** COVID Cancellations/Changes ** We understand that if a lockdown means you are not permitted to come and stay, it is different than cancelling or changing a booking for other reasons. If a lockdown means you (as the person booking) are not permitted to come and stay, we will provide you with the choice of either cancelling and getting a full refund or changing your dates. Please ask us if you have any questions about this offer as some exclusions may apply based on notice, group composition restrictions, etc. ** About the home ** "Olive Grove" is a modern 4 bedroom, 2 bathroom home, with great views of Smiths Beach to Sunderland Bay. Some of the many features of this lovely home are detailed below: ** Indoor Areas ** Downstairs, a central corridor leads from the front door with bedrooms on each side. All four are good sized bedrooms with BIR and the Master bedroom, at the rear of the home, has an en-suite (with shower and toilet) and has access to the downstairs rear deck which overlooks the private rear garden. The main bathroom is also off the central corridor and has a shower, bath and separate toilet. The downstairs living room also at the rear of the home, provides access to the rear downstairs deck and has a TV and couches. Upstairs, the modern kitchen has a butler's pantry and is open plan with the large dining/living area featuring a reverse cycle split system, smart TV, Coonara wood heater and a separate powder room. Step out onto the fantastic semi-covered and sheltered deck to enjoy entertaining with beautiful water views. ** Outdoor Areas ** The large semi-covered upstairs rear deck provides seating for 12 people and provides amazing views of Smiths Beach to Sunderland Bay. The large downstairs rear deck (accessible from the Master bedroom and downstairs living room) provides a sheltered private space overlooking the large fully enclosed back yard. There is also a double carport in the back yard with lots of space to park a boat and several cars up the long driveway. ** Kitchen ** The fully appointed kitchen is equipped with cooking utensils, crockery, cutlery, microwave, Nespresso compatible pod coffee machine, toaster, kettle, etc. plus a double sink, walk in pantry, large fridge, dishwasher, 900mm electric oven and gas cook top. ** Heating/Cooling Systems ** The upstairs living areahas a reverse cycle split system and Coonara-style wood heater, and the downstairs living area has a wall mounted electric heater. All four bedrooms have a mobile oil heater and pedestal fan. ** Bedroom Configuration: ** Bedroom 1 (Downstairs): One Queen bed Bedroom 2 (Downstairs): One Queen bed Bedroom 3 (Downstairs): One Queen bed Bedroom 4 (Downstairs): One Queen bed ** Linen ** A standard booking comes with doonas with covers, pillows without covers, tea towels, hand towels and bath mats. Guests can bring their own sheets (flat and fitted), pillow cases and towels or opt to pay extra for this 'optional linen'. The cost to provide optional linen is a once off fee per stay of $30 per king/queen/double bed and $15 per single bed. Please advise us if you would like this additional service. ** Peak Periods ** Please note that during the peak summer period and other peak times, ** check in times **are set as 3pm (unless by prior arrangement). Please also note that if you avail of the optional** linen hire **over these times, it may involve linen being left out but beds not being made up. ** Functions, Celebrations and Schoolies ** Please note that the home is not suitable for celebrations, parties or large events. The home also does not take bookings over Schoolies.
