We are of course happy to answer clarifying questions, but work best with those potential guests who have reviewed all listing info ahead of time. There is free street parking (unmetered) that is generally available directly outside the building on Leavitt St. and for 2+ blocks both north and south on the same street. West of the building on 24th and on Oakley are also options, and many neighboring streets north of Cermak are also free and not zoned if you can't find a parking space on the same block as the building. Please refer to the listing photo for more detail on specific zoned/un-zoned streets. Close to public transportation as well if you are not bringing a vehicle, please see "Getting Around" section. -Onsite indoor garage potentially available - please confirm availability prior to booking if you require this (as there are more apartments than garage spaces). -Zinus 10" memory foam mattresses and pillows -High Efficiency washer/dryer - free for your use, (not coin-operated) within apartment -Lighting-quick wifi (250Mbps plan as well as backup network available) -Smart 43" LED television with built in Roku streaming for use with Netflix, Hulu, Amazon, HBO, etc. -Smart keypad locks for security and convenience -Units within building are only rented for a minimum of one month, and the tenants are typically busy healthcare professionals and business travelers. Issues common to having Airbnb vacationers as neighbors are generally non-existent due to the longer-term nature of tenants’ stays. -Detailed instructional video tours sent in advance of your stay -Full, private access to everything pictured. -Because most of our guests stay for more than 2 months, we likely have fewer reviews than other listings in our area. Viewing all the pictures, descriptions, and reviews of this listing, as well as others we have in the area, is a great way to familiarize yourself with the property, location, and living experience. -We are a monthly-stay company only, and operate quite differently from other Airbnb hosts whose places you may have stayed, particularly those hosts who do very short stays. We operate much more like property managers for a standard long-term apartment lease, which allows us to pass the savings on to our residents. We don't have an onsite management office or full time staff onsite, as this is a smaller building. -We aim to be responsive if there are issues on your check-in date if you plan to arrive in the evening time, but generally are most responsive from 8am-4pm Monday thru Friday; all messages will receive a response within 24h if sent M-F, and within 48h if sent on weekends. -Related to the above, we will respond onsite when necessary, but we work best with those guests who are open to troubleshooting minor issues remotely over Airbnb message. We appreciate friendly guests who don't mind changing a light bulb or two or some batteries here and there :) -Permission to enter – per standard Chicago ordinances, we will provide at least 24h notice if a staff member or tech needs to respond onsite to address something, unless you authorize someone to enter earlier than that. This intersection can prove to be very helpful when searching your transportation options in an online map. Please note that the entire reservation amount is NOT due at the time of booking :) One month's rent is charged, and then the rest is charged by Airbnb in monthly installments - please see the screenshots of the Airbnb FAQ on this topic within our listing photos. Listed rate is only applicable for stays 41 nights or longer. Stays between 31-40 nights require an additional $275 that will need to be paid via Airbnb Resolutions Center after reservation booking is confirmed. For 2nd/3rd payments, a $125 additional late fee will be assessed for any payment issues that are not resolved within 12 hours of us notifying you. Sending us proof of payment that you resolved the missed payment, via a screenshot of a receipt sent to us via email or Airbnb message, is required to not have the fee assessed. We expect guests to familiarize themselves with the Airbnb payment procedures, plan for the charges ahead of time, and ensure that their payment method is up to date and has funds available prior to being charged for payments beyond the initial booking payment. To check when you’ll be charged for upcoming payments: please follow the steps outlined in the last few pictures of the listing. We would appreciate a screenshot of this page for our records and to send you payment reminders if you wish. We rely on Airbnb for all payment processing. We have limited visibility into guests’ scheduled payments and amounts; Airbnb typically shows us only our payout amount and payout date, which are different from your scheduled dates and amounts. The owners of this apartment building invested a significant amount of time, money, and resources into a complete renovation in the summer of 2019. That said, the building is over 90 years old and, though greatly cared for, shows its age in some places. Expect to find some loving wear, quaint aging and minor quirks that you might not find in a brand new high-rise :) The question we receive the most: "Do you offer discounts for monthly stays?" The answer is yes :) The pricing you're seeing in the calendar and on your inquiry already considers that the guest would stay at least 1 month - as we are a monthly stay company only. Beyond that - A further 1-time discount of $75 can be offered if you choose to bring your own towels and bed linens. Please let us know if you would like to take advantage of this offer. -We will still provide: mattress, mattress protectors, comforters (duvet inserts), at least 3 pillows per bed, pillow protectors, bath rug. -You would likely need to bring: bath towels, sheet sets, duvet cover sets. -The Welcome Box amenity kit pictured in the listing photos will still be provided by us. If you're seeking a further discount, please note that this requires involvement from our bosses (the property owners) and we may not hear back from them immediately. There is no set formula for when a discount may be offered, as it depends on a number of factors - we have no authority to offer anything beyond the linens/towels discount. It is rare for anything further than the linens/towels discount to be offered for a reservation that is under 2.5 months or that is from someone with fewer than 2 positive Airbnb reviews. The owners believe our pricing is very fair and in line or below the market rates, and pricing is updated constantly. In order to consider a further discount, the owners require the following information, within your first message to us: -links to, or complete listing titles of, at least 2 other comparable Airbnb listings you are considering that are offering a lower price for the same dates -details about the nature of your stay and names of all individuals that would be staying about the place -a mention of the color yellow to ensure you've read through our entire listing description -details about yourself and other guest(s) and that would help them feel you would be a good fit for the space. We expect our guests to be courteous and to respect and maintain the property, and to leave it upon check-out as just as they found it. Within the check-out instructions that will be sent prior to your departure will be a reminder to remove all trash and personal belongings from the property – our housekeeping staff typically charges $150-$175 for excessive trash and/or personal belongings removal, and we always wish to avoid charging guests for this as it is an unnecessary and avoidable cost.
