Hi everyone! COME stay and PLAY at our house. Private bedroom with bonus space practically the size of a 2nd bedroom (sleeps 4), two addition beds in remodeled basement, two couch areas, full private bath, and 2 half baths. This is for up to 10 people. For this rental, I stay on property out of your way, of course, and if I leave I do not rent my room to an unknown guest to you. We are very experienced at hosting. Very open minded. Pets are considered as there are no carpets. Share the house with me. Though I stay, we flow. If you want the entire place by yourself, select the Whole Main House listing. The price listed is for the use of one BR. There is additional bonus space intended for guests who have additional friends (it's another bedroom that connects bedrooms) for family or other overnight guests - fee required per guest over 2 people and we incur extra cleaning fee passed to guest. The house has beautiful hardwood floors throughout, so this is an ideal space for anyone with allergies. We love hosting, are vaccinated (for guests who find that a plus), are seasoned professionals in real estate, and our office is secluded away from your experience in the basement where I spend most of my time. This is a perfect opportunity to stay in a space for any length - very welcoming for all persons. We take pride in your comfort and each of our guests joining us totally feel that they are staying with their own family. We go further. All guests should know this is not city living as we are on three acres surrounded by wildlife. We have a routine service contract inside and out to prevent little bugs that can enter the house. That's the reality of being in a country-like setting. Every inch of your accessed areas are wiped down always.. All linen to is ALWAYS cleaned and replaced, as needed. The standard price only includes 1 BR with queen sized, full bath and living room with tv. There is a bonus room attached to BR that has a full-sized bed. You may use the section for extra space, and we do not charge for the space, only for extra guests per night beyond 2 people. Cooking privileges will be available to all 3-nights or more stays, but the patio grill is available for all overnight guests, weather permittimg. The microwave, toaster oven and coffee machine and/or Krueig may be used. Tanning is also available for additional $10 per 30-min max session. Pool table may be used until quiet hours should the adjacent apartment AirB have another renter. Very friendly host couple always willing to interact, but always give guests space and privacy. There is a ton of space and it's impossible to be in the way All cultures, orientations, affiliations, welcomed. This is NH. Live free, or die - yet we do not permit weapons in the house. If you have guns during travel, we remain committed to being open minded but please leave in your car.. Being open-minded, you should always feel at home during your stay, not judged, and we are grateful for your stay. However, no smoking in the house. Medical smokers permitted outside. This is a BYOB home. Atkinson is a quiet, bedroom community town located in southern New Hampshire. The winding road of Main Street is both historic and beautiful and was recently adopted as one of New Hampshire's scenic byways. Conveniently located between Routes 125 and 111, you can enjoy country living with easy access to shopping and urban areas. Even super expensive Hampton Beach is only 30-min away. Our home is located in a rural setting on 3 acres on a private dead end street. There is great energy in our house, a gateway for people who seek happy stays. Lots of wildlife and privacy, even if you are sharing space with us. Uber is probably the most economical, but Lyft is sometimes cheaper and has been more reliable. In some cases, host may transfer for airport runs for a fee should ride share fail. No smoking in the house. You may use the Sun Room downstairs for smoking. There are cameras facing the exterior door and outside and a mobile alert system providing me with notice when a car enters the driveway. There is a fitness pole in the downstairs movie room. I watched an instructional video for exercise. I disclose as AirB permits me to have this object in my house. Though some parents may deem this item adult, you reserve the right to move onto another booking. We love families and are mindful of such disclosure, so by booking the house you declare you are not offended by the fitness pole. Nightly cost is per 2 people with additional guests incurring additional charge per person for linen and household use and cleaning The shared house comfortably sleeps 8 additional people, but there are two couch areas and guests are allowed to sleep on them, if needed. Max of 10 overnight guests permitted, and I stay too. Owner or house keeper may be on property if shared room is selected via listing. Pets are counted as per guest per night. No additional deposit, but YOU are responsible for any additional damage by pet or even your other guests. Pets must not be left alone in the house. All pet requests must be approved and with proper vet records. We have wildlife. This is their neighborhood. Please be mindful of pets. Contact host for more details about additional cleaning fee subject to amount of stay and size/type of pet. The Main House has a attached 1 BR apartment that has their own private entrance. The apartment may be rented if more privacy is needed. This add-on unit is very popular and should be discussed on your side immediately. This property does not permit house parties organized by guests without written permission from us. This does not mean we don't allow because we do. However, we have to approve the types of parties on being a right fit to your expectations and govern permissions of what we are permitted to allow via the town permitting while we are not physically here. For insurance and quality assurance purposes, no person(s) may enter property without written permission in advance. Though we are on three acres and the complex is private, quiet hours outside the home and Sun Room are observed at 11 pm daily. Noise complaints will result in dismissal of property without refund. This rarely happens as most guests are respectful of house rules, but they do happen. We are open-minded. All guests of all beliefs and backgrounds are welcomed. This home harnesses a platform of positive people requiring a stay on a budget or simply wanting more house space and use. The property is BYOB and you must remove excess trash leaving no trace for the next guest. We collect standard household trash. In other words, take the empty bottles and cans with you. Cooking is not permitted unless you stay 3 or more days. Grill use on the patio is always available, weather permitting. There is an addition cleaning fee of $10 per person for all persons other than the first 2 guests. Especially with post-COVID times, everything must be thoroughly disinfected upon guest checkout.
