This beautiful home is the perfect vacation get away and is available for weekly or monthly rental. 3,948 sq feet allows everyone to have space and enjoy the beautiful view of the water and trees. The pool and outside kitchen all screened in makes it perfect place to hang out. The home is fully furnished. There are plenty of things to do at the house, but if you plan to head to the beach know that it is a 40 minute drive. HIGH SPEED INTERNET (Gigabit speed) included. We do not charge an additional fee for cleaning, we ask that you clean up after yourself. THIS HOUSE IS NOT FOR PARTIES, we live nearby and will ask you to leave if you do not follow the house rules. NO MORE THAN 5 VEHICLES; all vehicles need to be parked in driveway. The family room has a large "movie size" screen. Great for the big game or movie night! Game room has a TV and futon couch/mattress, checkers table, board games and a dart board. There is a pool table inside and a ping pong table outside. There are 3 bedrooms on the main level and the Master bedroom and bedroom with bunk beds are on the second floor. There is a Jack & Jill bathroom connecting 2 bedrooms on the main level, a full bathroom and a half bathroom all on the main level, on the second floor the master bedroom has a master bathroom (walk-in shower, NO TUB in Master) connected. There are 2 bathtubs on main level. There are stairs to get to 2 of the bedrooms. There are several areas around the house and outside that have a single set up or down. This home would not be easily accessible to individuals in a wheelchair or individuals that have a difficult time with steps. Please keep in mind this home is in a neighborhood and it is an Airbnb rental. It is NOT a venue for parties or large groups of people. The house sleeps 10 comfortably (there is an addition fee for more than 10 guests) and 15 MAXIMUM guests at the house total at anytime. Loud noise after 10pm is not tolerated. All vehicles are required to be parked in the driveway. A MAXIMUM of 5 vehicles at the house during your stay. We have recording video cameras on the exterior of the home. Activities Pool Table - the table is smaller than a standard table and there are windows, please advise all pool players to be aware not to shoot too hard and cause the ball to hit the window, walls or another guest. Paddle Boards, a Paddle Boat & kayaks available for your use. there are 2 paddle boards and 2 paddles in the garage for your use Note: The house is on the water and it is in Florida - yes there are alligators in the area, in the 15 years of living at the house we have seen alligators 2 times. It is unlikely that you will see them. It is likely that you see Manatee, they do swim up and down the canal. Snake - we have seen a few over the years, but very unlikely you see them either. You will here frogs at night. The pool & outside kitchen is screened in and very rare that bugs are out in this area. Bicycles - there are bicycles in the garage for your use. Ping Pong Table - there is a ping pong table out in the outdoor pool area. All activities are played at your own risk, we are not responsible for injury. ALL vehicles are required to park in the driveway. MAXIMUM of 5 vehicles. We provide complimentary: breakfast items & spices misc items in the pantry - you can use if needed or leave for others There is a coffee pot and Keurig at the house. We ask that you do not use the disposal, we prefer that you put items in the trash so the disposal does not get clogged up. There is a dishwasher available for use. There is a washing machine and dryer available for use. Guests will have access to the entire house. We do have an additional boat on premise that we sometimes go out on during your stay. We always let you know and will walk down the driveway to get to the boat. Extra Guests: Although I do not mind if you invite friends over to visit you at our home, please keep the number of guests limited - NO MORE THAN 15 total people/children (this includes those staying at the house and guests) at the house at one time . I do not allow unauthorized guests to sleep here. Please do not allow extra guests to sleep at the Airbnb unless previously agreed upon when you booked the rental. You are responsible for your guests! We do not live/stay on premise, this home is used solely for vacation rentals. We do retain the right to access the house at any time should we suspect guests breaking the rules, while the house "Your Retreat" is being rented through Airbnb. We live about 20 minutes from "The Retreat" and are available should you need us. We typically will stop over at least once during the week to check on the pool. We always text you to let you know that we will be stopping by. Parties or Events: We do not allow guests to have parties or events in our home, unless agreed upon during the booking process. We greatly appreciate your compliance on this as we do not want any issues with our neighbors. 10pm is quiet time. . . No loud music, screaming or loud noises after 10pm outside. Non-smoking environment: We have placed buckets with sand in them out on the deck to discard butts into. Smoking is not permitted in the house or in the pool area. In the case we receive a complaint from neighbors, guests will be notified immediately. We require guests to comply with all house rules and will terminate agreement without refund if rules are not obeyed. The home is located in a quiet neighborhood with about 40 homes. The house is located on "Cormorant Branch" waterway. Paddle boat & Paddle boards are complimentary use during rental of house. Pontoon boat available for weekly rental for $550. You can also rent from (Website hidden by Airbnb) the website also gives some great locations to visit by boat while in Jacksonville. If you are needing a captain to drive the boat or other opportunities contact "Last Call Charters" Fishing on dock does not need a fishing license. If you are fishing off the boat or anywhere other than our dock then you are required to have a fishing license. Manatees are often seen in waterway and an occasional alligator. Best way to get around Jacksonville is to rent a car. We have a guidebook at the house that describes OUR favorite places to eat and visit. If you need a hotel for others coming into town; Holiday Inn Express & Suites Jacksonville South - I-295. It is approximately 40 minutes from the beach. Jacksonville is the LARGEST city land wise in the United States. It will take 30-45 minutes to get to most places in Jacksonville from our home. Frequently Asked Answers to Questions: YES, we provide Beach Towels. Pool IS HEATED during cool months 70 - 75 degrees and possible warmer. YES, hand soap, toilet paper, dish soap, trash bags, shampoo & conditioner provided - depending on # of guests or how much you use, you may need to get more. YES, there is a grill and propane provided. There are at least 5 bikes and helmets. There is a 3 ring binder with directions for the house and information to make your stay enjoyable to read once you arrive. QUIET TIME is 10pm!! We are an Airbnb location in a residential area. Take your fun inside the house so you do not disturb the neighbors or maintain a reasonable conversation outside.
