The All Joy Cottage

The All Joy Cottage at Arlington Place will make you feel right at home with it’s cozy décor and open floor plan. This cottage is pretty as a picture with unique details throughout its 900 heated square feet inside and 280 square feet of porches outside. Perfect for a romantic couples retreat or a cozy weekend with the family. This home is dog friendly, but we ask that you please keep them off of the furniture and beds. There are town leash laws so they must be on a leash at all times when outside. It is an additional $25 per dog for each week of your stay. For long term rentals a $50 cleaning fee will be charged monthly. This cottage is fully furnished as you see in the pictures. Bed linens(1 set per bed) and bath towels (1 set per person) are provided. The kitchen has a full sized refrigerator, oven, microwave and sink, and is stocked with dishes, utensils, and cookware. This cottage has a Toastmaster 12-cup coffee maker that takes regular filters. The cottage has CenturyLink Wi-Fi An open floor plan and high ceilings make 900 square feet feel spacious. One bedroom(K) is located downstairs, and the loft overlooking the main living area acts as the 2nd bedroom (Q). The bathroom is on the first level and it has a washer and a dryer. Cool features throughout like reclaimed tobacco barn floors, granite, bead board ceilings and custom cabinetry. The 280 square feet of covered and screened in porches extend your living space and neat details like the built in benches in the dining room give you a comfy place to dine and extra storage. The All Joy Cottage is the best place to unwind after a day of paddling, boating, swimming, biking, hiking, crabbing, or just relaxing and enjoying the Carolina weather. THE COTTAGE: You will have access to the whole house and decks, the back yard, and the parking area. You will receive a door code/gate code for entrance to the cottage and the neighborhood after hours. See the "Check-in Instructions" section of the listing for code info. You will have access to all amenities including the boat ramp, pool, clubhouse, kayak center, kayaks, sports courts, walking trails, dog park, riverfront beach, fishing piers, and docks. THE BOAT RAMP: The boat ramp is located towards the riverfront and is marked on the neighborhood map. You will need to stop in the Welcome Center to sign a waiver in order to get the access code and parking passes. THE POOL & CLUBHOUSE: The pool and clubhouse address is 35 Loblolly Lane, or you can find it marked on the neighborhood map. If your stay is during pool season (midMay - midOctober), the pool gates will be open from 8am - 8pm for you to enjoy. The clubhouse door code will be written on your info sheet located on your cottage refrigerator. The clubhouse has a large living area with tv, streaming services of Hulu, Disney+, and ESPN+, a kitchen with a refrigerator, toaster oven, sink, a small fitness room, restrooms, a landline phone, and Wi-Fi. There is a gazebo, firepit, and park area across from the clubhouse, that you will also have access to. Please leave these areas like you found them and lock the pool gates and/or clubhouse when you leave. SPORT COURTS & PLAYGROUND, Next to the clubhouse, you will find a full size basketball court, sandy beach volleyball court, and two tennis courts. At this time, we are not able to provide the equipment, so please bring your own if you'd like to take advantage of the courts! To the left of the clubhouse there is a small playground for children. THE OUTFITTER'S CENTER & KAYAKS: The Outfitter's Center address is 996 Mill Creek Rd, or you can find it on the neighborhood map. It is a large screened-in wood building with a double sided brick fireplace and seating inside and on the back deck. There is charcoal park grill there that you are welcome to use. The kayaks are located on the left side of the center and are available on a first-come, first-served basis. Follow the pier behind the Outfitter's center to the kayak launch. You will launch your kayaks into Mill Creek there. It's about a 1 mile paddle to the mouth of the river. Do not drag the kayaks from the rack to the dock, please carry or use the kayak dolly. If you drag they kayaks, they get holes in the bottom, and you may be liable to damages. RIVERFRONT BEACH Please message us on Airbnb for the neighborhood riverfront beach directions and access information. There should be a neighborhood map in your cottage, but if there is not, you can find one at the neighborhood entrance in the info box, or you can stop in the Welcome Center when open (Mon-Sat, 10am - 5pm) for a map and directions. If you have any amenity questions, please message us on Airbnb. We have two teams dedicated to making your stay great! Our on-site team, Kathy and Ray, live in AP and are usually the ones talking to you when you message us on Airbnb! They can help you with any cottage, amenity, or trip-related issues. Our sales team (Becca, Blair, and Peyton) are located in the Welcome Center of the neighborhood, Monday - Saturday, 10am - 5pm. Our sales team can help you with neighborhood sales and pricing information! They are also available to help with other issues if Kathy and Ray are not available. You will be able to reach Kathy, Ray, or Blair after hours (emergencies only please) using the phone numbers located on the info sheet posted on your cottage refrigerator. Someone will always be available if you need us, but we give you as much space as you want! Arlington Place is a quiet, but growing subdivision in Minnesott Beach, North Carolina (No that is not the name of a beach, it's just the town name!) There are many advantages to vacationing within Arlington Place, wide open spaces, lots of amenities (completely free for you to use when you are renting a cottage), privacy, and the ability to enjoy the great outdoors in almost any way you can think of. Away from the hustle and bustle of city life, but just 10 minutes away from grocery stores and consignment shops, you'll feel like you're on secluded getaway, without actually being secluded. But the best part.... if you fall in love with Arlington Place and never want to leave... You don't have to. Arlington Place has many lots still available for sale. From interior, to creekfront, to right on the river, we have plenty to choose from. If you'd rather move right in, ask about our model homes. New ones are constantly under construction. After you've experienced "AP life", you can stop in the Welcome Center and Peyton, Becca, or Blair will be happy to give you area information, prices, building details, or anything else you'd like to know. Tours are available by appointment. We are on the "Inner Banks" of North Carolina. Arlington Place is located on the Neuse River with awesome fishing, boating, sailing, hunting, and biking in surrounding areas....outdoor adventures await just outside your doorstep. Even though the cottage might come up in an area search on AirBnB, the Atlantic Ocean and the Southern Outer Banks (Atlantic Beach and Emerald Isle) are 1 hour away. The Northern Outer Banks (Nags Head and Kitty Hawk) are 3 hours away. Ocracoke is an island in between the Southern and Northern Outer Banks and is accessible only by boat or ferry. The Cedar Island ferry to Ocracoke is an hour away and a 2.5 hour ride. ~15 minutes from Oriental. ~30 minutes from New Bern. ~1 hour from Greenville. ~1 hour from Morehead City. ~1 hour from Jacksonville. ~2.5 hours from Raleigh. The neighborhood itself is a great place to walk, jog, bike or ride around in a golf cart, gator or polaris. The streets are very safe and most of the amenities are nearby. If you're coming by water, ask us about options for docking your boat! Bring your own bikes if you'd like to explore on 2 wheels! If you're having a large event in the area, like a wedding or family reunion, you may have the option to book all 9! RELEASE, INDEMNIFICATION AND HOLD HARMLESS AGREEMENT By confirming a reservation on this home, I hereby personally acknowledge that during my stay at Arlington Place, the use of the property by me and all of my guests who are residing in the rented premises or, including our occupancy and/or use of all equipment and amenities, including but not limited to, the kayak center, club house and associated facilities, the swimming pool, sports courts, docks and all common areas, located at within Arlington Place subdivision, and otherwise using premises owned by Boddie-Noell, Enterprises, Inc., Burton Farms, LLC and Arlington Place Property Owners Association, Inc., (herein after referred to collectively as “Owners”), is purely voluntary and I and my guests hereby assume all risk in connection with any and all activities associated with this occupancy and use, where foreseen or unforeseen. I, for myself, my guests, my heirs, successors, executors, assigns, and subrogees, hereby KNOWINGLY AND INTENTIONALLY RELEASE, INDEMNIFY AND HOLD HARMLESS Owners, their directors, officers, agents, and employees from and against any and all claims, actions, causes of action, liabilities, suits, and expenses (including reasonable attorneys’ fees) which are related to, arise out of, or are in any way connected with either bodily injury to me and all of my guests, or damage to my property, or that of my guests, or bodily injury to others or property damage to others’ property that arises out of the occupancy and/or use of the rented premises by me or my guests, including use of all equipment and amenities, including but not limited to, the kayak center, club house and associated facilities, the swimming pool, sports courts, docks and all common areas, located at within Arlington Place subdivision and/or using said premises and facilities. Furthermore, I, for myself, my guests, my heirs, my successors, executors, assigns, and subrogees, and the successors, executors, assigns, and subrogees of my guests, further agree not to sue Owners as a result of any injury arising out of or in connection with any activity I may engage in on the premises of Owners. I further acknowledge that the Property Owners are not responsible for loss or damage to any property, articles left in vehicles, or vehicles on the premises of Property Owners in case of fire, theft, vandalism, accident, or any other cause. By booking this cottage I am acknowledging that I have carefully read, clearly understand, and voluntarily agree to this Release, Indemnification and Hold Harmless Agreement.
