Lovely spacious restful sunny room with garden view, behind owners home, with own access and bathroom. Quiet location whilst a 3 minute walk to shops, bus stop and 5 minutes to local Claudelands Park and Event Centre. Tea coffee making facility in room, and use of own fridge, microwave, plates and silverware in adjoining garage space. Iron and ironing board. A small supply of milk is left in fridge. Outside table and chairs There is a self check in . I hope to meet guests during their stay. I will give you space during your stay. I am very happy to provide any information you might need on the local area . Very central to the CBD, Claudelands Event Centre, Hamilton Stadium, Cricket Ground, and Waikato River walks. A short drive to the world class Hamilton Gardens, Museum, and Waikato University. Close to good bus service Very short walk to supermarket and restaurants. Recommended local Cafe, Coffee Culture. Nice food and atmosphere. Opens 7am . Has a wide range of cabinet food. Electric cooler fan in room
