The peace and quite and surrounding Nature provides an inspirational setting for raising our children and working in our design business. Currently, in efforts to stave off an adverse situation and reclaim Life, we are welcoming AirBnB guests. As such, for this phase, we are happy to share many of the amenities and idiosyncrasies of this place we love. The Studio Space: a private 15' by 28' former design Studio is attached to the Main House through a connecting hallway passage. Studio has it's own separate entrance, (10' patio door / window) and full bathroom, (shower only). Separate climate controls for a separate heating zone and AC. Studio only space with AC. Rest of Main House cooled by Forest shade, indoor fans and ice tea. The home has three heating zones with three thermostats, supplemented by two fireplaces. Downstairs Studio in the Forest space can sleep four in Queen bed and Futon couch that also opens up to Queen size bed. Facing East in Studio is the 10 foot patio window/door offering great views, any season, anytime of day and lovely nature to wake up to. Downstairs also is second bedroom in Main House available with two single beds and private full bath. This is usually used by add'l family / children guests wishing a separate bedroom and bathroom. This is associated with the Studio in the Forest Listing. These two spaces are in separate, opposite wings of the home. AirBnB Studio in Forest close to Yale and Quinnipiac Universities is available for booking for two guests at stated base fee in the booking calendar. Additional guest fee downstairs is add'l $25/night booking either in the Studio or second bedroom Main House downstairs. For larger group needs, please inquire regarding accommodations and planned use. Entire Property, Studio plus Main House, downstairs and upstairs rental option. Upstairs: Main House Master bedroom suite with Queen bed, fireplace and adjoining dressing room with a single bed. Additionally, upstairs are the 4th smaller bedroom with Full size bed and the 5th bedroom also with Full size bed. Upstairs rooms share a common full bath. Upstairs is not fully finished fixups, but can accommodate up to seven add'l people. See photos. Use of upstairs is add'l $50/night booking for those who wish to upgrade from Studio. For the option for Entire Property rental, please inquire. This add'l cost accounts for expanded group entire home impact. This balance payable either by adjusted AirBnB billing or upon arrival; (due to limitations on the AirBnB booking site, only half of the $50 / night add'l guest is accounted). Adjustments can be specific to many variable complexities of group size and makeup, intended use or event plan, time of year or duration of stay. Please make us aware of accompanying pets, etc. Simply, with a group requiring Entire Property home: Studio, Main house, downstairs and upstairs, then price adjusts accordingly. The single lane private road shared with neighbors also shares traffic annoyances. Important for all to be considerate of the number of cars and traffic. Thank you. Being situated at end of a half mile private road, top of hill, such a location offers special spaces, solitude and sights in all directions. Guests have access use of kitchen with Thermidor dual fuel stove w gas cooktop, microwave, toaster oven, Mr Coffee maker, refrigerator / freezer and functional dishwasher recently installed. Dishes, glassware, place settings, cooking utensils, etc. are enough for 12+ dinner guests. Also, guests have access use of the large dining / living room space with special (Phone number hidden by Airbnb) lb Tulikivi soapstone woodburning fireplace imported from Finland. It's the cozy comfort central feature of this home retreat. Limited firewood provided and stacked indoors for your first home fires. For extended stays, extended fire enjoyment, neighbor sells firewood at reasonable price. Also, Stop&Shop and closest gas station sells wood bundles. Guests are certainly welcome to forage firewood from the 12 acre forest for indoor fireplaces, outdoor patio fire pit, and backyard Weber barbecue grill. Next door neighbor, local gas station and Stop&Shop sell wood at reasonable pricing if desired. No Smoking indoors. Please use the outside patios, garden, picnic areas The home is in transition and we are doing sporadic restoration, reclamation and improvements. We will make our best efforts to be out of your way. Please inquire regarding use of Upstairs. When group needs escalates to require Entire Home / Entire Property: Studio, Main House Downstairs and Upstairs, the add'l guest pricing adjusts accordingly. There is an upcharge for upstairs Main House use. The initial AirBnB price is not entirely accurate when Entire Property home facilities, both Studio and Main House, are booked. We do not live on the premises, but may be doing some cameo painting/maintenance in the rest of the house time to time. This can be scheduled for convenience and privacy. We live just three miles away and will be happy to greet you at the house upon your arrival and anytime in need if available. We like to give a quick tour of our home's amenities and idiosyncrasies. As the house is set back, we sometimes meet guests at the main road and guide them to the home (1/2 mile driveway). GPS takes you to the mailbox only. Important to follow and share the directions as so not to disturb any neighbors that share our private driveway. With Uber or Limo or Delivery or accompanying guests, share the map and written directions. Once booked we can share private e-mails. Basically, follow the red reflective markers in the trees starting at the black mail box 182 Ives Street, Hamden, Connecticut. We are set back 1/2 mile at end of road at top of hill. Carmel section of Hamden, home to Quinnipiac University and Sleeping Giant State park, a popular recreation resource with over 30 miles of hiking trails. Our location is ideal destination for families, hikers, bikers, birdwatchers and alike. The Farmington Canal, where past ships traveled from New Haven northward, has become a popular walking and bicycling trail, passing by some of the well-preserved locks of the historic canal. We are walking distance (1 mile) from five restaurants including popular Side Street Grille, Mikro craft beers restaurant, gourmet Ristorante Luce, Tyme&Season (organic food market) and Mt. Carmel Wine & Spirits (best wine merchants in state). Shopping is nearby at Dixwell Avenue Hamden Plaza (Stop&Shop, WalMart), approx. 3 miles down the road. Yale and downtown is approximately 10 minutes away as we are located ideally, one mile, from the Route 40 connector highway to I-91 As well, the Wilbur Cross Pkwy (Rt. 15) is just down Whitney Avenue (Rt 10). Quinnipiac University is within walking distance, approx 1.5 miles. J Bus brings you right into New Haven. You can either walk the one mile, half on our private road through the forest, or quickly drive down the hill. Winter brings its challenges to our forest road. Please be aware, the top half of the 1/2 mile gavel road is seldom plowed. We simply crunch it down with four wheel drive. Neighbor maintains the first 1/3. Beyond, we take our chances. Please consider the winter weather forecast when booking. It's a very wonderful winter wonderland walk up the driveway, especially after a blizzard. We wish you to arrive at the correct threshold and park only in our area. Please be sure to arrive at our AirBnB only. AirBnB site has limitations regarding guest variables, i.e. Couples, Families, Groups, Wedding, etc. Hence, there are variable prices accordingly. Upstairs available for guest’s needs at add'l price of $50 / night per add'l person. This incr. is missed in AirBnB booking auto calculator add'l guest rate. We ask the missing balance of $25 / night per add'l person upstairs payable upon arrival. Details to be discussed and to establish Entire Home rate. Please inquire about specifics. Upstairs includes a Master suite with Queen size bed, fireplace and large, separate adjoining dressing room w single bed. Shared full bathroom with shower presently has faucets drips but fully functions. Also Upstairs: A fourth smaller bedroom Full size bed available upon arrangement request. A fifth smaller bedroom with Full size bed maybe available upon arrangement request. All upstairs bedrooms share a common full bathroom.
