Living and Eating The living room is flooded with natural daylight thanks to the large windows. It is also complete with comfy sofas, comfortable armchairs, a coffee table, a flat-screen TV, a fantastic DVD collection and a wide range of books. The kitchen is well equipped and includes a microwave, a dishwasher, a kettle, a toaster, an oven, a fridge and electric hobs. The dining area can accommodate up to 6 guests and is the perfect place to enjoy a sociable dinner amongst friends and family. The table can also be extended and accommodate up to 10-12 guests. Outdoor areas:  You can access the backyard patio via the kitchen/dining area. The patio is a charming outdoor space where you can enjoy your morning tea or coffee!   There is also a stunning rooftop terrace which can be accessed via the top floor and is the perfect place to relax and unwind while taking in the views of the surrounding area.  Bedroom and Bathroom Master bedroom: Bright bedroom with a double bed, a built-in wardrobe, comfortable desk space and an en-suite bathroom complete with a cabin shower.  Second bedroom: Light and comfortable bedroom with a double bed and a wardrobe. Third bedroom: Spacious bedroom with twin beds and a chest of drawers.  Other sleeping areas: There is also a double sofa bed suitable for 2 adults, located in the living room. There are 2 bathrooms in the house. The Master bedroom en-suite bathroom is equipped with a cabin shower. The second bathroom is complete with a bathtub and an over-bath shower. There are, of course, a few things we politely ask guests to note before their arrival and throughout their stay: House Rules - Strictly no smoking, no parties, no pets - No candles - Dispose of rubbish appropriately - Keep the property clean and tidy - Whilst washing up and stripping the beds at check out would be appreciated, it is by no means expected - Please keep the noise down and respect other neighbours in the building - Please remember to close all windows and doors when leaving the space Ensure the heating is maintained at an appropriate temperature throughout the stay. If the heating is excessive, i.e. over £100 per month, you will be expected to cover this cost *Once the booking is confirmed we will arrange a check-in time. If you arrive 2 hours after the agreed time you will be subject to a £20 late check-in fee. **Check-in is between 3pm and 9pm. There will be an additional fee of £20 for check-ins between 9pm and 12am and £40 for check-ins past midnight. If you have any questions or queries regarding the above, please don't hesitate to get in touch as we're more than happy to help! ***Check-out is fixed at 10am due to our housekeepers needing access after this time but if you would like to leave your packed luggage in the property before your next transit, we will do our best to accommodate this (subject to availability.) This is a really popular property so we often have guests checking in on the same day as you depart but we may be able to accommodate a late checkout. Please check with us so that we can confirm this with you in advance. A late checkout until 3pm is charged at a rate of £35. Anytime after that you will be required to purchase an extra nights stay.
