The Studio-beautiful private annex with fab views!

Detached studio decorated & furnished to an exceptional standard,boasting privacy,beautiful views,space, personal drive, & 2 outdoor patio seating areas! In an excellent, quiet location in the village of Oulton, between the cities of Leeds and Wakefield . With outstanding views across fields and multiple walks on its’ doorstep, yet within a mile of the M62, M1 and A1. A wealth of amenities within a 2 mile distance, including 3 supermarkets, shops, pubs, bars , cafes, restaurants, and farm shops. The studio is a newly built for purpose annex, that has been decorated and furnished to an exceptional standard. The space can accommodate two adults, and is light, airy and spacious , with a high vaulted ceiling. It is ideal for couples, friends , or those travelling for business . The guest studio offers privacy and a warm and comfortable place to relax. We have recently built it as a detached extension to our property, in order to let it as a holiday home, so that other people can enjoy the idyllic setting and views that we are fortunate enough to benefit from . The Studio is equipped with a luxury shower room, and a beautiful kitchen space including a fridge, microwave, toaster and kettle. There is a king sized bed, from which guests can enjoy uninterrupted views, and there is also flexible seating, which can be used as a cuddle sofa, two armchairs or a sofa bed. There is a dining table and four chairs, and also impressive outdoor space, providing two seating areas, lawns, and planting. The property and courtyard garden benefit from complete privacy, and both gardens boast views of the fields and the animals that we are fortunate enough to call our neighbours (including horses, goats, sheep, chickens, peacocks, and pigs!) . A private drive with parking for 2 cars is available for your sole use during your stay. Your stay will be complemented with free tea, coffee and milk, and toiletries. We are a married couple of a fire fighter and a nurse, and have 2 children aged 10 and 11. We also have a Labrador, Lenny, who you are very welcome to meet during your stay if you wish. Equally, we can keep him well away upon request . During your stay, we like to give our guests freedom and privacy to enjoy the studio, however we are close by in the main house, so are very much available if needed and will always reply to calls & messages. Should you have any queries or questions , or require any extras, we will do our best to accommodate you. The studio is located in the village of Oulton, adjacent to Rothwell, and has a wealth of amenities within a 2 mile distance, including 3 supermarkets, various shops, numerous pubs, bars , cafes and restaurants, and 2 farm shops . The property is also in an ideal location for guests attending events & weddings at the local DeVere Oulton Hall Hotel & golf course, the grounds of which are literally metres away. There are plentiful walks near to the property, which we are only too happy to advise you on. The Studio is within a mile of the M62, which enables easy access to the M1 and A1. It is 5miles from Wakefield City Centre, and 8 miles from Leeds centre, and is on the 446 city bus route, which runs between the two. There is a train station 2 miles away, and the studio is ideally located to ensure guests are able to explore the plentiful sights of Yorkshire!
