Open plan living flowing out to inground solar heated pool & covered alfresco with BBQ & woodfire pizza oven. Fully landscaped gardens, inground trampoline, fire pit and vege patch. New bathrooms & kitchen. Separate living area & study next to main bedroom with ensuite & TV. 3 more bedrooms & bath at rear. Table tennis table and basketball ring. About this space: Uniquely positioned in close proximity to shops, amazing Balnarring restaurants and cafes, award winning Mornington Peninsula wineries, the impressive Jackalope complex and a short 5 minute drive to the beach, this house has everything any guest could possibly desire. Inside there are 4 bedrooms, two newly renovated bathrooms and a modern renovated kitchen (with WIP) with dishwasher, induction stove and 900mm oven. The fully appointed kitchen overlooks the main open plan dining and family room featuring a huge 82cm smart TV (with Foxtel and Netflix and Free WIFI) and a wood heater. The family room opens out to the expansive alfresco area with triple bi-fold doors, ample seating for large groups, a solar powered heated inground pool, wood fired pizza oven, a six burner BBQ with roasting hood and double bar fridge, all surrounded by luscious landscaped gardens, including a cubby house, in-ground trampoline, fire pit with surrounding seating and a vegetable garden. The huge master bedroom boasts a King size bed, TV with chrome cast, WIR and ensuite and opens to the study area and seperate lounge. The additional TV in the lounge provides an additional space for the adults to unwind and relax. Note that most of the neighbours and people in the area are permanent residents including families with young children. We ask that our guests are respectful of the neighbouring properties and refrain from loud music/activities, particularly in the evening. Large groups and parties that exceed the maximum number of guests are NOT permitted. A Minut noise monitor has been installed outside that alerts us to excessive noise. Kitchen: The fully appointed kitchen is equipped with cooking utensils, pots, pans, platters, crockery, cutlery, microwave, coffee machine, toaster, kettle, etc. plus a double sink, large fridge/freezer, dishwasher, 900mm electric oven and 5 burner induction cook top. A large array of condiments are supplied including oil, salt and pepper, breakfast basics, sugar, tea, coffee etc and toilet paper and cleaning products are also supplied. Heating/Cooling Systems: The house has evaporative cooling and central heating as well as a gas 'wood' heater. The master bedroom also has a ceiling fan. Bedrooms: Bedroom 1: One King bed Bedroom 2: One Queen bed Bedroom 3: Double bunks (single on top, double on bottom), plus single trundle Bedroom 4: Single Bunk beds and one single floor mattress Linen & Bathroom: A standard booking comes with all bed linen (pillows, pillow covers, doonas with covers, sheets), bath towels (bath towels, face washers, hand towels, bath mats), beach/pool towels, tea towels. High quality hair-dryer, shampoo, conditioner, body wash, soap, moisturiser all included also. Outdoor Living & Recreation: The heated inground pool with deck, expansive covered alfresco and outdoor kitchen, including wood-fired pizza oven, 6 burner BBQ and double bar fridge provide hours of entertainment all year round. The double garage has been converted to a games room, including a couch and day bed, large TV, table tennis table as well as various weights and a heavy duty treadmill. An in-ground olympic trampoline in the back yard provides hours of fun for the kids and a basketball ring with basketball is in the driveway for guests to enjoy. Help yourself to the edible garden and produce from the two raised vege patches. Passionfruit, peaches, apples, pomegranate, herbs and various other fruit and seasonal vegetables are all grown in the garden and free for guests when in season. Amongst the vegetables garden is a fenced off fire pit area with seating and there is a quaint cubby house at the rear of the garden for the little ones. Functions, Parties, Celebrations and Schoolies not allowed: Please note that parties, including schoolies, or large events and not permitted in this house. Key provided through locked box on premises on check in I'll generally be available post 6pm if required during the guests stay Balnarring is a small community orientated village with amazing restaurants, cafes and beaches. Its a perfect home base for trips to the surrounding areas with numerous famous wineries and award winning restaurants to visit. Very central location - easy to walk to village, restaurants, cafes, parks and even the beach for those up for a slightly longer walk (2.5kms). Mornington Peninsula have local laws for all short stays across the peninsula. By confirming a booking guests are agreeing to abide by these laws which are designed to ensure that short stay guests can enjoy their stay whilst still respecting the local residents, neighbours and community . The details are summarised below, as well as in the house manual, on display at the property and in the photos on the listing. *Important visitor information* Welcome to the beautiful Mornington Peninsula, we sincerely hope you enjoy your stay. This property is registered under the Mornington Peninsula Shire Short Stay Rental Accommodation Local Law. Guests of this property must ensure they read and follow the requirements of the Code of Conduct during their stay. The Code of Conduct requires guests to: - Behave responsibly during your stay. Loud yelling, screaming, cheering and aggressive behaviour is NOT acceptable and may result in the early termination of your stay if a complaint is received by Council - No additional accommodation is permitted on site such as tents, caravans, campervans - Do not use outdoor areas for activity between 11.00 pm to 7.00 am Place all waste into the bins provided prior to leaving - bins are collected on Wednesday, so please place on nature strip on Tuesday evening - Park all vehicles within the property boundary. Occupant and visitor cars cannot be parked out on the street or on nature strip areas Additionally, the Owner of this property requires you to: - NO GLASS inside pool fence - please use plastic glassware located in the outdoor kitchen cupboard. - No smoking inside the house, in the Alfresco area or inside the pool fence. - No parties or events - A Minut noise monitor has been installed outside that alerts us to excessive noise. Additionally neighbours will notify us or council. - Observe maximum number of guests allowed - no additional visitors. - Pool and trampoline as used at your own risk. Trampoline is limited to ONE person at a time for safety reasons. Please be mindful while enjoying your stay that surrounding neighbours live in this community and are entitled to peace and amenity in their residential area, thank you. A serious breach of the Code of Conduct may result in the termination of your rental agreement and require you to immediately vacate the property.
