The villa, an independent semi-detached house, is located in the pine forest just a few minutes from the beach. It has a large garden in front of and behind the house, where children can run and play safely. The sea can be reached in 5 minutes by bike plus 5 on foot in the pine forest, or 2 minutes by car. The town of Castiglione della Pescaia is 7 minutes away by car. The building is on two levels: the ground floor at the front, and a floor below that looks on the lower level of the back garden and which can also be accessed directly. On the first level there is a porch equipped with a large table for outdoor dining and a large living-dining room plus open kitchen. Two steps lead you into the sleeping area, with two double bedrooms and two bathrooms. A spiral staircase connects the floor below, where there are two double bedrooms, a small single bedroom and a bathroom. Two of the three bedrooms overlook a porch veranda equipped with a ping-pong table and a large fenced garden behind.
