Set in the idyllic Cotswold countryside, Knapp Lodge is perfectly placed in an Area of Outstanding Natural Beauty with immediate access to the Cotswold Way. This stunning 200 year old period property has just been renovated, updated throughout and extended. Life here combines the luxury of open plan living, with the warmth and character of a quintessential English country home. A separate annex providing further accommodation is available on request (see description). Enter the building from the porch to a hall area with large shoe rack. From here turn right for the snug and tv or left into the sitting room which opens out to the spacious kitchen dining room. There is a mud room for wellies, coats etc and a laundry / utility space at the back. There is a laundry chute from the family bathroom and hall to this room. There is also a small cloakroom on the ground floor. From the cloakroom climb the stairs to the first floor. The first bedroom on the left is bedroom 1 a spacious king size double room with two windows giving great views of the garden and beyond. Bedroom 2 with bunkbed is on the left and the family bathroom is found on the right. Further along the hall is bedroom 3 with twin beds and the doorway into the master bedroom 4 with ensuite. The master bedroom has space to accommodate young children on two additional mattresses which are available if required. All the bedrooms and reception rooms enjoy stunning views to the hills surrounding the property. The sunsets are simply stunning. The south west facing spacious garden has been carefully landscaped to make it more user friendly and boasts a large flat area perfect for entertaining. A further area behind the house, with trees and play house make it a great place for fun and adventures. A gate gives access out to the Witcombe woods and walking areas behind. Outdoor garden furniture and arbour make the garden ideal for summer entertaining. This property would be most suitable for a reunion of friends or families. Please note there are steps leading up to the property and high retaining walls to the back of the property which may be hazardous for very young children. There is a one bedroom annex with its own open plan kitchen and sitting room adjacent to Knapp Lodge which we also rent on Airbnb which is visible but separate to the main house. This is our family home which we let out in full for short periods during the year. Guests would have full access to all areas of the house and garden. Some cupboard and/or hanging space will be available in each room. We will give you access to the property via a key safe. We will be contactable throughout your stay via email and phone. Although this is a rural location and has miles of footpaths and mountain biking trails on your doorstop, it is equally a very accessible location for other shopping areas such as Cheltenham, Gloucester and Cirencester. It is set in the heart of the Cotswolds and many fantastic local attractions are just a short drive away. Within minutes is the village of Birdlip with Royal George Hotel and Pub. Painswick, Bisley and Laurie Lee's birthplace Slad are within 10 minutes by car, with great food and country pubs in each. Cheltenham Racecourse, Winchcombe, Adam Henson Farm Park, Cotswold Safari Park, Cotswold Water Park and Beach, Bourton-on-the-Water, Stow-on-the-Wold, Bibury, Bath, Bristol, Birmingham, Punting on the river in Oxford are all within an hours drive. Explore the rolling Cotswolds on foot, by car, or by bike. The FlyUp417 Bike project with mountain biking trails, indoor dirt track and indoor pump track. Other attractions include Gloucester Rugby, Golf, Theatre, Spa facilities, Lido Outdoor Pool (Cheltenham, Stroud, Cirencester). We are just minutes away from the Cotswold Way. A car is preferable as there are limited bus routes from the village itself, although bus services to Cheltenham and Gloucester are every 10 minutes from Brockworth just 2 miles from the house. There are two fantastic showers but no bath at the property. We can supply a baby bath if required but please let us know.
