The largest of three elegantly converted, luxury barns in the village of Little Massingham, with a celebrated gastro-pub, seven duck ponds and village stores selling local produce only a short walk away, Red Stag Lodge combines opulent but cosy open-plan living with all the toys - a tennis court, pétanque court, sensational LED light-changing indoor swimming pool and sauna. Nestled in the Hill Farm Massingham Estate, dating back to the 1880s, you will fall in love with the tame, hand-fed herd of beautiful breeding deer which roam around the property. With a wonderful view of the park and surrounding countryside, you can watch the deer from every window as they do their early evening “walk-by” on their way to drink at the pond before settling down for the evening. There are five big en-suite bedrooms with plenty of stylish communal areas and mood lighting and beautiful artwork, so that everybody can find their own space, making Red Stag Lodge the perfect get-away for a multi-generational family or friends gathering. Warm and cosy open-plan living with underfloor heating and a wood burning stove, it really is an ideal hideaway all year round. A spacious kitchen with a centre island, vast handmade kitchen table and bespoke antler chandelier makes entertaining easy, while a cosy corner with low-lit lamps and a pair of leather armchairs plus a large 50” screen Smart television and ample seating for fourteen on huge comfortable sofas makes relaxing even easier! Ground Floor Entrance into Kitchen/ dining/ sitting area With antler chandelier, hand-made dining table and kitchen with electric range cooker, microwave, American fridge/freezer, Nespresso coffee machine (please bring your own pods), wine fridge, dishwasher, washing machine and tumble dryer, breakfast bar, wood burning stove, large leather sofas and arms chairs and Smart television. Master bedroom Super king four poster bed with views into the deer park. En-suite bathroom With double ended slipper bath, luxury shower, double basins, WC and heated hand rail. Bedroom two With 7ft emperor bed and views down to the deer watering hole. En-suite bathroom With luxury walk-in shower, separate bath, double basins, WC and heated hand rail. Bedroom three Large but cosy room with super king zip and link bed (which can be taken as a twin) and views into the deer park. En-suite shower room With luxury walk-in shower, wash basin, WC and heated hand rail. Bedroom four With king size bed and views into the courtyard. En-suite shower room With luxury walk-in shower, wash basin, WC and heated hand rail. Bedroom five ‘The Dorm’ with funky chalet-style, built-in bunk complex which can either be taken with two super king beds and two single top bunks, or as six single beds. En-suite shower room With luxury walk-in shower, wash basin, WC and heated hand rail. Outside: Enclosed communal courtyard with garden furniture and barbecue. Tarmac tennis and pétanque courts. Swimming pool, with LED colour-changing lights and sauna. These facilities are shared with other guests, but to be used privately. The swimming pool has allocated slots every day and a couple of evenings a week for each property. Tennis court slots can be booked any time through the booking system when you arrive. Access Note: The barns are accessed off Rudham Road, out of Great Massingham, where you will sweep up a long drive, over a deer grid and into the park. There is secure, floodlit parking in the courtyard next to the barns. There is an airfield at the end of the drive, with a helicopter landing pad. Additional Information: Bedroom five, 'The Dorm'/ bunk room, has two super-king zip and link beds plus two single top bunks, so can be made up as six single beds, or any combination - please specify at time of booking. Bedroom two has a super-king zip and link bed, so can be made up as a super-king or two single beds - please specify at time of booking. Dogs must be on leads at all times, as deer roam around the entire property. All three of the Hill Farm Massingham barns properties can be booked individually, as a combination of two of the barns or altogether to sleep 31 people. Fallow Folly (7 people) and The Owl House (10 people) are interlinked internally, while access to Red Stag Lodge (14 people) is via outside. Pool and sauna open all year round. It is a shared facility but each property is given allocated times when they can use it. Pool temperature is approx. 29 degrees. Please note you will be asked to sign a Declaration/ Disclaimer on arrival, with the owners, for use of the pool and sauna, being around the lake and other general rules in the parkland to do with the wildlife.
