The unique location on top of a hill with breath-taking views is what makes this stables conversion truly remarkable and special. The awe inspiring scenery of the British countryside can be seen from each and every window. The hill top barn (stables) is newly refurbished farm building which stands in a private and secure gated complex comprising of 4 acres of beautifully landscaped gardens, fields, patios and wildlife. Groups of respectful hens are very welcome at the barn. We receive many enquiries from future brides and having hosted many hens in the past, we find they are one of the most respectful groups of guests to host. For those looking for something extra special, a Private Chef (£39 per head) can be recommended who will visit the barn and deliver a fine dining experience in the luxurious surroundings of this enchanting period property. Additional stress free catering options are also available, including luxury charcuterie grazing boxes and tables (£11 per head), afternoon tea (£12.50 per head) and brekki boxes (£7 - £10 per head). The host can also signpost guests who are looking for additional experiences to local suppliers: cocktail making masterclasses (£29 per head) and beauty treatments and pamper parties (£29 per head). Should you require the barn to be decorated for a special occasion, suppliers can also be recommended for balloon arches and garlands (the ultimate backdrop), large helium balloon letters and numbers, balloon centrepieces, as well as hen party goodie bags. **************************************************************************************** THE GARDENS / GROUNDS The unique location on top of a hill with breath-taking views is what makes this destination truly remarkable and special. The awe inspiring scenery of the British countryside can be seen from each and every window, it makes waking up in a morning a true delight. Guests will have access to 4 acres of the grounds which comprise gardens, a patio, a hot tub (Lay-Z-Spa Vegas, space for up to 6 people), vegetable patch and amenity field, all of which are south facing. The vegetable patch provides organic produce which guests are welcome to help themselves to and enjoy when in season. Produce consists of raspberries, rhubarb, strawberries, redcurrants, courgettes, potatoes, garlic, onions, carrots, celery and asparagus. Plums and cooking apples can also be picked from the trees. The 2.5 acre amenity field adjacent to the stables can be enjoyed by guests where they are welcome to take walks to see the sheep and horses in the neighbouring fields. The views from the field are truly spectacular and picnicking in the field is highly recommended. Incredible sunsets can be viewed from the field. Please note, an additional holiday cottage also sleeping 10 is located on the same 4 acre plot. Images 41, 42 & 43 show the proximity of the other holiday cottage (the barn) to this listing (the stables). The additional holiday cottage shares the amenity field and vegetable patch, however all other facilities listed above are for the private use of the stables residents as each holiday cottage has its own private areas within the grounds. The grounds are surrounded by private bridleways and walking routes, expect to see pheasants, squirrels, owls, sheep, horses and the adorable barn cat Comet and her kittens roaming the grounds. Many wonderful walks start at the end of the drive, including a 25 minute walk to a local country pub. THE STABLES (SLEEPS 10) The open plan kitchen / diner is the perfect space for entertaining. It is fully equipped with a cooker, dishwasher, fridge, freezer, coffee machine (capsules supplied) pots, pans, cutlery and glasses. The farmhouse style dining table has a seating capacity of 8, the island bar seats 4. The snug is located on the 1st floor and the impressive apex windows provide an outstanding view of the amenity field. It is a very large open plan entertaining space with 2 sofas which fold out into luxury sofa beds and a smart 49" TV. Please see image 21 which shows the 2 luxury double sofa beds as sofas, and image 22 which shows an example of one of the sofa beds made up as a double bed. The large and spacious master bedroom is situated on the 1st floor. Incorporated into the design are impressive apex windows providing outstanding views of the British countryside. A TV is located in this bedroom. Bedroom 2 & 3 are located on the ground floor. Both are luxury en-suite with wet room style showers. These bedrooms have beautiful floor to ceiling windows / patio doors. Internet wi-fi available throughout. On site hosts. Although the stables is set in a private and secluded location, it is only 5 minutes away from the local village and amenities which include a newly refurbished café, numerous country pubs / restaurants, fish and chips, pizza, Indian and Chinese fast food restaurants, as well as a co-op convenience store and post office among others. The stables is within easy reach of East Midlands Airport, Nottingham City Centre, Loughborough and has easy access to the M1 (15 minutes). The stables is accessed via an uneven country lane and has private parking. Free on site parking for 3 cars. Southside Taxis provide an excellent service to all our guests. In terms of check in, the hosts will be on site to handover the keys and answer any questions you may have on arrival. Check in is after 6pm. Check out is at 1pm. In terms of check out, there is no formal process, you simply leave the keys in the building and let yourselves out. It's a self-check out so you don't need to see anyone prior to departure. Cleaners will enter the stables at 1pm. Please note, absolutely NO fireworks, drones, air-horns or firecrackers (of any kind) are allowed. Apologies, however the noise severely disturbs the farm animals and causes them considerable distress. If using decorations for a special occasion, please note we only allow the use of blue tack to fix things to the doors and walls. Previous guests have used Sellotape causing considerable damage to decor upon removal. We also request that you do not feed the farm animals :-) The road leading to the stables is a bridleway thus right of way is primarily reserved for pedestrians and horse riders. Please drive slowly and carefully on your approach so as not to harm any wild animals. We always ask that guests leave the property exactly as they find it, tidying away any rubbish, food, drinks or decorations, and in return we as hosts will go out of our way to ensure your stay with us is not only memorable, but exceptional.
