Set in the picturesque small town of Marseillan, and beautifully renovated to a high standard during 2017, this fabulous 3 storey town house was once owned by a local winemaker and retains many period features whilst benefiting from a modern makeover. Just a two minute stroll to the town centre for morning bread and croissants and just a 5 minutes walk to the port and the Etang (lagoon). The beach is a short drive or cycle ride. The ground floor contains a large garage area with a "traditional" wc and plenty of room for parking for up to 3 cars and storage. The original stone staircase takes you up to the large, open plan, first floor, where a contemporary modern kitchen contains all mod cons including oven, steam oven, induction hob, microwave, dishwasher, kettle, toaster, 2 normal fridges, one wine fridge and a freezer. The cupboards are well stocked with crockery, cutlery and utensils. There is even a wine container which can be filled up at the local wine merchant or Spar supermarket. In the lounge area, UK TV, cinema style, can be projected onto the wall. There is also a sound system for local radio, UK Satellite radio, or for streaming music from your phone, ipod, etc. TV can be recorded and paused. In the corner there is a small games area, with a TV and Wii console, with a selection of interactive family games for all ages. There is also a cupboard containing plenty of family activities, such as cards, board games and English books. The dining area contains a table that easily sits 8, but can extend to fit 10 if you don't mind mixing in chairs from the terrace! Likewise, the large corner sofa is designed for 7, but could easily accommodate up to 10. It also contains a double and a single sofa bed if you wanted to create an extra sleeping area in addition to the 4 bedrooms. There are two large windows at the front of the property that open up to small balconies looking out over the main road. The perfect place to sit with a morning coffee or a late afternoon aperitif! Also on this floor, there's a large utility / shower room off the main living area which contains a washing machine, tumble dryer and sink. This room also houses a large walk-in shower, wc and sink unit that is handy for coming in from the beach or to use from the terrace. Large bi-fold doors add light to the room when closed, and create a lovely 'inside-out' feel when opened fully to access the terrace. On the terrace, a unique feature is the 4.5 metre swimming pool that sits on top of the old cuvee (where the wine was made in the basement). Heated to be used from April to September, this small pool provides refreshment on hot days for all and entertainment for the children whilst adults relax on the outdoor lounge furniture. A large outside dining table seats 8, with additional seating for 6 on the rattan corner sofa. A large gas BBQ is available for al-fresco dining. On the top floor of the property, the landing takes you off to four double bedrooms (two ensuite) and a family bathroom. Original tiles and fireplaces mix with clean décor to provide a fresh feel. All bedrooms feature TVs with FreeSat receivers, giving access to UK programmes and UK radio, The master bedroom contains a SuperKing bed, a feature fireplace and a small balcony. The ensuite contains a powerful shower, wc and hand basin. The second master bedroom contains a Kingsize bed, along with a single sofa bed that doubles as a comfortable chair. The ensuite contains a small shower, basin and wc. The third bedroom also benefits from a Kingsize bed and balcony, and features an original fireplace and corner shelving unit. The final bedroom contains both a double and single bed. All of the main living areas and all of the bedrooms have air conditioning or heating for use in the winter. Beach towels and mats are available free of charge, Guests can choose to wash beach towels after use or pay for towels to be laundered on leaving. This year there is an increased cleaning fee which covers the additional cleaning and disinfecting for COVID. There is also 3 days required between bookings to allow for cleaning, as required in France.
