A sunny and cool summer house, warm and welcoming in winter with a large terrace, close to everything: the sea, the lagoon, the historic center of Orbetello, the Maremma, the beautiful cliffs and beaches of Argentario, a long bicycle path, pink flamingo colonies and herons at 100 mt. It is in the quieter residential area of Orbetello, Neghelli: relaxation and comfort assured. It's our home of the heart. Ideal for couples, small families, single. The apartment, located on the mezzanine floor of a two storey building, is elegant and refined in a modern style with some antique touches. Bright, fresh in summer and dry in winter thanks to excellent exposure. It consists of two rooms with large spaces and a large terrace: you can live comfortably both inside and outdoors and all guests can have their own corner of privacy and relaxation. In the living room there is an elegant open-plan kitchen with table for up to 6 people, 3-seater sofa bed, armchairs, fireplace. In the bedroom a comfortable double bed and a single bed that turns into a double bed. The room can also accommodate a baby cot available. The bathroom has a large masonry shower, fully equipped. Complete a wardrobe in the hallway. The beds are 3 but thanks to the couch and the double bed, it can accommodate up to 6 people. It has a large 40 sqm terrace with plenty of tables and deck chairs to accommodate guests, including a barbecue and a comfortable outside washbasin. It is both pleasant in the morning and hottest, thanks to the shading of the ceiling curtain, and to enjoy the sunset suggestion, given the exposure to the northwest. You can admire a partial view of the Ponente lagoon with the Talamone promontory in the background. Complete window mosquito nets, air conditioning, autonomous heating, alarm system. The large free parking available in front of the house makes this area enviable. Local public transport, including shuttles to the beaches, are all within walking distance. The house is close to all main services: large and small supermarkets, pubs, bars, pizzerias, ice-cream parlors, fishmongers, newsstand, pharmacy. With the new bike path, 100 meters from the house, you reach the historic center in 2 minutes, the Argentario in 20 minutes, the beautiful beach of the Feniglia in 40, crossing the lagoon in breathtaking walks. The track continues up to the Orbetello-Monte Argentario train station (5 minutes) and you can complete the cycling ring around the eastern lagoon with a wonderful walk in the freshness of the pine forest of the Feniglia. From our house you can walk to the historic center and its 'nightly movida' in 10 minutes. 100 meters of children's playgrounds and pedestrian and bicycle paths for romantic walks. HOW TO ARRIVE: - The nearby airport of Pisa and then train - Fiumicino Airport and then car - Orbetello is a small Venice of the Tyrrhenian Sea, nestled between the two lagoons (west and east) preserves many remains of the past including a beautiful Duomo with its elegant façade and Romanesque bell tower. The town is full of attractions: cinema open all year round, restaurants and pizzerias, bars, markets. From Morellino di Scansano (a renowned red) to wild boar pies, boiled water (typical vegetable soup), and then cheeses, oil. The fishermen of Orbetello (their restaurant is a 5 minute walk from our house) are also famous for their gastronomic activities: do not miss the smoked eel or roast beef, all strictly at km0 !. Also worth a visit are the many farms scattered around the area where typical products are sold. - Rome, Pisa: The nearby train station 'Orbetello-Monte Argentario' on the Tyrrhenian railway line allows one day to reach both Rome (one of the stops in the capital is a stone's throw from the Vatican) and Pisa. The railway line crosses many historical sites such as Talamone, Capalbio, Bolgheri, Castagneto Carducci, Alberese (Uccellina Park), Santa Marinella, Tarquinia, Cerveteri. For Rome the journey time is between 1 hour 40-50 minutes. Twenty trains are direct and without change. Within a short distance are Florence and Siena. The house is the perfect center of gravity to reach in a short time (car, bus, train) numerous sites of historical and natural importance. Although Roman, with my husband we have lived the Argentario and the interior areas of Maremma since we were younger : for this reason we will be happy to suggest the most interesting routes to do.
