Meadow View is a 2-storey, chalet-style cottage just off the main courtyard at Avon farm Estate. Featuring an open-plan kitchen-living-dining area, with a free-standing log burner and private garden with a 4-seater hot tub. Sleeps 4, one king-size bedroom and one twin bedroom. Meadow View has a family shower room, and a downstairs cloakroom. Two well-behaved dogs allowed (not puppies) £30 per dog per night must be booked in advance. Avon Farm is a suitable for family's or quiet groups only. Avon Farm Estate was established as a 5 star luxury family holiday setting in 2016. We've learnt a lot along the way, and can now offer a range of superb luxury, modern accommodations. Set within our 230-acre arable farm, Meadow View is one of outstanding cottages all decorated to a very high standard. The entrance to Meadow view is in the main courtyard, and the rear garden contains its own hot tub positioned in a private patio with views over the fields. There are goats and chickens on the farm, so if you are up early enough, you can help yourself to some fresh eggs or wander around the stables! Avon Farm is a suitable for family's or quiet groups. I am sorry but we do not allow parties, including hen or stag, or other events. Meadow View is a cleverly converted, wood-clad barn building, with spectacular views of the Avon Valley, which can be enjoyed from the perfectly positioned hot tub. A large and fully equipped kitchen greets guests as they step through the front door, extending through to a Dining Area, with comfortable seating for six, and a spacious Living Area with an impressive free-standing log burner. Head up the contemporary staircase to a spacious king-size bedroom and twin bedroom. A downstairs cloakroom complements the living area, while upstairs is a family bathroom with a walk-in shower, WC and washbasin. Set within the owner’s 230-acre arable farm, Meadow View is one of twelve outstanding properties that comprise Avon Farm Estate Holiday Cottages, all decorated to a very high standard and each with its own hot tub positioned in a private patio or garden. There are goats and chickens on the farm, so if you are up early enough, you can help yourself to some fresh eggs or wander around the stables! Once you have settled into Meadow View you can decide what you want to do, probably a mix of relaxing in your comfortable space and testing out the hot tub, enjoying the flora and fauna surrounding the farm and just soaking up the atmosphere. However, if you wish to explore you can walk around the estate and stroll along the Avon River to the local pub on the riverbank. Or for the more active, you can hire a bicycle from Clive and Serena (pre-booking required) head down the cycle path, which was once the old train track, to either Bath or Bristol – only 2 minutes from your accommodation. Both cities are full of interesting places to visit and activities for all ages! (See the ‘Bristol & Bath Guidebook’ at the end of the Welcome Guide.) Guests have access to the 230 acres of land, which includes access to the River Avon, where you can do a spot of fishing (a personal licence is required). Take a walk through the farmland and you reach the local pub, which is situated on the bank of the river less than 1 mile away. The farm is also two minutes away from the Bristol and Bath cycle track, perfect for cyclists and walkers. The property is also close to Saltford Sailing Club and Saltford Golf Club. Surrounded by open countryside, the village of Saltford is also known for its history and has a conservation area, with a restored brass mill (dating to 1720), a Norman manor house and a church with a Saxon tower. Just 6 miles away is the vibrant heritage city of Bath, which boasts the famous Roman baths, Thermae Bath spa, and the famous Royal Crescent, one of Bath’s most iconic landmarks. There are also several National Trust areas nearby, including Dyrham Park and Stourhead House. Avon Farm rules: respect the 10mph limit around the farm; keep to the 20mph limit on Avon Lane; no outside noise after 10pm; no hot tub use after 8pm; and lastly, please notify the owners if any outside services have been booked (e.g. a chef or supermarket delivery). When ordering a supermarket delivery choose Avon Farm on the drop-down address menu, and clearly write MEADOW VIEW in the delivery instructions. No additional day guests, or overnight guests are allowed unless previously agreed with the owners. Please note, no music systems are allowed outside if they are causing a nuisance to other guests at the farm. The Kitchen-Dining Area The bright and spacious, fully equipped Kitchen features a large preparation area, with sparkling Corian worktops, oven, hob and extractor fan, fridge-freezer and a breakfast bar, next to the dining area. On the opposite side of the Kitchen, with a window overlooking the farm courtyard, is the sink, dishwasher, microwave and a handy breakfast preparation area with a toaster, kettle and cafetieres. The Dining Area has a large rectangular wooden table, with comfortable seating for six. To the side of the Kitchen, under the stairs, is a large storage chest with bedding for the sofa bed and a fan. With stylish wooden floor throughout the downstairs area. Living Area Meadow View’s welcoming and spacious Living Area has two comfy three-seater sofas, all positioned to enjoy the fabulous wood burner, the view out to the deck and hot tub and the large Samsung TV with freeview and SMART TV. A central coffee table, side tables, a foot stool and floor lamps complete the stylish yet home-from-home look. Downstairs WC At the foot of the staircase, off-set from the Kitchen, is a handy W.C., with a corner handbasin and heated towel rail. A large mirror sits above the toilet and is surrounded by charming chicken wallpaper! Upstairs A wide, carpeted staircase with a handrail leads up to the landing and two carpeted bedrooms on each side of the eaves and the family bathroom. Bedroom One Meadow View’s rear-facing, master bedroom features a resplendent king size bed with a chrome and crystal bedstead and mirror-cube bedside tables with reading lamps. Complementing the bed is a comfy is furnished with a large double wardrobe, small chest of drawers with a mirror above and power point for a hairdryer (provided) and has a vast under-eaves cupboard, ideal for storing away luggage. A Velux window (with a night-time blind) throws lots of light into the room. Bedroom Two The cosy, second bedroom features two single beds, sharing a bedside table and reading lamp. A large, walk-in wardrobe provides plenty of hanging space, with additional storage space available in a huge under-the-eaves cupboard and in a chest of drawers, with mirror above. One large Velux window (with a night-time blind) lights the bedroom. Family Shower Room Sitting conveniently between the two bedrooms, the shower room has a walk-in shower, with striking, polished limestone tiling and a hand-held and overhead rain shower, a toilet and a double length sink with a large over-sink mirror featuring built in lights and a shaver point. Outside Leading out from the Living Area through bi-fold doors is an attractive wooden decking area with a four-seater hot tub - ready and bubbling for your arrival - with great views over the surrounding countryside. Step down to the outside dining and seating area, with artificial grass and raised beds attractively planted with pretty plants and bushes. Nearest Train station is Keynsham, but Bath is not much further and has more connections. Guests have private access to the entire property, garden and hot tub Other things to note Please be aware that Avon Farm Estate properties are situated on a working farm where farm machinery is sometimes in operation; therefore, please be vigilant at all times. Children must always be supervised in the communal spaces and when using the hot tub. I live on site so will be on hand. Avon Farm Estate hosts family's within our 6 cottages, we therefore have noise restrictions on site, reducing noise after 8pm, this includes no outside music or hot tub use, this can be relaxed to 10pm in some circumstances by prior arrangement. No additional guests, including day guests, allowed unless previously agreed.
