want to freshen up upon arrival. Please contact me if you want to book, but not all the dates are available, as I may have blocked dates for my convenience, which I may be able to make available by juggling my life. On-street parking in my zone (A4) is only controlled between 08.30 to 17.30, Monday to Friday, so it's free the rest of the time. I can provide some parking scratchcards which last for 5 hours, if you need a few extra hours on the Monday etc. Please check all restrictions carefully, as with London, zones can change from street to street, with the control varying considerably. If London is new to you, I'm happy to offer my opinions, advice and tips, whether it be on shopping, eating and drinking, what's on, or general info on areas, the best route, etc. I've lived and worked in London all of my life, and possess extensive local knowledge and can offer advice on what to do, and the best (fastest and most cost effective) travel options (if needed). Please don't be afraid to ask if required. I can't guarantee to share your tastes, but I know what it's like to visit a strange place and know the value a friendly and knowledgeable face and voice can add. You can't beat insider info from a true Londoner! If you have any special requests, or forget anything (phone chargers, and electric socket converters, umbrellas, etc), please let me know, as I have spares in the flat.
