The living room offers direct access onto the patio that is equipped with outdoor furniture. KITCHEN The open-plan kitchen is rustic in style and fully-equipped with modern appliances including a Nespresso machine, a cafetiere, a fridge/freezer, a microwave, a kettle, a toaster, a dishwasher, an oven and gas hobs. The adjacent dining area can seat up to 4 guests. BEDROOMS & BATHROOMS The first bedroom is spacious in size and furnished with a super king-size bed. The room is also equipped with a working desk area and builtin wardrobes offering plenty of storage space. The room has an en-suite bathroom fitted with a bathtub and an over-bath shower. The second bedroom is warm & cosy, furnished with a double bed. The room is also fitted with builtin shelves for storage. The room has an en-suite bathroom fitted with a cabin shower. There are, of course, a few things we politely ask guests to note before their arrival and throughout their stay: House Rules - Strictly no smoking, no parties, no pets - No candles - Dispose of rubbish appropriately - Keep the property clean and tidy - Whilst washing up and stripping the beds at check out would be appreciated, it is by no means expected - Please keep the noise down and respect other neighbours in the building - Please remember to close all windows and doors when leaving the space Ensure the heating is maintained at an appropriate temperature throughout the stay. If the heating is excessive, i.e. over £100 per month, you will be expected to cover this cost *Once the booking is confirmed we will arrange a check-in time. If you arrive 2 hours after the agreed time you will be subject to a £20 late check-in fee. **Check-in is between 3pm and 9pm. There will be an additional fee of £20 for check-ins between 9pm and 12am and £40 for check-ins past midnight. Please check with us so that we can confirm this with you in advance. A late checkout until 3pm is charged at a rate of £35. Anytime after that you will be required to purchase an extra nights stay.
