From the two sitting rooms (both with wood burners), & all the front bedrooms, you can watch the waves roll in and experience spectacular sunsets over the bay. Visit this west facing holiday home and you could be soaking up the summer sun all day long, enjoying dining al-fresco in the garden and watching the sun set over Cardigan Bay, with the Llyn Peninsular as a backdrop. Our stunning, cosy, period house has it all. Newly refurbished, but retaining many original features included mostly stripped pine floors and furnished to a very high standard, Frondderw, has all the comforts of modern living and a lot more besides. Heating is oil fired central heating and with two additional wood burners, plus double glazing. The house is pet & smoke free so great for guests with allergies. Set in The Snowdonia National Park, Frondderw, is ideally situated for whatever type of holiday you want. For those with families, miles of sweeping sandy beaches can be found in Tywyn, Fairbourne or Barmouth. If you're into cycling or horse riding, there are numerous scenic routes to ride. This is a walkers’ paradise with Bird Rock, the Blue Lake & Cadr Idris just a few minutes' drive away! Zipworld, Bounce Below & Surf Snowdonia are only about an hour away, but If you're not the active type, then how about a ride on the Talyllyn Narrow Gauge Railway up to the mystical Dolgoch Falls? As well as having a fantastic location with views towards The Llyn Peninsula, our home is only 5 minutes’ walk to the beach & village centre with a shop and good pub/eatery. Just 15 minutes away is Tywyn with all amenities, including a hospital, restaurants, pubs, shops, cinema, leisure centre and more. Aberdovey Golf Club is only a 20 min drive and the fabulous Snowdonia countryside is right on the doorstep. ACCOMMODATION: GROUND FLOOR: From the substantial driveway with parking for several cars, you enter the period hallway with an original red quarry tiled floor and Welsh dresser. There is a downstairs WC and wash hand basin off the hallway. To the right is the biggest of the two lounge/sitting rooms with white wood floor and big bay windows which frame the lovely views. There are two 3 seater settees, 2 ‘shabby chic’ wooden chairs, Mexican pine coffee table, 32inch flat screen & DVD. The focal point, however, is a lovely wood burner and with a slate hearth & pine surround. To the left is the second sitting/reading room with stripped pine wood floor and windows which, again, look out over wonderful sea views. There is a 3 and a 2 seater sofa, Mexican pine coffee table, and another lovely wood burner with a slate hearth & pine surround. The dining room is to the rear of the hallway, with an original red quarry tiled floor; it has views of the garden and the hills. There is a lovely big oak dining table, with an additional small table, 10 chairs and a bench, so we can sit a full house around the table. The kitchen is off the dining room. This is a stylish fitted kitchen with lots of storage, a separate washing up area overlooking the rear garden, dishwasher, 5 ring ceramic hob, Belling range cooker with single & double oven and grill, microwave, 4-slice toaster, expresso maker and washer dryer. Just off the kitchen is a utility room with a fridge/freezer, plus iron, ironing board and clothes airer. FIRST FLOOR: Follow the feature stairway with gallery window to the first floor, where there are four bedrooms. All the bedrooms have stripped pine floors & privacy door locks. Sleeping 2. Front en-suite master bedroom with a king-sized bed and stunning sea views over the bay. There is a tall chest of drawers, vanity sink unit and an en-suite shower room with tiled floor, WC & WHB. Sleeping 2. Front bedroom with a king-sized bed and stunning sea views over the bay. There is a pine dressing table, vanity sink unit, antique wash stand with slate top and original built in pine wardrobe Sleeping 2. Rear bedroom with a double bed and lovely mountain views. There is a wash stand/vanity sink, shabby chic white wardrobe with shelves and bed side tables. Sleeping 2. Rear bedroom with two single beds and lovely mountain views. There is a 4 drawer chest of drawers, clothes rail, two chairs and bed side tables. On this floor is a family bathroom with tiled floor, a separate shower, bath with shower attachment, WC and pedestal wash hand basin. NB: The property comfortably sleeps 12 people, but we can accommodate 14 (2 sleeping on comfortable put up beds) A £35 per extra person surcharge applies. TOP FLOOR: Continuing to the top floor, via the feature stairway with gallery window, there are three further bedrooms. Two of the bedrooms have stripped pine floors & privacy door locks. Sleeping 2. Front master bedroom with a king size brass bed and stunning sea views over the bay. There is carpeted flooring, a 4 drawer chest of drawers, Ottoman window seat, small shabby chic painted wardrobe with shelves & drawers. Sleeping 2. Front bedroom/games room with a single bed & guest bed plus sea views. There is shabby chic Mexican pine shelf unit with games & books, clothes rail, 2 bean bags and 2 floor cushions, bed side tables. DVD player to keep the kids entertained. Sleeping 2. Rear bedroom with two single beds and lovely mountain views. There is a tall chest of drawers, clothes rail, dressing table and bed side tables. On this floor is also another family bathroom with tiled floor, bath with shower attachment, WC and pedestal wash hand basin. We also have a travel cot and a high chair. OUTSIDE: This lovely holiday home has large gardens to the front and rear. To the front of the property there is a lovely sloped, mainly grassed garden with shrubs & plants, plus off road parking spaces for several cars. Both gardens are enclosed and there is a large built walled terrace area. BBQ of course, garden table & chairs. Dine al fresco and enjoy the fabulous sea views and sunsets. Close to The Snowdonia National Park, Llwyngwirl and Tywyn are ideally situated for whatever type of holiday you are looking for. Whatever you’re into: fishing, surfing, kite boarding, sailing, mountain biking, bird watching, painting, landscape photography or horse riding, there are endless scenic places to explore. This region of Wales is without doubt a 'hidden gem' with some of the most spectacular scenery in Britain. This is a walker's paradise with Cader Idris just a few minutes drive away! Snowdon is only 60 minutes by car and the beautiful Coed Y Brenin Wood, with miles of mountain bike & walking tracks is just 30 minutes drive.Don't worry if you are not the active type, the effortless Mawddach Trail, featured in Julia Bradbury's 'Great Railway Walks' program, is accessible to everyone and takes you on a journey along one of the UK's most spectacular estuaries, brimming with wildlife. There are miles of beautiful unspoilt sandy beaches, as well as many local attractions, such as the Talyllyn Narrow Gauge Railway, which steams from Tywyn up to the mystical Dolgoch Falls. Just a few miles around the stunning Talyllyn Lake towards Corris, is the world renowned 'Centre for Alternative Technology' (or CAT) which is a fascinating place to visit and learn. Short breaks when available: Monday-Friday 4 nights & Friday-Monday 3 nights. There is a minimum charge of £599 for any stay. Prices inclusive of energy, wifi, bedding & towels. Please bring your own beach towels. Cleaning fee of £95 applied to each booking. Sorry, no pets. Changeover day is FRIDAY in the main season. It is the guests’ responsibility to insure against any losses that may occur should the need to cancel their holiday arise.
