The Barn is a red brick and timber property in the heart of historic Ledbury, with two-bedrooms (1 super-king size double and 1 twin), a family shower room and a downstairs cloakroom. This spotless, converted barn has a large and fully equipped kitchen-diner and a cosy living room. It is an excellent choice for two couples or a family with two children and welcomes up to two well-behaved dogs. The Barn can be rented with the Drying House (4) and Bishop’s (2), to accommodate 10 guests in total. Please note that additional guests above the maximum capacity are not permitted to stay overnight. A maximum of 2 well-behaved dogs is permitted at an additional cost per dog (on booking). The pet fee is NOT included in your booking fee. A request for an additional fee per pet will be sent to you after you have placed your booking. Your pet fee must be paid for before your arrival date. THE SPACE: Located in a quiet courtyard off Ledbury’s High Street, two-minutes’ walk from the heart of Ledbury with its many coffee shops, cafes, independent shops and art galleries, the Barn is an immaculately presented red-brick and timber, two-story holiday let, ideal for a family or two couples. The Barn features a large fully equipped kitchen-diner, where guests can socialise together, and a cosy living room with sofa, armchair, reading lamps and plenty of books and guides to read and plan activities and sight-seeing. The property has two good-sized bedrooms, one a super-king size double room, which can be made up as a twin on request, and one a twin with beds that are off set providing some personal space. Between the bedrooms is a family shower room with a large shower cubicle, W.C., and wash basin, while downstairs is an additional cloakroom. To the front of the Barn is a large, gravelled parking area with decking areas and lots of floral garden pots. Car access is via Worcester Road, while guests can take a short public footpath from the parking area to emerge on the High Street near the famous Feathers Hotel. Though there isn’t a set outside seating area for guests at the Barn, please ask the caretakers if you would like to sit outside and they will do their best to accommodate you. Full Property Description Ground Floor Kitchen-Dining Room From the gravelled courtyard step through the front door into the bright and airy Kitchen-Dining Room, fully equipped for a self-catering stay, with a table and chairs to comfortably seat four, a stove/hob, dishwasher, fridge-freezer, microwave, slow cooker and washing machine, plus a great choice of cookery books. Living Room Furnished with a velvety, dark-blue, three-seater sofa, armchair and coffee table and an antique desk full of local sight-seeing leaflets, the Living Room is a lovely cosy space to relax in after a day out. The cottage has a 48” smart TV. Shelving above the TV holds a selection of books for guests to enjoy while at the cottage. Downstairs W.C. Sitting between the Living Room and Kitchen-Dining Room is a handy W.C. with dual flush toilet and wash basin. In the stairwell opposite the downstairs W.C. are hooks for coats and the iron and ironing board. Upstairs Bedroom 1 This relaxing double room is furnished with a super-king size bed (can be a twin on request), bedside tables with reading lamps, a smart TV on a bureau with drawers and a mirror over, and a large chest of drawers set in an alcove with a hanging rail and plenty of hangers, plus two cotton robes. The bedroom windows look out over the courtyard, with blinds and curtains to ensure a good night’s sleep. Bedroom 2 The two single beds in the Barn’s twin bedroom are positioned at right angles to each other, with room for bedside tables and reading lamps, providing some privacy for sharing guests. A three-door wardrobe has shelves and plenty of space for hanging clothes. The bedroom windows look out over the courtyard, with blinds and curtains to ensure a good night’s sleep. Family Shower Room Located between the two bedrooms, the Family Shower Room has a large cubicle shower with detachable shower head, a washbasin, with a large mirror over and retracting shaving/make-up mirror, and a dual-flush toilet. Guests have full and private use of the The Barn Property caretaker lives on site Located in the centre of historic Ledbury, the Barn is the perfect base for exploring Ledbury - increasingly popular for its poetry and food festivals - and the wider areas of Herefordshire, the Wye Valley and the Forest of Dean. Th Barn is within a minute’s walk of Ledbury’s cobbled medieval streets and famous timber framed buildings, notably the 17th-Century, Grade 1 listed Market Hall which is still the site of a twice-weekly market on Tuesday and Saturday. This thriving market town has plenty of tea rooms, coffee shops and restaurants to choose from (should guests want a break from self-catering), plus antique shops, craft shops and art galleries. Local Amenities & Attractions Ledbury is a small but thriving market town with an unusually high number of independent shops, including gift shops, antique and bookshops, jewellery designers and a local cider and perry shop. There are no less than three high street butchers, three delicatessens, two local bakers and an artisan ice cream parlour and Internet cafe – Ice Bytes - that doubles up as Ledbury Tourist Information Centre. Supermarkets: Spar mini-market: High Street, Ledbury Co-op general store: New Street, Ledbury Tesco Superstore: Orchard Lane, Ledbury Restaurants/Bars/Cafes: Ledbury and the surrounding area has a very wide choice of eateries, catering to all budgets. Market Days: Ledbury has a market under the Market House on Tuesdays and Saturdays, where you can buy local breads, cheeses, organic vegetables, garden plants and local arts and crafts. Max the fishmonger is at Market House on Tuesdays and Fridays. Also on Fridays, Ledbury Country Market - a co-operative run by members and volunteers - sells homemade, home grown and handmade local produce produced by local people. Find them at The Burgage Hall just off the High Street from 08.30 to 13.00. By Train There is a direct service from Ledbury into Paddington and Euston. The train station is 0.8 miles from the property. Visitors to Ledbury are spoilt for choice when it comes to walking, with paths and trails throughout the local area and further afield, including in the Malverns, along Offa’s Dyke and the stunning Wye Valley, and there are at least three walking festivals every year. The Herefordshire Trail is a 150-mile route that links the five market towns of Ledbury, Ross-on-Wye, Kington, Leominster and Bromyard, along with some of the picturesque villages and hamlets for which Herefordshire is renowned. The Wye Valley Walk runs for 136 miles from Plynlimon in mid-Wales (near the source of the River Wye) to Chepstow in Monmouthshire (where the Wye joins the Severn Estuary). The walk enters Herefordshire at Hay-on-Wye and leaves the county after 57 miles, just north of Monmouth. It is a clearly waymarked walk, following the route of the river, either along riverside paths or in wooded sections, giving excellent views of the Wye valley from the surrounding hills. The courtyard/parking area has a public right of way passing through it from Worcester Road to the High Street. Guests should not leave items of value on display in their cars - though Ledbury is a very quiet and safe town.
