Villa Anna in panoramic Abbruzzo countryside

Villa Anna is a delicious house surrounded by the olive trees property land in the characteristic and panoramic village of San Valentino, placed in the Orfento Natural Reserve, very near to Caramanico Terme. In about 30 minutes you can go to the sea reasort of Pescara (Adriatic Sea) or to the mountain sites of Gran Sasso and Majella. Within few minutes you can reach beautiful and incontaminated areas within the Orfento Valley and enjoy lovely excursions across the naturalist marked tracks. The house is on three levels, each of them of about 80mq, surrounded by olive trees, with free car parking. Ground floor: an open space with a large kitchen, fold-out double bed, fireplace, setee, TV, and wide windows and entrance door overlooking the lovely and panoramic 3 ectars countryside belonging to the household, with about 200 olive trees and other fruit plants. You can enjoy a suggestive panorama from all three floors of the house ! First floor: leaving room/kitchen, entrance door, 2 bedrooms, bathroom and staircase leading to the second floor. Second floor: 3 bedrooms (one bedroom with private bathroom), balcony. The house is finely furnished. Groups up to 2 people are expected to use only on floor of the house, still with complete use of kitchen/lounge, bathrooms, all external areas. Groups with more then 2 people can use the whole villa. San Valentino is a delicious and panoramic village at about 500 mt from sea level (you can see the sea from the village). All around you can find various and typical Italian villages, cultural sites, and naturalistic path for excursions, among which Caramanico Terme (at about 15 minutes by car) famous for its termal waters and the Excursion Centre from which you can enter many market tracks across the incontaminated Reserve of Orfento. Last but not least, you can eat lots of aboundant Italian food at a very reasonable price ! San Valentino is easily reached in motorway (Roma-Pescara) in about 1 hour and half (distance from Rome about Km. 150). There is also a very comfortable and easy bus from Tiburtina Station and Fiumicino Airport. Plenty of room for parking in the house countryard. In the winter period, is requested an extra charge ranging between 20-40 euros a day for the central heating. Animals are allowed in the yard, not inside the house. In the month of October, for groups up to 2 people, it may be asked to share the use of the large kitchen on the ground floor (someone maybe in the propriety making wine!) The Wi-FI signal is weak on the first and second floor. It is fine on the ground floor and in the yard. The Jacuzi bath visible in the picture is not working. The fireplace is NOT working at the moment.
