Set on a 31 acre property, welcome to a comfortable, spacious, light-filled room and private deck with a view of Seneca Lake, Watkins Glen and a working vineyard. This en-suite suite in our little 19th century farmhouse is a charming, rustic retreat just minutes from the Seneca Lake Wine Trail, Watkins Glen State Park, Watkins Glen International Speedway and the Finger Lakes National Forest. An easy 1.5 hours from Rochester or Syracuse airports. 45 minutes to Ithaca or Geneva. -Private Entry -Private Deck with outdoor seating -Private Bath -Queen Bed, CASPER mattress -Comfortable linens -Breakfast Corner / Work Table -Wine Glasses to enjoy the Finger Lakes wine you've just probably just purchased -TV with Roku (available streaming accounts or your own; no cable) -Müeller coffee maker with coffee pods -Mini-fridge/freezer -Lots of light (and blackout curtains for shade) -Lake, working farm and working vineyard views -Deck off of the suite is for your exclusive use We live in the house and are happy to say hello, but we respect that your privacy is paramount. Access to your suite is locked and will stay locked. We're available via text. In the summer, we may be away from the property for extended periods of time. In the heart of Seneca Lake Wine Country, our home is minutes from everything. Waterfalls abound, particularly the Watkins Glen State Park, just 6 minutes away. Wineries, breweries, distilleries, and restaurants line the shore of the same lake you'll see every morning from your private deck. A car is necessary in this area. If you plan on biking or walking (not encouraged) anywhere along State roads (79 or 414), please wear bright clothing and take all necessary precautions. The speed limit is 55 mph and sight-lines are limited due to curves and hills. -We have a small black cat named Chili. She may or may not say 'hello' if she's outside, but she does not have access to the suite. -The neighboring property towards the lake is a working vineyard. Please enjoy the view from the deck, while respecting the property line. Please do not cross the deer fence/gate to the west. Our neighbors do have working farm dogs and they sometimes wander to our property. Please know that they are friendly, if a bit stand-offish. -As the house is over 100 years old, absolute soundproofing between the spaces is a challenge. A white-noise box fan will run along our side of the wall (and feel free to plug in the available fan in your space) but please don’t hesitate to let us know if there is a sound/noise issue. -Because we are in the process of establishing our own vineyard, alongside our neighbor's, farm equipment, farm vehicles and earth-movers may come and go during the daytime this summer. It should not affect your entry/exit to the property and all work is typically complete by 4:30pm. -Landscaping is constantly in progress. Strawberries and fruiting bush berries grow beneath and alongside the deck. -During the winter months, we would encourage you to make the trip in an AWD or 4x4 vehicle. There is a bit of a graded slope to the Abnb driveway. That said, we’ll be happy to accommodate alternate parking, if necessary.
