Set on a hilltop at the end of a country lane, Babeau is restored to a high standard with six bedrooms, three bathrooms and a private swimming pool. Fenced-in gardens and orchard. Short walk to a cafe with refreshments and daily bread. Wonderful location to explore the Bordeaux wine region, and visit weekly farmer markets, St. Emilion, Bergerac and the Dordogne. Dog and wheelchair friendly. Located a 10 minute walk from the hamlet of Dieulivol, by special request the cafe bar can create a BBQ meal for you. You can also buy ice creams and bottles of wine to go. Walk to a vineyard for wine tasting. Daily bread from the post office or from the café on Sundays. Visit the ancient church at Dieulivol with stunning views over the valley and discover the cave. For children of all ages, an adventure park is just 3km away. This holiday villa is within a short drive of the ancient Bastide town centre of Monsegur (Gironde) and Duras (Lot et Garonne), both towns have bars, restaurants, banks, shops and supermarkets as well as weekly farmers markets and night market in the peak summer months. Babeau has been restored and furnished to a good standard whilst retaining most of the house's original features including exposed stone walls, beamed ceilings and a fireplace. There is a separate wc on the ground floor, a total of 3 wc on the ground floor. 3 bedrooms on the upper floor, bedroom 1 has an en-suite shower room and wc, the other 2 bedrooms use the facilities on the ground floor. Ground floor: Bedroom 2: Beautiful double room (150cm x 190cm), air conditioned. French doors opening out looking over the grounds to the front, views over the valley below. The most suitable room at Babeau for a wheelchair user. Next to a bathroom with an adjoining door, this bathroom is shared with bedroom 3. Facilities include a bath, separate walk-in shower wet room, twin sinks and WC, suitable for a wheelchair. Bedroom 3: Ground floor twin room, air conditioned. Looks directly out onto the neighbouring vineyard. Next to a bathroom with an adjoining door, this bathroom is shared with bedroom 2 (above). Facilities include a bath, separate walk-in shower wet room, twin sinks and WC, suitable for a wheelchair. Bedroom 4: Ground floor double (160cm x 200cm), large room, air conditioned, double aspect views, large French doors opening out to the rear terrace. If required 2 single beds can also be put in here, giving 1 double bed and 2 single beds sleeping up to 4, ideal for children or a family room, maximum of 12 adults only, the cost is an extra £100 per bed per week. Next to a separate WC, near to the second ground floor shower room with twin sinks and WC. Upper Floor: Master bedroom 1: Beautiful double room (150cm x 190cm), air conditioned. Balcony with loungers looking over the grounds on three aspects, views over the valley. En-suite shower room, twin sinks and WC. Bedrooms 5 and 6: A further 2 twin rooms both air conditioned. All bedrooms have a wardrobe, bedside table(s) and lamp. Baby and toddler facilities: A travel cot (including linen) and high chair can be provided on request. There are not any stair gates at Babeau. ------ Kitchen: Modern fitted kitchen with dishwasher, electric oven with grill, gas hob, microwave, fridge/freezer, kettle, toaster, coffee maker etc. Utility area: Laundry area with washing machine and iron with an ironing board, a washing line in the garden. Living rooms: There are 3 lounges: A spacious TV lounge with international satellite TV/radio, widescreen TV & DVD player. Plenty of films to watch & books to read. Dual aspect views through 2 sets of French doors to the pool area to the front and the driveway and orchard to the back of the house. Table and chairs provide an additional dining space or for playing board games. Separate WC. The sitting room and dining table look over the front terrace through French doors, views over the garden, original large stone fireplace. The mezzanine area above the sitting room is a great chill-out area that has some seating and a bookcase. Cleaning/towels/linen: Bed linen, bath towels and pool towels are provided and included in the price. A complimentary extra supply of bed linen and bath towels will be provided for bookings of 2 weeks or more. Desk / Office space: A desk with a chair is situated in the Mezzanine area. ----- Outside, garden and orchards: Enjoy breakfast on the patio at the front of the house overlooking the fields and views of the Dropt valley below, or take lunch under the shady, covered veranda. The large gardens surround the property on three sides, set on an over acre of gardens with fruit orchards. A meadow surrounds the property grounds which is also owned by Babeau, there are walks into the meadow and superb views stretching out across the valley below and far into the distance. The entire grounds are fenced, and the gates can be locked. Private swimming pool: 9m x 4m pool, 1m deep with a pool ladder, sun terrace and loungers. The pool is protected by an alarm. The gardens surround the property on three sides, there are vines on the fourth side where a particularly nice red is grown (Bordeaux appellation) which can be bought directly from the vineyard. Located in the heart of the Bordeaux famous wine region where there are plenty of vineyards for tastings and tours. There are many picturesque towns in the region, the nearest are Saint Foy La Grande, Saint Emilion, Duras and Monsegur with restaurants, café bars, shops and the beautiful historical countryside for you to explore. Coast, Beach and Water park: A freshwater lake with a sandy beach at Blasimon is just 22km away and is a popular attraction to take children for a day out. The gently shelving sand provides a safe, fun environment for splashing around and cooling off in the heat of the summer sun. Blasimon lake. Aqua Park is 42km located near Bergerac. Beach, canoeing and a water park. Aqua fun Park Near Casteljaloux freshwater lake, 56km. Park with a huge lake, picnic benches, walks, facilities, sandy beach, water sports, kids play area….. it’s great for adults and kids. The famous sandy bay at Arcachon (146km) with Europe’s tallest sand dune, Dune du Pilat. This is the start of a 150-mile long sandy beach south past Biscarosse, or while the day away meander your way around Arcachon and enjoy a relaxing lunch in one of the many French restaurants. English and French spoken. ----- Wheelchair users and guests that are not so mobile useful information: Babeau is a very old farmhouse and whilst it has not specifically been adapted for wheelchair access, there are 3 bedrooms on the ground floor, along with 2 shower rooms and a total of 3 WC’s. The main shower room has been renovated with wheelchair access in mind. There are not many steps around the property but there is a large step going down to the TV lounge and bedroom 4, it is possible to navigate around this from the sitting room through double opening French doors onto the front terrace, the terrace can be used to navigate to the TV room, which also has double opening French doors, via a small ramp/gradient. The double opening French doors around the property, though is more than wide enough, each threshold has an approximate height of 3cm to 4cm. Bedroom 2 is the ideal room for a wheelchair user. The shower room, shared with bedroom 3, has a spacious wet room shower (also a bath with shower attachment) and a WC with plenty of space to one side for a wheelchair, with a folding wall handrail if required. We can offer a complimentary shower chair. As with the rest of the house the doorways are quite ancient, the door widths are: Bedroom 2 door 77cm, Bedroom 2 bathroom door 75cm Bedroom 3 door 79cm, Bedroom 3 bathroom door 55cm Kitchen / main entrance doorway 74cm, Step height 14cm, easiest access into the property would be through the TV lounge. Kitchen archway to the sitting room and dining table 83cm You enter the property via the gravelled drive to the rear of the property and through the kitchen door. There is a concrete path that runs along the back of the house from the kitchen to the TV lounge with a step of 8cm (there is no need for a wheelchair to go via this step), a wheelchair could access the TV lounge from the driveway and then through the double opening French doors. The front of the house is paved and has a terrace surrounding the pool, in both cases, there are little slopes and small uneven surfaces/ change of surfaces but largely does not have steps. End of stay clean is included in the price, although the house should be left in reasonable condition on departure, any excessive cleaning will be charged.
