The property is a Grade 2 listed former pub in a much sought-after North Devon village - recently refurbed throughout. It is 40 minutes from surf beaches and both Exmoor and Dartmoor - close enough for days out, but far enough away to be off the well-trodden tourist trail. The village pub (multi award winning for food and drink) is just 200 yards away. On the other side of the road there is off road parking for one car, and a small outdoor space for breakfasts, sundowners, barbeques etc Although listed as three double bedded rooms one of them can be changed to two singles to accommodate sharing children. Just let us know preference when booking. For guests staying three nights or more, we can give access to a washer drier in our garage, directly opposite the property. We live in a barn conversion down a little path on the opposite side of the road, and can be called on for recommendations - the property has been in our family for 50 years, and we have lived here for 10, so we know the area well for walks, bike rides, meals out and family fun days. For winter visitors there is a cosy wood burner. Although we like to make the most of the area ourselves, we can always be called on for ideas and will enjoy helping you to make the most of this beautiful and unspoilt part of the world North Devon is justly famed for its surf beaches and we have half a dozen of the best a short drive away (plus, we can advise you how to avoid the inevitable summer crowds). Nearby South Molton has a superb pannier market two days a week selling all sorts of local crafts and produce, and the town is bursting with cafes, specialist food shops and antique shops. There are several stunning National Trust and RHS properties nearby, the Tarka Trail provides traffic-free cycling and the Moors and Coast provide walks at every level. In the summer there is Open Air Theatre at many venues provided by the superb Plough Arts centre, and for book worms the Appledore Festival attracts the top names in literature under the patronage of Radio 2's Jeremy Vine. Exeter is just 50 minutes away on the scenic Tarka Line. Local stables provide horse riding. Saunton boasts two championshiop golf courses, and nearby Westward Ho has the oldest course in England. Closer to home, Highbullen Hotel has its own USGA spec course, as well as tennis courts and gym/spa open to non-residents (subject to lockdown regulations!) It's fair to say that nobody lives in a village like this for the transport links or retail opportunities! there's just one bus service a week (to South Molton market) - even the village railway station is 2 miles away, and not every train stops there!! And the nearest supermarket is four miles away. You WILL need a car to get the most of the area, and you do need to be organised, but all the places you will want to see (and shop in!) are an easy drive away - just practise your reversing before you come! We appreciate the need to be Covid aware and would ask you to be as well. We are allowing at least 24 hours between bookings to give time for cleaning/airing etc . Weather permitting we will leave the windows in the living rooms, bedrooms and bathroom open to allow for good ventilation before your arrival, and would ask you to do the same on leaving. We will put all cutlery/crockery etc through the dishwasher ahead of your arrival and will leave it there for you to unload. We will clean and disinfect all surfaces, handles, remotes etc., following Air BnB's best practise guidelines. We will provide curtain pull rods to avoid touching curtains, and washable throws on sofas - please use them. If you would prefer to use your own bedding do let us know. For your own safety and that of others we would ask you not to touch or browse books, records etc. If you think you might be developing symptoms during your stay or develop them shortly after leaving, please let do us know. Our village has remained Covid free - although they accept the need for things to get back to normal, some of the more vulnerable members of the community might feel uneasy about people coming in from outside so please respect that position and follow the latest Covid guidelines when out and about. Local businesses have been hard hit, so we would encourage you to use the village pub and speciality shops as outlined in your welcome pack to help them get back on their feet - it also adds to the experience of being in North Devon, and the produce is amazing!
