Breathtaking Beauty by the lake (truly unique!)

Our home is placed in a breathtaking ancient (but perfectly renovated) farmhouse, surrounded by 20 hectares of a private estate (olive grove, vineyard, fields..) Calm and quiet, immersed in nature, you will feel like you live in a beautiful movie setting- almost to good to be true! (only almost though!) It's a place that's perfect for couples, families with kids and pets alike. The Eternal City is only about an hour's drive away, and you come home to nature and a refreshing swim in the lake. There are two floors (both with real wooden floor and old wooden ceilings!) The two bedrooms along with one bathroom are on the upper level, while the ground floor is composed of a big living room (with fireplace and a nice sofa to relax as well as a table for dining, playing etc), a kitchen and a small bathroom. The garden can be accessed directly from the living room. The kitchen is fully equipped (oven to dishwasher and all else you might need) The bedrooms both have a double bed, plus a kiddy bed (from 0.5 to 4 years old), and if needed we can add a crib. Both rooms have large windows with view of the garden (from the master bedroom you also have a view of a small castle-style house - lived in by a local "noble" family) You're more than welcome to enjoy and take advantage of the huge and beautiful garden all around the house, with a nice area with hammocks and a vegetable garden. The garden really and truly feels like paradise (to us anyway), with old pine-trees, all kind of fruit trees, views of the lake and walking paths. You'll wake up to birds singing, the view of the lake (when walking in the surrounding estate) and utter calm and relaxation (I might be repeating myself here but have I mentioned that this is UNIQUE?) The lake of Bracciano is a clean volcanic lake perfect for swimmimg or enjoying the beach and there's lots of treasures to discover in the area. You will receive the keys on your arrival and you will be free to come and go from the house as you wish! Please tell us in advance your check in and check out time thus we can organise. I usually try to meet your needs also at different times but it might sometimes not be possible. You will have access to the whole house and garden surrounding the farmhouse. We are a young international couple. The house is our home, but as we moved for 6 months to Spain we are ranting it. Thus do not expect a guest house but more a nice family house where you will have anything you need for cooking or washing! A friend will do the check in and check out for us, showing you the house and being available for anything you might need. In the farmhouse live other families, which are nice, calm and very friendly. As the garden is a shared garden please keep basic rules of respect and education. You can use the space as you prefer, but keep noise down and take care of it: we love nature and our trees and plants. There are two beautiful cats and dogs in the property, which are absolutely people-friendly, and especially kids-friendly. This area is very special as it is by the lake of Bracciano, surrounded by a natural park with wide woods. Nearby towns seat on the lake' s shores and are very beautiful: Bracciano Trevignano Romano and Anguillara. They all offer plenty of bars, restaurants and caffe, and some night life during summer time and on weekends. To Rome If you wish to visit Rome, you can take a train from Bracciano station, passing every 30 min, from 06:00 am to 21:30 pm. It is direct to Roma San Pietro. From there you can get to the Vatican city and Vatican Museums. Or you can stop in Valle Aurelia and take the metro A which stop at Spanish steps, Trevi’s Fountain, Piazza del Popolo and all main Roma’s central places. To come back to Bracciano you have to take the train from Roma San Pietro or Ostiense, or get by METRO A to Valle Aurelia. The last trains pass at 21:30. To Bracciano’s lake you can walk, 15 minutes, or take a car, 4 minutes. To go to Bracciano walking distance is 35 minutes, or in summer season you can check a bus from the nearby camping Roma Flash to Bracciano and return (10 minutes ride). On the lake you can visit the beautiful towns of Anguillara and Trevignano, reachable by bus from Bracciano. If you have a car you can easily enjoy the natural park of Martignano, Canale Monterano and the Vico’s lake. As well in an hour by train (train every hour from Bracciano station) you can go visiting the beautiful city of Viterbo, the City of the Popes - the house is cleaned before and after each arrival; - closest supermarket is in town (5 -10 min by car) - Free parking is included. Home rules - Please respect the house, and keep noise to a minimum during the night time (after midnight) including having long shower after that hour; - As the huge garden is shared with the other families that live in the farmhouse, please behave respectfully, avoiding noises and disturbing others. Everyone is very friendly, and you will enjoy a very relaxed atmosphere where respect and education are our rules. - At your arrival I will ask you your document according to the Italian rules about hospitality. - During you stay you can enjoy the huge garden of the farmhouse and the surrounding area (vegetable garden, parking space, etc. – it will be explained to you on the arrival) but we kindly ask you to avoid to walk around the 20 hectares’ estate which has a different owner. There are no fences around our property which is placed within the estate, but you will clearly see the division made by hedges.
