Everything you will need for an unforgettable retreat provided, including a pooltable, pingpong table, grill, firepit, & a fully stocked kitchen. On Baldtop’s Mountainside & is only steps away from access to RivendellTrails. Access to LakeFairlee & LakeMorey & 30min to Dartmouth. The MAIN LEVEL You will come into the main living room, stylishly decorated with a contemporary sectional sofa and accent chair. Enjoy the large ROKU TV with Netflix or read a book in the light offered by the large picture window. A warm and inviting cherry wood bar with seating for 6 runs along the opposite wall. Between the living room and kitchen there is a half bathroom with a granite vanity. Next to the bathroom is a laundry room equipped with a modern and efficient washing machine and dryer. The main level can sleep up to five guests in the two bedrooms just off the kitchen. Bedroom 1 has two queen size beds and Bedroom 2, a smaller library style bedroom, adjacent to it has 1 twin size bed. At the heart of this house stand a beautiful and inviting open format kitchen with custom cherry wood cabinetry, granite counter tops, and cherry wood flooring. The kitchen is fully equipped with a sub-zero refrigerator, dishwasher, microwave, toaster, coffee maker, food processor, blender, range oven, as well as an extra stove top burner on the kitchen island. Enjoy your meals at the table with seating for six right in the kitchen or move over to the separate dining room with a table and seats for up to six. UPSTAIRS There are 4 bedrooms that can sleep up to 14 guests. The upstairs is given a unique rustic quality throughout with custom wide barn pine wood flooring, hand cut and hand nailed. Bedroom 3 has 2 Queen size beds and full bathroom with a luxurious massive shower and two sinks. Bedrooms 4 and 5 have 2 queen size beds. Bedroom 6 has 2 Twin Size Beds. There is a second Full Bathroom with two sinks and a shower/tub in the hall between Bedrooms 5 and 6. The MASSIVE BASEMENT can sleep up to 5 and has everything you need for an evening of entertainment. The main room on the basement level has a contemporary sectional couch and a regulation standard 8 ft. pool table. The ceilings in the basement are an unfinished raw gallery style. Bedroom 7 is the main room and has a drop-down Murphy full bed in the closet sleeping 2. Bedroom 8 has a queen size bed and a futon and can sleep up to 3 and is next to the main room. After the bedroom there is a TV room set up with a couch and coffee table with a large smart TV with Netflix and a DVD player. There are two staircases to get into the basement on each end. MASSIVE MUDROOM has keyless entry to the house and plenty of room for gear and storage. Also, a Pro Ping Pong Table, paddles, ping pong balls and a table and chairs. OUTSIDE Behind the house are untouched state conservation forests. The back deck is equipped with a propane BBQ grill. The jaw dropping 20-acre property is lined with aged apple trees that yield apples in the fall and gorgeous blossoms in the spring. It’s the Perfect property for stargazing With Jaw Dropping Sunsets, Nature and Wildlife! Rivendell Trail Hiking is just next to the property if you are looking for an outdoor adventure. Also, the Fire Pit and seating is ready for you. Most markets sell bundles of wood for $5 but I do not provide wood. Parking for Many Vehicles and 2 Garage spaces are readily available for your cars. The garage also is equipped with a water hose! Guest access Guests have access to the fully stocked house with everything you will need for a comfortable retreat. The entire private property, the Rivendell trail system, and the entirety of Milldale Farm Center for Wellness are right down the road. I'm always around and available if you need me. I want all of my guests to have a 5-star Airbnb experience. If there's anything at all that I can do to make that happen please let me know! Vermont is known for foods like Cabot cheddar cheese, maple syrup and the ever-popular Ben and Jerry's ice cream. It is also home to many farms, artisan foods, fresh produce, wineries, breweries and has the best skiing on the east coast. The steep driveway is well maintained and salted/sanded. I have an extra guest fee $50 per night. 3 WIFIS OPTIONS/2LANDLINES: There is No cell service in the area but there are 2 long distance (US/CAN) Landline house phones in the house! Also there is 3 different reliable internet sources to accommodate groups. 2 dishes 25/5 and one DSL 10/1 LOCAL DISCOUNTS: I have a great relationship with local businesses and you will be treated very well. Also 10% off at Chapman’s Store & Trail Break Taps & Tacos! BASEMENT BEDROOMS: Bedrooms 7 and 8 are not technically bedrooms but they are extra spaces in the basement to sleep. One is where the pool table is and the other is the room between the pool table room and the basement entertainment room. If you sleep in either of these spaces, you may hear water in the drains above you from flushed toilets or if someone showers or uses a sink upstairs. I’ve supplied a white noise machine to use to sleep better if those noises may bother you. AMENITIES: We supply complementary air conditioners in all bedrooms and in the living room to keep the house cool in the summer months. Also, coffee grinds, a coffee machine, microwave, pots and pans, baking sheets, dishes, glasses, serving platters, herbs, spices, oil, salt and pepper, broom, vacuum, Swiffer, vacuum, iron, ironing board, hangers and blue tooth speaker. We have a toaster, a dish washer, dish towels, paper towels, a subzero fridge and freezer, oven, and an extra stove top. We supply all cooking and dining utensils needed. This also includes things like a cheese grater, pizza cutter, spatulas, strainer, and utensils you would forget you will need but no worries, because we supply them. Also, Garbage and Recycling is included. We supply toilet paper, soaps, shampoos and conditioners, paper towels, garbage bags and cleaning supplies like surface sprays that we will appreciate you using for any spills before they dry up and become tougher to clean. The house is cleaned by a professional, but you are responsible for keeping the kitchen clean and tidying up the house before your departure. Laundry detergent, a washer and dryer are included but please do not over fill and we ask you to bring all linens (including pillowcases) and towels to the laundry room before departure. It is even appreciated that you start the laundry, this way, we know which towels and beds were used and it helps us have a head start which keeps cleaning fees more affordable for everyone. Not all the pans work for the induction free standing stove top. The nonstick pans are for the island countertop stove top burners. DRIVEWAY AND ROADS: The driveway is long and steep, and it is recommended to have AWD vehicle on days that it is snowing. Our driveway and the roads in the area are very well maintained and salted/sanded and you can count on it. Whenever possible if it is going to snow please park in the garage so that the plow has an easier time plowing the parking area. If your vehicle is front or rear wheel drive you are welcome to park on the bottom of the driveway, just please don’t park on the road. OUTDOOR SOUND LIMITATIONS: Please respectfully lower your voices and music OUTDOORS after 10 PM because noise echoes in the valley, 10 PM is the Vermont sound ordinance law. Please respect this rule or You will be asked to leave and pay a $1000 fine. I cannot chance having my Airbnb reported from upsetting my elderly neighbors. DOGS: You are welcome to bring your furry companion with you but please keep them on a leash outside. Please let us know if you will be bringing your dog with you because we have a $50 pet fee per dog. This is not for cleaning up after your dog, it is towards higher insurance for having pets on the property. You are responsible for cleaning up after your pet, and for any damages to the property. If you bring your dog, please keep them off the furniture, and Swiffer/vacuum before your departure. You are not permitted to leave your dog unattended without a crate and we do not allow puppies or insurance blacklisted breeds. NEIGHBORS: There is a small house you can see in the distance depending where you are on the property. Living there seasonally is a very nice couple and their dog. FRONT DOORS: To lock the front doors from the inside you must turn the locks counter clockwise and turn the handle up to lock.
