Nestled in a quiet rural village on the outskirts of Bath, Dairy Cottage is a dog friendly*, comfortable retreat with everything you need for the perfect getaway, including hot tub*, and outdoor dining area with fire pit. There is a fully equipped kitchen, and dining and living area with wood-burning stove. Two bedrooms, sleeps 4 adults (max) and 1 child. The detached property benefits from enclosed parking and is ideal for walkers and cyclists. Occasional 2 night bookings available on request Dairy Cottage is one of five outstanding properties that are ‘Somewhere a Little Bit Special’ in and around the UNESCO heritage city of Bath, England. Dairy Cottage is the perfect getaway for an unforgettable escape on the outskirts of Bath. Situated in a quiet rural village in beautiful countryside with stunning valley views, perfectly located with easy access to Bath (3 miles, £10 taxi ride) and Bradford upon Avon (20 minute drive). The layout of Dairy Cottage is ideal for two couples, or a family of five. As you step through the front door, you’ll be instantly struck by Dairy Cottage’s generous proportions, made even more impressive by its soaring ceiling, exposed A-frame beams and bright windows, allowing light to stream in. The cottage is equipped with all the mod-cons including underfloor heating, large LED tv’s, Audio-Pro entertainment system, USB charging points, Lavazza Coffee machine, luxurious 400 thread count Egyptian cotton bedding and waffle bathrobes to use after you have soaked your cares away in the woodfired hot-tub. While we love to welcome families to Dairy Cottage and can supply a travel cot, high-chair and kids’ toys, the property is on multiple levels and therefore may not be idea for infants or elderly; for example we have a beautiful stone raised external seating area, firepit and a wood-fired hot tub which if not supervised by adults could be unsafe for infants and young children. We do not supply child safety equipment like stair gates and cannot accept any liability for injury during any Guest’s stay at our cottage. However, if the Guest is happy to accept full liability for the safety of their children during the stay, the Owner would be more than happy to welcome the Guest and their children. Just 3 miles away is the vibrant heritage city of Bath, which boasts the famous Roman baths, Thermae Bath spa, and the famous Royal Crescent, one of Bath’s most iconic landmarks. The cycle path to Bath (The Two Tunnels - which is great to experience the old steam train route to central Bath) is 200m from the cottage. There are also several National Trust areas nearby, including Iford Manor, Monkton Farleigh Manor, Dyrham Park and Stourhead House. Longleat is 15 minutes by car and Cheddar Gorge and the city of Bristol are both approximately 50 minutes drive. Both the kitchen and bathroom have underfloor heating and limestone flooring. Living Area The vaulted living area features a 4-seater, grey-coloured corner sofa and grey comfortable armchair and a fabulous, woodburning stove with complimentary logs and fire lighting equipment. There is a large dining table which can comfortably seat those staying. Kitchen The small, fully equipped kitchen has oak worktops, lots of cupboard space for all the crockery, glassware and utensils - everything you need for a self-catering holiday, including an oven, microwave, dishwasher and a large fridge freezer with cold water dispenser just outside the kitchen. Bedrooms The master bedroom features a sumptuous super-king bed with 400 thread count sateen Egyptian cotton bedsheets. French doors lead to a small patio area where the evening’s last rays can be enjoyed. There is a large fitted cupboard with plenty of hanging space. The bedroom also contains two sets of drawers and a beautiful rose wood chair. The room has an LED TV with firestick and USB sockets for phone and device charging. A corner cupboard contains the Miele vacuum cleaner, cleaning equipment, iron and ironing board and clothes airer. Leading up from a curved staircase from the living area is a small bedroom containing a triple bunk: a single bed on top of a double bed. All bedding is sumptuous 400 thread count, sateen Egyptian cotton. Two waffle bathrobes are hung in the freestanding cupboard. This room is compact and therefore is ideally suited to 3 children, or a couple. Shower Room Dairy Cottage features a limestone shower room with a washbasin, WC, mirror cabinets with shaver points and a heated towel rail and space for guests’ personal items. A cupboard contains the washing machine, peg bag and washing liquid/powder. Outside French doors in the living area lead to a covered flagstone patio. Curved cobbled steps lead up to a beautifully designed alfresco seating and dining area with a gas BBQ. A semi-circular stone seating area with comfortable cushions surrounds a moveable firepit = the perfect place to enjoy a balmy summer evening. Throws are provided in case there is a nip in the air! The outdoor dining table and parasol perfectly seats all guests and there are plenty of suitable outdoor plastic glassware and plates to make the most of alfresco dining. In a separate area of the garden is a wonderful wood fired hot tub available for hire at an additional charge of £150 for 3 and 4 night stay and £250 for 7 days +. The hours of use are 10am-9pm (10 pm on weekends). Plastic glasses are provided for outdoor use and around the hot-tub. The tub is emptied and scrupulously cleaned to the highest standards between each set of guests and on a weekly basis. . Please adhere to ALL rules regarding the use of the hot tub as set out in the house rules and property terms and conditions. We do have a safety booklet with regards to the hot tub, we strongly recommend you read all the advice. We are currently asking guests to sign a disclaimer regarding the hot tub to confirm the rules have been read. Government guidance in relation to hot tubs and Coronavirus is that guests use the facility at their own risk. We take the hygiene of our tub extremely seriously, but we also expect guests to be responsible and reasonable with their use of the hot tub. Misuse of the hot tub resulting in extremely soiled water rendering the hot tub unusable will incur an extra charge (£50) should guests want it refilling (due to change of water, power and treatment). Dairy Cottage has enclosed parking for two vehicles directly outside the cottage with plenty of room to store bicycles under the canopies. Once you have settled into Dairy Cottage you can decide what you would like to do, probably a mix of relaxing in your comfortable space and testing out the hot tub, enjoying the flora and fauna surrounding the cottage and just soaking up the atmosphere. However, if you wish to explore, you can walk around the village, stop for a pint at the local village pub or stroll to the numerous pubs in the neighbouring villages including the famous community Packhorse pub in Southstoke. Or for the more active, you can head down the cycle path (200m from the cottage), which was once the old railway track to Bath and Bradford-upon-Avon. There are also many stunning and varied walks along the historical valley and surrounding hillsides. Dairy Cottage is located on the corner of the Owner’s land situated on the crossroads of a small quiet village. Guests DO NOT have access to the Owner’s land without express permission. There is parking for a maximum of 2 cars within the gated private parking area. For those that wish to cycle from central Bath, the Sustrans 2 tunnels cycle route offers a relatively flat 7km cycle to the property (it was made for stream trains). Please note that Bath and the surrounding area is naturally hilly providing a a beautiful escape. The property has numerous steps and although we have handrails installed, it is NOT suitable for wheelchair users. We love to meet our guests in person and are on hand to answer any queries or help out as needed. Midford is a quiet rural location. There is one pub in the village but NO shops. There are 3 other pubs in walking distance but please note we are in a stunning valley which means hills! The nearest shop is the Tesco Esso Petrol Station 2 minutes drive away and a Sainsbury's supermarket within a 3 minutes drive. We are on the two tunnels cycling route and have fabulous walks in the surrounding area. Please note although we are on a bus route, it is highly recommend to have a car to travel to the shops and around the area as the bus is infrequent. We can be reached via bicycle from central Bath which is approximately 8 km from Bath central station on a mostly flat cycle path (it used to be the old stream train route into central Bath). Smoking Please note, indoors is strictly non-smoking. Evidence of smoking in the house will incur a substantial fee starting at £200. There is plenty of outdoor space should guests wish to smoke, however, we politely request that the gardens and surrounding areas are not littered with cigarette butts. We host many families with small children and pets. We are non-smokers and have children and do not feel we should pick up other people’s cigarette ends! Dogs We have two adorable springer spaniels and therefore welcome guests with up to 2 additional dogs for a fee of £30 per stay (this is an additional cleaning fee to ensure that the property is appropriate for future guest without pets). We ask that you inform us in advance if your dogs are lovers of furniture and sleep on your beds. We provide additional throws and protectors to ensure our furniture and linen stay clean and top quality for all future guests. We also provide an outdoor tap to wash muddy paws (and boots) – please don’t let in dirty doggies! We also provide dog towels and dog bowls. Complimentary poo bags are also provided and guests are expected to pick up after their dogs and dispose of in the bin provided outside. Dogs are not to be left unattended. The countryside around Dairy Cottage is home to a wide variety of wonderful wildlife including deer, badgers, foxes, bats, owls, birds of pray and rabbits; also extensive flora and fauna. To that end, please ensure your dogs are suitably treated for ticks and fleas before they arrive. No one wants to arrive or go home with additional ‘friends’! Unfortunately, owing to our dogs, cats and birds are not welcome.
