Brand new contemporary seaside home

This is a newly built, stunning coastal property just 100m from a clean, sandy, surfers beach. Spacious and fully equipped with 4 large bedrooms on the ground floor and a large open plan living area on the 1st floor. Large patio and hilly garden. This is a large newly built contemporary seaside home with a very tranquil feel about 100m from the Challaborough beach and 5 minute walk from Bigbury on Sea. 4 large bedrooms on the ground floor. One double room has a standard double bed, the other uses an IKEA Hemnes Day bed which can be a single or a double. Both quilts are available. One double bedroom has an ensuite with a walk in shower. The other double bedroom and two twin rooms share a family bathroom. Stairs lead to an open plan living space which comprises of a fully equipped kitchen, with washer and drier, a dining room and lounge. Large patio doors open up one entire side of the kitchen to a large, sunny patio with table, chairs and potted plants. Garden to the rear is grassed but hilly with a great sea view. Outdoor steps lead to a rooftop terrace which has not yet been developed and is off limits. Parking for two cars maximum outside the house. However, for all other cars, the parking is 100m away in the Parkdean caravan site this costs £10 for a long weekend and £20 for a full week. Access to the property is via a secure pedestrian gate or a secure electronic gate entrance to the site of 12 modern and beautiful properties. Whole house available, garden, patio with garden furniture and potted plants. No dogs allowed on grassed area and must be supervised on a lead on the rest of site at ALL times. Access to rooftop terrace is not possible for safety reasons. I do not live in the area but I can always be reached by phone. I will make contact in the days before the trip with a list of details regarding house rules etc but if you need specific help and I can emailed any time. The house is about 100m down the lane to the beautiful, safe, sandy beach at Challaborough where we boast views of Burgh Island. The beach hosts a small cafe and well stocked beach equipment shop, a seafront bar and restaurant and a Nisa grocery store. These facilities are all seasonal, however, and open April to the end of October. Challaborough is an award winning Blue Flag beach, popular with both swimmers and surfers. Life guards are on duty May to September. We are a 5-10 minute walk over the SW coastal path to Bigbury and about 20 minute walk in a westerly direction towards Aymer. There's an amazing beachside café at Bigbury which is open year round. We are about 5 minute walk to Bigbury on Sea along the SW Coast path. Aymer Cove is about a 20 minute walk in the other direction - great for dog walks and pub lunch at Journey's End in Ringmore. Another good lunch or dinner option is the Pilchard Inn on Burgh Island by Bigbury on Sea. A sea tractor will take you to the island when the tide is in. Journeys End pub in Ringmore (20 min walk out of Challaborough) is a must. Great food and local beers! Surfing and paddle boarding lessons and equipment hire available at Challaborough and Bigbury. A local bus will take you into Plymouth. Exeter is approximately 1 hour away. Plymouth is 40 mins away. A taxi service is available from Ivy Cabs. All guests may use the pedestrian side gate which is only about 100m from the sea front car park. Max 2 cars allowed to park on driveway at house, entrance to the driveway is 200m away from the house via an electronic gate. Due to our proximity to Parkdean caravan site, we do have views of the site. We shield ourselves with full blinds at the windows whilst we wait for our trees to grow ! 8 person maximum in the house. One well behaved dog is OK but MUST be on a lead on the site at all times and MUST NOT be allowed on furniture or on the neighbours' grass at the back of the house. Strict rules re garbage disposal. Please note, an additional fee min of £10 may be charged if garbage not sorted from recycling as this creates extra work for housekeeping.
