Accommodation This 3-bedroom cottage in the pretty village of Birnam, just a short walk from Dunkeld, has been beautifully renovated whilst still retaining the charm of a farm cottage, with natural beams in the lounge and the shared colonial style open courtyard through an arched driveway. This first-floor cottage is a real home from home and a perfect getaway for all the family. The cosy living and dining area comes complete with an open gas fire and Wifi throughout. There is a selection of DVDs, CDs, books and games for those of us who enjoy just curling up in front of the fire with the family. The Kitchen is modern, functional and fully equipped. The master bedroom is spacious yet comfortable with a double bed, free standing wardrobe and chest of drawers. The other two bedrooms (1x double & 1x single), keeping with the cottage theme, have beautiful wooden furnishings. Pets are welcome. Birnam & Dunkeld are considered Scotland's most preserved historic towns both playing a hugely important part in Scotland's long and turbulent history. Continuing in tradition, in August 2016 Birnam will host the 152nd Annual Highland Games Birnam and Dunkeld boast an array of sports; whether it's canoeing & whitewater rafting down the Tay or visiting the Murthly & Strathbraan Estates for something a little more traditional, such as trout & salmon fishing or shooting. The estates also have beautifully kept gardens and have excellent leisure amenities for those that are a little less adrenaline fuelled. Perthshire is famous for its huge woodland areas, which are perfectly suited to cyclists and walkers alike and are said to have inspired Beatrix Potter to create the character of Peter Rabbit on one of her many rambles. Birnam Arts Centre has created their own Beatrix Potter Garden to inspire a further generation in this picturesque setting. Those looking for another perfect photo opportunity, however, should head to The Hermitage, which contains Ossian's Hall of Mirrors and overlooks the magnificent Black Linn Falls. Booking Terms 25% deposit is required to secure the dates with the balance due 8 weeks prior to arrival. Where a booking is made within 8 weeks of arrival then full payment will be required at the time of booking. We accept most forms of payment including bank transfer; all major credit cards and UK issued debit cards. Rental is inclusive of linen and towels, as well as utilities (gas and electricity) unless otherwise stated on the individual property adverts. Fair usage policy applies. Cancellation Policy Once a booking deposit has been paid and the booking confirmed in writing, the Tenant is liable for the whole amount of the rent for the period booked. Any cancellations must be made in writing and acknowledged by us. **FOR BOOKINGS MADE UP UNTIL 27TH MARCH 2020, THE FOLLOWING CANCELLATION POLICY APPLIES; If notice of cancellation is given more than 8 weeks before your arrival date, 25% of the total tariff is non-refundable If notice of cancellation is given with less than 8 weeks of your arrival date, the full amount is payable. **FOR NEW BOOKINGS MADE AFTER 27TH MARCH 2020, THE FOLLOWING CANCELLATION POLICY APPLIES; If notice of cancellation is given between 2 - 60 days before your arrival date, the accommodation fee will be fully refunded no questions asked. Any refunds will be payable at the arrival date. If notice of cancellation is given with less than 2 days of your arrival dates, the full amount is payable. *Please note, bookings made for our properties via a third party website if cancelled, the refund given will be monies received by Click Book Stay and will not include any additional booking fees/services charges applied by the third party site. Holiday/Cancellation Insurance Once booked, the Tenant is liable for the complete Property rental costs. As such, it is strongly recommended that the Tenant take out suitable holiday/cancellation insurance to cover costs incurred by unexpected holiday cancellation.
