Greeted by the owner on arrival, who will provide you with a welcome pack full of local information so you get the best out of your stay. The Croft is furnished, maintained & decorated to a high standard. Private parking for 2 cars. Private Patio/garden with luxury rattan lounge & dining furniture. Games room with multi games table - pool/air hockey/football. Wi-game console & board games etc. Well LOVED Set in an elevated position with fabulous views in almost every direction, make it the perfect location to get away from it all and enjoy the splendid contemporary cosy country living. The Croft is a beautiful former outbuilding which comprised of two stables, overlooking the beautiful valley of Trawden Forest, a conservation area. It’s elevated position provides a stunning vista over Trawden village and the surrounding area. The Owners live next door in the converted barn and are always happy to help and advise if required. Within 10 minutes walk into Trawden Village, you will find The Trawden Arms country pub, our Community run Village Shop, The Rock Cafe and Gift Shop and Retro Shop. Waking up each day to the resident, tame sheep, whom usually await their Breakfast treats and on occasions a lovely horse may appear when around for summer grazing. From the moment you walk into this beautiful holiday home you will be impressed by many things, not least the owner's attention to detail, the wonderful styling and the quirky design of this first-class and award winning accommodation If walking is your thing, we are positioned directly on a footpath and within walking distance to the picturesque Wycoller Country Park, close by is the Pennine Way and the famous Brontë Way, Coldwell Packhorse Route and Mary Towneley Loop, canal walks, woodland walks. Boulsworth Hill and Pendle Hill are challenging but worth the effort for the views. We are spoilt for choice. Just a 15 minute drive away is Skipton Market Town and delightful Castle with its cobbled streets, canal boats rides and nearby Bolton Abbey Country Estate making this cottage a truly great place to be whatever the time of year. Haworth 'Bronte Country' with quirky cobbled street and shops, working steam railway and the place where The Railway Children were filmed. Formerly home to the Bronte Sisters, traditional pubs, restaurants and cafes, and a variety of walks, allowing visitors to follow in the footsteps of Catherine and Heathcliff and wander the fantastic rugged moorland. Loads to do and see , wonderful places and days out to recommend - details are provided on arrival. Arrivals from 4pm, Vacating by 10am. Fuel for fire and chimenea provided on an honesty box basis. Guests enter from the private parking area past the pretty little garden area and through an entrance porch into the upper ground floor which has been split into three spaces and combines many of the original ceiling beams with new and contemporary fixtures and fittings. The first bedroom contains a Twin beds which can be zip n linked to Super-king size bed size on request for couples only, with en-suite shower room and the second main bedroom a king-size bed, freestanding bath, separate WC and a wonderful Juliet balcony with lovely views out across the paddock and across to the moorland. The third space on the upper ground floor has been dedicated to a snug area with a multi-games table incorporating air hockey, table football and pool, multiple board games, jigsaws and other, wi-console. The upper floor is partly open to the lower ground floor and guests descend a bespoke staircase with homemade balustrade to the lower ground floor living area, containing the kitchen, sitting and dining area and a separate downstairs basin and WC. The cosy wood burner, set into a beautiful stone chimney, is a real feature with the main chimney going up through the centre of the building, an interesting feature and one of many in this beautiful holiday home. Light the fire, take a comfortable seat and take in the lovely exposed stonework, the original A-frame ceiling beams and the wrought iron features, including a most interesting horseshoe effect on the main wall. Two sets of double patio doors provide a bright and cheery feel to the room and lead out onto a spacious patio area with barbecue and a chimenea, once again, a great place to be to take in the 270 degree views. Guests can dine on the Rattan patio set under the parasol or relax on the sumptuous corner rattan lounge furniture within gazebo - under the twinkle lit glass roof, in total privacy whilst enjoying the mood lighting, a drink and taking in the far distance views of the dramatic moorlands. A stairway from the patio takes guests back to the upper car parking area. Guest access The Croft is signposted from Colne Road, pointing up the uneven farm track that leads to The Croft. This track is not suitable for modified sports vehicles with extra low skirts. Enter into a gravelled Floodlit yard directly positioned outside the porch entrance, with enough parking space for up to 2 cars. The Croft is a split level property, built into a banking. UPPER GROUND LEVEL:- Porch: On opening the porch door there is one step up (24cm high) and door width (73cm wide) The Oil fed Boiler is positioned in the porch, coats hooks, visitor book and shelving for shoes. On your right in one more small step (17cm high) and door (73cm wide) which opens onto landing area. Lighting inside and outside of porch. Fire extinguisher assembled next to porch door. Landing: From the landing there are 2 bedroom doors on your left, a long wide step (18cm high) which steps up in to games area. At the end of the landing there are 10 steps which wind down into kitchen. 2 Wall lights mounted. Games Room: This is open plan with no dividing wall from landing area. Consists of Multi games table (pool, air hockey and football), Wi console, board games, dominoes, library etc. Seating and nest of tables. This games room has a wrought iron balustrade which overlooks the kitchen beneath. 2 wall lights mounted and a hidden strip light that highlights the recessed shelving area. Twin bedroom (or Super King on request for couples only) bedroom: This is the first bedroom on your left from entering into landing from upper floor, door width (73cm wide). Consists of Two x 3ft single beds that can zip and link into one super king size bed for couples, double wardrobe, set of drawers and two bedside cabinets. 2 bedside lamps, 1 night light, 1 centre ceiling light. Hairdryer and linen and luxury fresh towels provided. Travel cot available upon request. En-suite shower/wet room with w/c to enter there is a small step (17cm deep) and door (60cm wide) - no hand rails provided. Sunk in down lighters and illuminated mirror. Opening out Window/ Fire Exit. Master bedroom: This is the second door on your left from landing area on upper floor, door width (71cm). Consists of: King size bed, double wardrobe, set of drawers and two bedside cabinets. Open Roll top freestanding bath within bedroom, 2 bedside lamps, 1 centre ceiling light and mood lights sunk into a re-cessed shelf behind bath (no hand rails provided). A separate toilet and sink area step down (17cm deep) and (door width 56cm) with sunk in spot lights. French doors/Fire Exit opening out onto balcony - overlooking far reaching views. Hairdryer and linen and fresh towels provided. Iron and ironing board inside wardrobe. Staircase: The staircase consists of 10 steps in total which wind down, 4 straight steps, then 4 cornering steps & 2 straight steps. These are 20cm deep x 25cm wide. Baby Gates are available on request. LOWER GROUND LEVEL:- Kitchen: Open plan with elevated ceiling. Contemporary fully equipped kitchen with all modern accessories, Microwave, 4 slice toaster, Kettle, Vegetable 3 tier steamer, slow cooker, conventional fan assisted electric oven, electric domino hob with overhead extractor fan and down lighting. Fridge with 2 shelves and small freezer compartment. Ceiling lights with dimmer switch, floor lights around the skirting of kitchen units, strip lighting above sink, touch lamp on kitchen work top. Dining: Open plan, Dining table that can be folded square to seat 4 or opened out to provide more space. Provides 4 high back fabric comfortable dining chairs. Highchair available on request. Ample lighting all round. Living Room: Open plan, furnished to a very high standard offering a very cosy country yet modern feel. Wood burning stove, fire gloves provided, with ample supply of logs and beautiful views through to french patio doors. Fire guard provided. (Fuel for fire and chimnea is provided on an honesty box basis). Owner cleans and replenishes the fire requirements. Tall reading lamp and lamp on tv music cabinet. 2 wall lights with dimmer switch. Four Seater Sofa, and single arm chair. Patio: Leading from 2 sets of french doors from main kitchen and living area, step down into patio area (5” deep steps ). A lovely stone paved sun trap surrounded by dry stone walling, which consists rattan lounge furniture and glass top coffee table, Rattan Dining set with parasol, snuggle blankets provided. Barbecue and tools are provided along with chimnea for those nippy evenings. Wood is provided on an honesty box basis. Grassy garden area to side with Love rocker/swing. Stone stairs: These lead from Patio on Lower ground level up to Car Park/Porch on Upper ground level. Garden gate at the top of the stairs (73cm wide) to provide extra privacy. These stairs have a sensor light which illuminates the whole stair case on an evening when in use. The Owner is present and available 24/7 in Prospect Barn within 6 strides of walk from The Croft, Please ring the owner for assistance. The Local Pub ‘The Trawden Arms’, ‘The Rock Café and Gift Shop’, ‘Trawden library’ and ‘Trawden Community run shop’ are all within 10 minutes walk (down hill all the way, and fairly steep on the way back up). The nearest Bus Stop is positioned outside the Trawden Arms and run every half hour. Police Station, Bus Terminus, Taxi Rank, Chemists and Banks/Cash Point Machines 10 minute drive. to Colne Town Centre - approximately ¾ of a mile away, the route is very steep and hilly. The Petrol Station is approximately 1.5mile away. Although every effort has been made to make this property as accessible as possible, due to the layout and position of the property is may not be suited to any person with mobility difficulties ie. Wheelchairs or mobility motors. This property is not fitted with any handrails, specialist mobility equipment. Samantha the owner lives next door and is always happy to assist if and when required. Trawden is a stunning village, boasting amazing countryside. The community run our local shop, hold annual events such as Trawden in Bloom competition, Garden & Scarecrow Fesitval, Agricultural Show, Beer & Music Festivals, Arts and Craft Fairs and so many more. The lovely Trawden Arms Pub is in the heart of the village which offer great food and woodburning fires and a very warm welcome. We are within walking distance of Wycoller Country Park, riverside & woodland walks and tea room. 10 Minutes drive to our town of Colne, you will find an array of eating and drinking places, live entertainment most nights - details are provided on arrival. Here at The Croft is a calm tranquil, stress free zone, very good for your soul. Nearest Bus Stop 10 minute walk. Taxi Service runs in our area. Train Station and Main Bus Terminus 10 minute drive into Colne Town Centre. Manchester Airport 45 minute drive. There is a washing machine and tumble dryer in my porch especially for your use. We can provide Washing powder. Feel free to use the rotary line outside for drying on lovely sunny days. We can provide- pop up Travel Cot, baby gates and high chair on request. The Twin room can be made up into a King Bed on Request (prior arrangement). Fuel for the fire and chimenea is provided on an honesty box basis. Arrival from 4pm to 9pm latest to advise owner Estimated time of arrival. Vacating by no later than 10am. STRICTLY - NO Dogs and NO Smoking inside. (smokers may smoke on the patio and dispose of stubs in the chimenea). You will be greeted by the owner on arrival whom will hand you the key. Welcome pack provided on arrival with local information. Tea, Coffee, Sugar, Milk, Jams, Butter & Bread provided as a starter pack only. Towels and bedding included in the rent. Toilet Roll and Kitchen roll included. To clean out the Fridge, Oven, Fire, Chimenea, Barbecue and empty the bins before vacating. To leave the cottage in good order as to when you found it. To report any mishaps, accidental damage - so that the owner can ensure repairs or replacements are made before next arrivals.
