It truly ticks all the boxes for your family get away. It’s not just a fabulous location close to the town and the Talyllyn Railway, with the Wales Coastal Path running right in front of it, but it’s beautifully presented and enjoys dramatic West facing sea views of the Cambrian Coast, plus a dramatic mountain backdrop to the rear. This gorgeous 19c, former farmhouse property with many original features, includes a wood burning fireplace, plus a stunning kitchen. If you are into surfing or any other water-sports, this lovely property is perfectly located to experience the West Coast of Wales. Once you've dived into the waves, chill out on the terrace, watch the dolphins play and enjoy the amazing sunsets over the bay. Miles of sweeping sandy beaches and stunning walks are just a short walk from the house as well as a fantastic location being a stroll into Tywyn, with it independent shops, cafes & eateries. Surrounded by The Snowdonia National Park, Tywyn is ideally situated for whatever type of holiday you want. For those with families, miles of sweeping sandy beaches await you. If you're into cycling or horse riding, there are numerous scenic places to ride. This is a walkers paradise with Cader Idris just a 15 minutes' drive away! ACCOMMODATION DOWNSTAIRS: Entering from the level driveway at the rear and into the utility, with the kitchen/diner and the main sitting room on the ground floor. The utility is a useful area for storing boots and coats. Kitchen area: The kitchen area has a stunning, newly fitted ‘farmhouse’ kitchen with numerous cream ‘Shaker Style’ fitted units, wood block style worktops and wood effect laminate floor. The focal point is an oil fired ‘Stanley’ range cooker, set into an inglenook fireplace, with 2 ovens and a big hot plate. There is also a built in single oven, ceramic hob, extractor hood over, 1.5 bowl sink & drainer with mixer tap, 4 slice toaster & microwave. It is equipped with everything you would expect in a premium holiday home kitchen, inc all the crockery. High chair available. Utility/boot room: With tiled floor and original bread oven as a feature. Dishwasher, tall fridge & freezer, and, Belfast sink. Also a good storage space. Dining area: The dining area has a lovely round wooden dining table with 6 period chairs. 8 further chairs and a drop leafed table are provided so you can sit the whole party for diner. Ground floor Sitting area: The spacious and cosy sitting area enjoys fabulous coastal views from the windows, as well as feature fireplace, with slate hearth, and a big wood- burner. Cosy rattan style seating for 8, in(URL HIDDEN)seater settees 1 X foot stools and 2 X armchairs and a lovely pine Welsh dresser. Downstairs guest cloakroom: With tiled floor, built in vanity unit with sink, WC and finally a washing machine. Also a good storage space. UPSTAIRS: Follow the Victorian feature staircase to the 1st floor and into the 2nd sitting room, where the views get better still! Playroom: Sleeps 2 Just for the kids… this room can sleep 2. Its a great little space, part way up the stairway, with bean bags, games and books, a pull out bed and child’s airbed. Mid floor Sitting Room: Sleeps 2-4 Apart from the amazing views, you will love the bright second sitting room, with real leather reclining seating and the focal point being lovely slate hearth fireplace. The picture framed windows enjoy magnificent sea views from north to south. Gorgeous leather seating, (4 recline in total) inc 1 X 3 seaters, 2 X 1 seater settee and a 2 seater fabric settee, armchair. Plus a bed settee. There is a flat screen 46” SONY BRAVIA Freesat HD/TV with surround sound, CD/DVD player, books & games and a driftwood style coffee table. The floor is carpeted. By flexibly utilising the fully reclining leather chairs and the bed settee, we can sleep 4 max extra guests in this room. A £35 supplement per person applies. BEDROOM 1/ Master, ensuite bedroom, sleeps 2 to the rear. With lovely white ‘painted’ wood furniture and designer bedding. A king size bed, double wardrobe with shelves, feature period wash stand, 2 bed side tables, windows with mountain views. Carpeted flooring. En-suite shower room: With fully tiles walls, WC and pedestal wash hand basin, Jacuzzi bath with bath mixer tap and laminate floor. TOP FLOOR: Again, follow the Victorian feature staircase to the 2nd where the views get even better! BEDROOM 2/ Double bedroom: sleeps 2 to the front. With pine wood furniture plus designer bedding. A double size bed, twin wardrobe, dressing table with 7 drawers, 2 bed side tables, rocking chair, window with fabulous sea views and carpeted flooring. BEDROOM 3/ Double bedroom: sleeps 2 to the front. With pine wood furniture plus designer bedding. A king size leather style bed, twin wardrobe, dressing table with 5 drawers, 2 bed side tables, window with fabulous sea views, arm chair, 19” TV and carpeted flooring. FAMILY BATHROOM: Brand new feature ‘roll top & lions feet’ bath with hand held mixer tap, plus an real WOW factor item… an ‘Insigna’ cubicle/massage shower unit, with adjustable jet settings, massage jets, rain shower, foot massage and radio! Plus, lovely mosaic style cushion floor, white painted unit and shelves, WC and pedestal wash hand basin, plus feature mirror. Chill out in style and enjoy the mountain views while soaking in the bath. OUTSIDE: Garden & terrace: West facing terrace/garden ideal for sunbathing and al fresco dining. The beach is right in front of the garden with steps down (no road and no traffic) enjoying the sun all day until sunset. There is a stone patio area with a couple of wooden table & chairs, BBQ and a chimnea. Sun loungers are available for guests. To the rear is off road parking spaces for 2-3 cars. Tywyn has a sunny west-facing 'Blue Flag' sandy beach. Don't miss the spectacular sunsets over the bay. From early Spring through till Autumn, dolphins and porpoise can be spotted close to the shore, an amazing sight to see! It’s not unusual to see them on a daily basis in pods of up to 20. Tywyn is possibly the only place on the West Coast where you can park for FREE virtually right on the beach. There is level access to the town where there are supermarkets, shops, bistros (you must try' Salt Marsh Kitchen' opposite the market hall) cafes, banks, a post office, cinema, health centre, cottage hospital, several churches, leisure centre and an indoor swimming pool. Just 5 minutes' drive is the picturesque harbour village of Aberdovey, with the famous Aberdovey Golf Course plus several good restaurants & pubs. For watersport enthusiasts and visitors with families, there are uncrowded, sweeping, sandy beaches in Tywyn or Aberdovey (just a few minutes away). Depending on the conditions, Tywyn is a focal point for surfers & kayakers. Tywyn's renowned 'Magic Lantern' cinema & arts venue is just around the corner. The main line train station is only 5 mins away as well as the world famous Tal-y-llyn Railway ( the world’s 1st preserved railway). Aberdovey is a well-known wind surfing & sailing centre. Jet skiers are welcome in both resorts. Fishing trips can be arranged in Tywyn & Aberdovey all year round. This area is full of history dating back to pre-historic times. Just get slightly off the beaten track on the dozens of public footpaths and you will come across standing stones, stone circles, abandoned farmhouses, castles & ancient churches Close to The Snowdonia National Park, Tywyn is ideally situated for whatever type of holiday you are looking for. Whatever you are into: fishing, surfing, kite boarding, sailing, mountain biking, bird watching, painting, landscape photography or horse riding, there are endless scenic places to explore. This region of Wales is without doubt a 'hidden gem' with some of the most spectacular scenery in Britain. This is a walker's paradise with Cader Idris just a few minutes drive away! Snowdon is only 60 minutes by car and the beautiful Coed Y Brenin Wood, with miles of mountain bike & walking tracks is just 30 minutes drive.Don't worry if you are not the active type, the effortless Mawddach Trail, featured in Julia Bradbury's 'Great Railway Walks' program, is accessible to everyone and takes you on a journey along one of the UK's most spectacular estuaries, brimming with wildlife. There are miles of beautiful unspoilt sandy beaches, as well as many local attractions, such as the Talyllyn Narrow Gauge Railway, which steams from Tywyn up to the mystical Dolgoch Falls. Just a few miles around the stunning Talyllyn Lake towards Corris, is the world renowned 'Centre for Alternative Technology' (or CAT) which is a fascinating place to visit and learn. Close to CAT is The Corris Craft Centre and King Arthurs Labyrinth, another must-visit place. NOW Open…………….. For adrenalin junkies of all ages… The world’s longest zip wire ride, here in Snowdonia at 2 locations!! Penrhyn Quarry, Bethesda Llechwedd Slate Caverns, Blaenau Ffestiniog Llechwedd Slate Caverns, Blaenau Ffestiniog, LL41 3NB Bounce Below is the world’s first subterranean playground of its kind – and its here in Snowdonia by. The surreal experience of Bounce Below is set within a historic disused slate cavern, installed with massive bouncy nets to jump around in, unlike anything seen before!! The property comfortably sleeps 6 people but we can accommodate 8 (flexible sleeping arrangements 2-4 sleeping in the mid floor sitting room or 2 guests in the playroom) A £35 per person supplement applies, bedding provided. Short breaks when available: Monday-Friday 4 nights & Friday-Monday 3 nights. There is a minimum charge of £499 for any stay. Prices inclusive of energy, wifi, bedding & towels. Please bring your own beach towels. Cleaning fee of £49 applied to each booking. If you'd like to bring your pet, we require details of their age and breed before accepting and there will be a £25 per dog supplement. Changeover day is FRIDAY in the main season.
