The optional caretakers lodge (additional fee applies) brings this up to 19 adults & 1 child. Main House Sleeping arrangements: 1 x Bedroom with a Queen Bed and a Full Bathroom ensuite 2 x Bedrooms with a Queen Bed 1 x Bedroom with a Double Bed + Single Bed, also an optional Trundle bed available by request - suits younger children ~5 years and under. The Cottage offers a private retreat 20m away from the main house, and is self contained with a bathroom, lounge & kitchenette. 2 x Bedrooms with a Queen bed 1 x Fold out couch Queen bed in the lounge room- perfect for extra kids or a couple. Caretaker's lodge: 1 x Bedroom with a Double Bed and a Full Bathroom ensuite 1 x Bedroom with Single Bunk Bed Guest access The entire property is for your exclusive use during your stay. COVID-FRIENDLY CANCELLATION POLICY: We understand the uncertainty of the current times and the unpredictable nature of travel restrictions at the moment. Our COVID cancellation policy is based around changes made by the NSW Government. For bookings made as of 22 Dec 21: If regional travel within NSW is banned, i.e. travel to the Hunter Valley from within NSW is banned, then we will reschedule your stay to an equivalent set of dates, or provide a full refund. We cannot account for restrictions placed by other state governments, or the individual circumstances of each guest (e.g. if they are located in what becomes a hot-spot, or are required to isolate) please take this into account prior to booking. NOISE: Our house is perfect for families get together! This is a strict no bucks, or footy weekends property. We understand that every group is different but we have been let down too many times and we do not make exemptions. The property is located in a rural residential area and the council regulates noise after 10pm, to ensure the valley stays quiet and neighbours aren’t disturbed. SECURITY: We have security cameras monitoring the external areas of the property for security purposes. There is a host of outdoor play equipment, including a climbing tree, zipline, swings, ninja line, seesaw and 2 storey playgym. Usage is at the guest's risk and children must be supervised at all times by adults.
