No17 - Comfortable cumbrian cottage

A homely 4 bedroomed house only 2 minutes walk from the picturesque market town of Appleby. An entire house to have as your home from home. We pride ourselves with a nice, bright, clean house with lots to make your stay as comfortable as possible. Appleby is so close to the lake district and on the edge of the North Yorkshire National Park. The property consists of a spacious open plan kitchen/living/dining area, 2 large sofas, an armchair, 2 tv's, books, kids toys and board games . There is underfloor heating throughout the downstairs. The dining table has 6 chairs and 2 additional stools. The kitchen area is fully fitted with a double oven , grill and warming drawer. It has a 4 ring induction hob, Large american style fridge freezer, a wine cooler, toaster, kettle, washer, dryer, iron and ironing board. There is a downstairs cloakroom and on the first floor the bathroom consists of a bath with shower, basin and toilet. There are two bedrooms one with a king size bed on this floor and one single bed with pull out floor mattress and two further bedrooms on the second floor. Please note bedroom 4 is accessed through bedroom 3. All beds have mattress protectors and pillow protectors on. There is a courtyard front garden with a seating area and the rear enclosed garden has a table and chairs, separate seating area, a barbecue. We also provide a high chair, cutlery, plates and cups for little people. The property is situated close to lots of walks and is close enough for trips to the lakes and other nearby beauty spots. There are so many things to do in the area and you will probably run out of time to do them all. The swimming pool, childrens play area and football pitch are two minutes away and the local shops are equally a stone's throw away. Check out is 10am. This house sleeps 6 but 7 with the pull out floor mattress. If you need to contact us during your stay we are contactable by phone or email and are only 5 minutes away at any time. Our house is special as we are in an area of outstanding beauty, so close to the lakes but far enough away to escape the traffic and the headache of finding a parking place ! We are close to the coast to coast walk, the pennine way, lady Anne's way and other well known walks. Appleby has the historic Settle to Carlisle Railway line which goes either towards Carlisle or towards skip ton passing over the Ribblehead viaduct. A children’s play park is just down the road as is a playing field, swimming pool, cricket pitch and clubhouse. The house is a 5 minute walk from the train station which is on the line which links Appleby to Skipton, Carlisle, Leeds and further afield. There’s lots of places to walk and 2 minutes away is the River Eden with walks around the area. We are also able to offer discounted trips using a licensed taxis and minibuses to take you around the area and around the lakes. The house is situated in this pretty little town and is tucked away behind the high street. It’s close to takeaways, pubs, grocery shops and a selection of independent shops. There a cute little wholefood, homemade food cafe at the end of the street which also houses a bookshop and craft workshops. Please note all beds are made up for your arrival . We provide a toilet roll in both toilets so theres no need to rush to the shop until you're ready to. We provide pillows and duvets for all beds and regarding towels we provide one large bath towel per adult and one hand towel per bathroom. Please note the pictures shows a trampoline, however this is now not in the garden.
