This house is a great place to relax and unwind in all seasons. Let yourself become immersed in 180 degree lake and ocean coastal views including Norah Head light house, Budgewoi and Munmorah Lakes and the Munmorah State Conservation Area. In summer, the bifold and sliding doors open to let in the cool northerly breezes. When its colder weather, a gas fire and underfloor heating ensure you stay warm and cosy. Relax in the comfort of our house, enjoying the ambience, or be active, the choice is yours. With easy walking access to lakes and beaches, you can do as little or much as you like. There are four bedrooms with ensuite to main, and soaring cathedral ceilings bursting with natural sunlight across the open plan upper living areas which open onto verandahs’ for your enjoyment. Downstairs includes a games room and second living room, third bathroom, kitchenette/bar area, and a covered verandah. A few more details: • Four bedrooms – including on the first floor, two with water views (Queen and Double bed), and another room with 2 bunk beds; Downstairs there is another double bedroom • Three Bathrooms – including ensuite to main bedroom which has a hydrotherapy spa bath, and a hairdryer • Open plan upstairs main living area includes lounge, dining and kitchen. This area features floor to ceiling glass capturing the beautiful 180 degree lake and ocean views • Spacious caesarstone kitchen with large fridge, gas stove, electric oven, grill, microwave and other kitchen appliances • Heated tile floors in living areas & gas fireplace • TV and selection of books • Outdoor table and chairs • Pool table, foosball and table tennis table • Access to park 1 car in garage • Laundry includes washing machine, dryer, iron and ironing board; • Outside – external shower for when you come back from the beach, BBQ and clothes line • Duvets, pillows, bath mats and tea towels provided • Bring your own Beach and bath towels, pillow cases, and sheets – Alternatively we can arrange hire for you. • Whilst there is mobile reception, to encourage relaxation, we don’t have separate WIFI Internet access • Easy walk to lakes, beaches, Coles supermarket, cafes, restaurants, bowling club and pub; Short drive to Forest Fruit shop Toukley, Aldi, the RSL club and other restaurants. Where are we located? • Fifteen minutes to the M1 freeway and then 40 minutes to Wahroonga • Forty minutes to Newcastle FAMILIES ONLY RESTRICTIONS  Unfortunately, our house is not suitable for toddlers as it isn’t possible to put a gate across the stairs  This house is for FAMILIES ONLY AND ACCOMMODATES A MAXIMUM OF 8 PEOPLE  NO PARTIES OR SIMILAR FUNCTIONS (including children's or end of school, bucks or hens parties)  Disturbance to our neighbours, including excessive noise, is prohibited. There is a 10pm curfew, and guests must not engage in anti-social behaviour or create noise which is offensive to our neighbours. If we receive complaints, you will loose your bond and may be evicted.  Parties and Functions are prohibited and will result in loss of your bond, eviction and/or additional payments. You the person making the booking, are responsible for the conduct of every guest at this property.  This is a NON-SMOKING residence and NO smoking is allowed indoors. If you wish to smoke please do so outdoors.  No pets  Guests must comply with NSW Code of Conduct for Short Term Rental accommodation, refer extract below EXTRACT NSW CODE OF CONDUCT FOR SHORT TERM RENTAL ACCOMMODATION 2.5 Guests obligations Guests to act lawfully 2.5.1 A guest must not engage in conduct in their capacity as a guest that contravenes: a) the criminal law b) planning laws or by-laws (if the premises are in a strata or community scheme) that apply to the premises c) the terms of a short-term rental accommodation arrangement for the premises. Obligations to neighbours 2.5.2 A guest must not at any time during the occupancy period: a) create noise that because of its level, nature, character, or quality, or the time it is made, is likely to harm, offend, or unreasonably disrupt or interfere with the peace and comfort of neighbours and other occupants of the premises b) act in a violent or threatening manner towards neighbours or other occupants of the premises c) act in a manner that could reasonably be expected to cause alarm or distress to neighbours and other occupants of the premises d) use or enjoy the premises in a manner, or for a purpose, that interferes unreasonably with the use or enjoyment of common property by neighbours and other occupants of the premises in a strata or community scheme e) intentionally, recklessly or negligently cause damage to premises, any common property or any other communal facilities within the immediate vicinity of the premises, or any public property in the vicinity of the premises f) intentionally, recklessly or negligently damage the personal property of neighbours of the premises or other occupants of a strata or community scheme. This section is an offence provision under section 54C of the Act. 2.5.3 The Commissioner may issue guidelines about what may or may not be appropriate conduct under section 2.5.2 of the code. 2.5.4 A guest must not copy, or knowingly retain after the end of the occupancy period, any keys, security passes or other instrument that facilitates access to the premises. This is an offence provision under section 54C of the Act. Responsibilities to Hosts 2.5.5 A guest must take reasonable care of the host’s premises and the hosts’s property at the premises. 2.5.6 A guest must notify the host or the host's representative of any dispute or complaint about a guest or visitor’s behaviour as soon as possible after the dispute or complaint arises. This section is an offence provision under section 54C of the Act. Exclusion register 2.5.7 A guest who is recorded on the exclusion register is prohibited from entering into any short-term rental accommodation arrangements as a guest. This section is an offence provision under section 54C of the Act. Guests responsible for conduct of visitors 2.5.8 A guest is responsible for the actions of visitors they invite onto the premises during the occupancy period and must ensure visitors to the premises comply with section 2.5.2 of this code as if they were a guest on the premises.
