Stone-built, semi-detached cottage with an abundance of charm and character , coal fire and central heating .The cottage is quite deceptive and the main rooms are spacious. It has a lovely cottage garden overlooking the Malt burn, which is bounded by the woods on the base of the Eildons. Ground floor, bathroom; sitting room (with digital/free view tv and fireplace); small bedroom; dining kitchen; and upstairs, the main bedroom and one further small bedroom. Situated just yards from one of the listed pedestrian routes to the Eildon Hills, Number 27 is superbly positioned as a “base camp” for casual or keen walkers as well as those who are content to take the short stroll into town and avail themselves of the various wining and dining establishments or other places of interest. Time spent in the sitting room can be quiet and contemplative, with a glass or cup of something, a book and the glow of an open fire or guests can tune in to the digital tv for television or digital radio. The bedrooms are quiet and comfortable. The dining kitchen is good-sized and equipped with the main appliances (halogen hob; fan oven; fridge/freezer; microwave; dishwasher etc) and utensils and crockery. Outdoors, there is a small patio /terrace just outside the back door or guests can enjoy the landscaped and terraced garden overlooking the Malt Burn and the woods at the rear. The primary sounds being the Malt Burn in spate and the calls of woodland birds. The cellar room, with lighting and power, is accessed from the garden and offers storage suitable for bikes , golf clubs , walking boots etc The washing machine is located here and a clothes drying line (on retractable reel) is positioned outside, at the cellar door. The whole cottage with its rear garden and basement laundry/storage facility are available at all times. There is free on street parking outside. At the foot of the iconic Eildon Hills, Melrose is home to the world-famous Greenyards rugby ground and ancient Melrose Abbey. The annual book festival has become a popular fixture, attracting the great and the good every year. Melrose is now served (via the station at nearby Tweedbank) by the Waverley line to Edinburgh. The town is well served by a variety of privately run shops, hotels, pubs and restaurants. There are also library; museum; tennis courts; parks; gardens; and a co-op supermarket. For those needing retail park outlets ; swimming pool; cinema etc, Galashiels is located only about 3.7 miles away by road. (Alternatively the short rail trip could be taken from Tweedbank to Galashiels). The cottage is literally a few steps from the signposted St Cuthbert’s Way footpath leading to the Eildon Hills. From the front door, Melrose Abbey can be seen in the near distance and it, together with all of the amenities and attractions of Melrose, are within easy reach. There is free in street parking directly outside the cottage where a space is usually available. The town is well served by buses; taxis; train link via nearby Tweedbank (the Waverley line to Edinburgh). All attractions and amenities offered by the town itself are within easy reach on foot. Part of the appeal of the cottage is its character and quirks. The internal stairs are quite narrow and relatively steep. Upstairs, there are sloped areas in the ceiling spaces. Externally, there are stone steps from the back door to the garden. There is a handrail provided. The garden area itself is enclosed and partly terraced, drawing guests to walk down and see the pleasing woodland and the burn below. Supervision of children is recommended.
