Most peaceful times are midweek in summer and anytime between March and December. The river can be busy with boats skiing and wake boarding in holiday peak periods however most river users are respectful and the boating stops at sunset. There are plenty of places to enjoy canoeing or fishing in the back waters. Please take any carp with you as they are a pest and cannot be thrown back into the river. All swimmers are encouraged to wear life jackets. Note as of 1st December 2017 new life jacket laws apply in South Australia. Neighbours are long time recreational river users and have boats for skiing on weekends and holiday periods during summer. Neighbours are over 50 and generally quiet. This is a neighbour friendly area so no noise after 11 pm. This is strictly enforced and can result in loss of bond All rubbish must be taken out and put in the bins at Sunnyside Reserve. Please limit showers to respect the waste pump out system. Nothing down the sinks other than water, no waste. TV in main room and main bedroom with remotes. Wheelchair access to house, walkways and patio area. Linen and bath towels supplied but please bring own beach towels. Parking for two vehicles only directly behind property. (We have had recent issues with vehicles being parked next to the farmers pump shed and this area is required for a turn around area). PRIOR PERMISSION REQUIRED TO OPERATE SKI BOAT FROM THIS PROPERTY. NO JETSKIS Boating must be in accordance with RMBRAG Code of Conduct. PETS NOT ALLOWED without acceptance of Pet Policy and prior permission is required accepting policy prior to acceptance of booking. Guests must advise with request breed of dog, age and sex of dog. Front of property (riverside/Jetty) are fenced so dog may wander about in the front yard. Plenty of bush tracks and walks for walking and toileting a dog. PET POLICY -No 'at risk' breeds permitted - as determined by AirBnb Host -Dogs and cats must desexed and immunised. -Pets not allowed inside unless in crate or cage. - Dogs must not bark and disturb neighbours - only 1 dog - all droppings must be collected from the lawn, beach area and rear track and deposited in the bins at Sunnyside Reserve - dog not to be left unattended at property - any evidence of dog fur inside the property will incur an extra cleaning/fumigation fee of $150 2 vehicles can park behind the property and excess vehicles at Sunnyside Reserve 700 metres east. A pull down awning and gate ensures privacy from next door. Next door neighbours are very respectful and respect diversity of the Air BnB guests. Owner of property visits the next door house (37 Greenbanks Drive) from time to time but respects privacy of guests. Sometimes a boat will be parked on one side of the jetty but guests can have full access to fish or relax on the jetty. Generally I will be available via phone and sometimes present at the next door property (with the shared jetty) I give the guests space. If I'm unavailable I will nominate another contact for you. The neighbourhood is primarily holiday properties with a few permanent residents. The area is popular for canoeing in the backwaters and water activities. This property is unique with absolute river frontage. There is a public bus to Murray Bridge, 11 km away and taxi only. The area is 'remote' and that's what makes it so enjoyable. Great pubs and restaurants in nearby Murray Bridge and Mannum townships. Supermarkets and shops in Mannum and Murray Bridge. The River Murray requires respect, all locals wear lifejackets when boating, swimming or canoeing. The environment is also sensitive in this area so we ask guests to take all rubbish including dead carp. Please do not scale and clean fish on the jetty and please remove all fishing tackle and dead fish. All rubbish to be placed in the bins at Sunnyside Reserve on departure. There is no roadside rubbish collection. Small fire permitted in the brazier on the front lawn, please supply own wood. NOT suitable for parties or groups. Noise sensitive at night, no noise after 11.00 pm. Mobile phone coverage can be limited in this area. High Speed NBN Wi Fi. Stereo in lounge room and TVs in main bedroom and lounge room.
