Le Langhe oltre la Siepe (The Langhe beyond the Hedge)is the name of this unusual villa and it is also the best description of it: from whichever part you look, a unique, unmistakable hilly landscape stretches as far as the eye can see. Set in the hills of the Langhe, the villa is a magnificent balcony overlooking the panorama and the old borgo of Neive, which is 3 km away. Originally an old “ciabot” (a rural building characteristic of the Piedmontese vineyards), it was totally renovated in contemporary style in 2019 and today is equipped with the most modern technology and refined furnishings. A double-height living area, of considerable visual impact, contains a very large dining area and kitchen with island, a fireplace and an upright piano, while outside is the garden and swimming pool. The villa has three double bedrooms on the first floor, as well as an independent studio flat on the lower floor overlooking the pool. The wonderful swimming pool has sun throughout the day and is bounded by a high cypress hedge that provides full privacy but which, due to its particularity, allows you to enjoy a unique view. Neive, a town of great charm, elected as one of the most beautiful borghi in Italy, is included in the Unesco Site “Piedmont Vinicultural Landscape: Langhe-Roero and Monferrato” and is located along the “Romantic Road of the Langhe and Roero”. Numerous walking or cycling routes depart from it for many kilometres. There are innumerable wine cellars producing Barbaresco, Dolcetto, Moscato and Barbera wines, which can be tasted in many picturesque wine bars and wineries. All those who come to this region attracted by great wines, truffles, famous recipes and unforgettable flavours will also be enthralled by this rural landscape of recognized cultural value. Interior: The front door, located on the municipal road, leads into the large double-height area that includes the ground floor and the lower floor. The house has three floors. The ground floor entrance welcomes guests to a view of the double height on the lower dining area and a hallway with a wooden staircase leading to the lower floor and the upper floor; on the right the sitting area with fireplace has direct outside access to the covered portico, to the balcony and to the uncovered terrace; on the left is the guest bathroom and foot access to the garage. The beautiful illuminated wooden staircase leads down to the lower floor with the spacious dining/kitchen area with fireplace, laundry room and guest bathroom. Multiple French windows lead directly out to the outdoor area, the pool, the garden and the independent studio flat: this latter includes a small open kitchen with peninsula and a living area with double sofa bed (with regular mattress), vestibule and a bathroom with shower. Set in the house, for use of the pool, is an open changing room with a hot-water shower. From the main entrance, the staircase also leads to the upper floor, with bleached exposed-beam ceilings: here are the three double bedrooms with incomparable views, all with en-suite bathroom, TV and minibar. To the left of the staircase, a short corridor leads to the master bedroom, “Aria”, with balcony and a safe and ensuite bathroom with shower. On the right a corridor leads to the double bedroom “Acqua”,with en-suite bathroom with shower, and then on to the double bedroom “Terra”, with balcony and en-suite bathroom with tub/shower. Air conditioning and heating all over the villa by domotic system. Park: The garden is accessed from both the lower floor, through the numerous French windows from the dining area and from the independent studio flat, and from the balcony on the ground floor via the wisteria-covered iron staircase, and also from the vehicle entrance, defined by a gate, which branches off from the municipal road below the villa, 50 metres from the property. From this entrance, those with mobility difficulties can more easily access the property. The 400 sq m garden contains low plants like hydrangeas and is divided into three terraces that create small peaceful corners, while tall trees border the south-west part of the garden. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa. Swimming Pool: The infinity pool is part of the villa, separated from it only by the long portico on which the lower-floor rooms face, that is, the dining room/kitchen and the independent studio flat, and is bordered on three sides by the garden. Rectangular, it measures 11 x 4,5 m with a varying depth of 1,20 to 2 m. Access to the water is via four Roman steps, each 180 cm wide. At night it is illuminated until midnight and has chlorine purification. Surrounding the pool is the solarium area equipped with sunbeds, deckchairs and an umbrella. The hot-water shower room also serves as a changing room and is located indoors. On the short side of the pool, in front of the dining room/kitchen, is a large dining table with umbrella. The pool is available to guests from the first Saturday of May to the last Saturday of September. Pets: Yes only one. The animal can stay in all outdoor areas and in the large convivial dining-kitchen area on the ground floor. € 60,00 per week to be paid on site in cash on arrival. This rate includes: -Utilities: electricity - water - gas for cooking use - weekly linen, initial and final cleaning - Zer0Dep Guarantee = You do not pay the security deposit on balance or on arrival and you have EuropAssistance coverage in case of accidental damage to the property during your stay (up to the maximum of € 1,500.00 and with the limitations provided). - EuropAssistance insurance to cover penalties in case of cancellation of the stay = In addition to reasons or events that can objectively be documented and could not be foreseen at the time of booking, you can request a rental cancellation when you have to cancel following a positive result from Covid-19 verified by reports, affecting: the Insured Party directly and/or your family members; your Travel Companion directly. - Stay cancellation cover due to lockdown = It protects you and your travel companions in the event that you are forced to cancel your stay in the 30 days prior to the scheduled check-in date, due to the occurrence of Covid-19 epidemic containment measures officially imposed by the Governments/competent authorities. The price does not include: tourism tax (Euros 2,50 per person per night up to 21 nights.
