Entire house in a very rural setting - 4 bedrooms

The property consists of a house set in a very rural location. It is part of a centre usually used for groups of school children and normally provides accommodation for our staff as well as a classroom and a room for artistic activities. Due to the current pandemic we are not able to use the centre for large groups so are making it available for families or groups during the spring and summer. On the ground floor there are two double bedrooms and one room configured as a dormitory with three bunk beds (6 beds). This is served by a shower room and has access to a large indoor games room. On the first floor there is a large bedroom with twin beds and an ensuite bathroom with a bath and a large room that is configured as a lounge but normally acts as a classroom. There is also a separate toilet, a kitchen and a very large veranda and terrace to enjoy. There is a large grass playing area with swings, table tennis and table football tables a barbeque area and outside seating. Set by the side of a small stream that feeds onto the nearby river Cousin the setting is very rural. Walking and biking are extremely popular with direct access to trails for both from the front of the property. The property is set in a rural location so private transport is essential. There is plenty of space for parking cars onsite. Cycling and walking are very popular and access to the town of Avallon is a 5 minute drive or very pleasant 40 minute walk away. Most people choose Meluzien for its rural location but it is very well connected for the autoroute and also to the train and bus services that operate out of Avallon. We are English owners who have loved living in the area for the last ten years and plan to be here for a lot longer! In normal times the building and facilities form part of a language centre that is primarily for English children to learn French on school trips. That activity is closed at the moment so we have decided to make the house available for guests as a way of gaining some income. We speak English and French and are very happy to help you settle into the house. We can be on hand to give advice and answer any other questions you might have about the local area. Meluzien is a small hamlet set in the very beautiful Cousin Valley and is a walking and biking paradise. Its is rural and quiet but the market town of Avallon with its rich history and plenty of character is very nearby and provides plenty of facilities including shops, restaurants and bars to make a stay here even more pleasant. Perfectly located close to the autoroute it is an ideal stopping place to break up a long journey and relax or equally use as a base to explore the beautiful countryside and history of the area during a longer stay. The centre of the town is a very short 5 minute drive away.
