Rose Bank is a large detached Victorian house situated in the East Sussex village of Brede, which sleeps 9 people in 5 bedrooms. It is perfect for families and groups looking to enjoy the 1066 Country, being well positioned to explore Rye (10 mins) famous for its cobbled streets, Battle (15 mins) with its Abbey, and Hastings (20 mins) home to the UK’s steepest funicular railway. Camber Sands with its beautiful dunes is also only 20 mins by car. The Space On the ground floor is a large living room with ample seating for the whole family. There is a baby grand piano along with 65 inch flat screen TV and a 5.1 surround sound system. There is also a cosy snug/playroom which has a functioning fireplace (coal or wood) and is furnished with flat screen TV and Nintendo Wii along with children’s toys and board games. A downstairs toilet and wash basin is off the main reception area, where there is plenty of space to leave your bags and coats. The fully equipped kitchen has a double oven range cooker and adjoins the dining area with views of the garden. The cupboards are also fitted with child safety locks. The patio is accessed directly from the kitchen where you will find a built in barbecue and a small table and chairs with parasol. At the far end is the garden room with 100 inch projector screen for those cinema nights in, along with a foosball table and 6ft pool table. To the side there is an open-fronted area with seating so you can enjoy the outdoors undercover. There is also a casual dining area to the front of the garden room with parasol. On the first floor you will find all 5 bedrooms, and 2 bathrooms, 1 of which houses a large shower. The shower room serves the 2 main double bedrooms on one side of the house and the bathroom serves the twin room, small double room and single room to the other side. There are many different walks to explore within the village and beyond and have the privilege of 2 excellent pubs and a microbrewery within a short walk of the house. A local bakery/butchers and general convenience store are only a 15-minute walk away. Guest Access You will have exclusive use of the whole property and there is parking available in the courtyard which is restricted to 2 cars (one large and one small). There is also space for parking in the lane opposite. Please note the Annexe, which is occupied by family members, do have use of the detached garage. Televisions in all the living areas are afforded with the full Sky Q package including BT sport in HD. Fireplaces Whilst there are many fireplaces throughout the house, the only fully working fireplace is in the Snug. If you require coal and kindling please let us know in advance so we can ensure there is an ample supply during your stay. Please do not use or remove the wood from the lounge/reception open fireplace as this is for decorative purposes only. Parking Please take extra care when entering and exiting the driveway due to the confined space and being positioned on a bend. There is a neighbouring cottage which abuts the driveway so please do refrain from parking outside their property as they have a right of way to access their garden. Pet policy We are able to accommodate one small dog upon request. A one-off £50 charge applies, please select number of dogs when booking. Bedding and towelling to be provided by guests. No dogs are allowed upstairs or on beds or sofas. Any fouling in the garden should be bagged and disposed of in the outside refuse bins. No smoking policy There is a strict no smoking policy inside the house. Barbecue Should you wish to use this you will need to bring your own charcoal as we do not provide this. Grille and grate to be cleaned after use. Deliveries If you would like to pre-arrange for any grocery shopping delivered to the house for during your stay please let us know and we will provide the correct postal address.
