CHSE Villa. Spacious, luxury sea-front, fully equipped & serviced, set in acre of lush garden. 18m pool, jacuzzi, bale's & water features. Immediate beach access. Modern kitchen, comfy indoor-outside living areas. 8 private a/c'ed bedrooms w. en suite bathrooms; studio, gym & sea-view lounge make bedroom conversions. Staff; cook/maid, 2 houseboys, 3 gardeners & night security. 10 Mpbs WiFi (upgrades to 20 Mbps), Sat- & Smart HD-TV. Village 1km, Lovina 25 min drive. 6 seater car/driver for hire. We are a CHSE certified villa, meaning that we meet the 'Cleanliness, Health, Safety and Environmental Sustainability' protocols in Indonesia. It is a governmental "Visa on Arrival" entry requirement to spend your first three nights at a CHSE villa/hotel immediately after clearing immigration and customs. Meaning that after leaving the airport you can go straight to the villa. We also follow Airbnb cleaning & sanitisation procedures. So choose Palmeira for your well earned vacation or family reunion. Perfect too for an intimate wedding or special anniversary. You will love the villa and our team will spoil you. This beautiful, well appointed, privately owned villa has immediate access to the beach. It is set in an attractive acre of grounds complete with an 18m pool, a fish pond and other water features including a jacuzzi. It is our home for some of the year, not a rental investment. Enjoy excellent cuisine from our cook Nita, poolside snacks & drinks and evening cocktails served by our house boys, Agus and Den. We can arrange on-site massages, beauty treatments or yoga classes and there are a wide range of activities in the area. Villa Palmeira offers a rewarding and relaxing holiday experience. The whole property is exclusively "All Yours" with a trained staff of seven to spoil you, tend the gardens, look after the pool and provide 24 hour security (though this is a very calm and safe part of the island). Our experienced team will make up your rooms in the morning and provide an evening turn-down service. They will cook and serve snacks and meals, make fruit juices and shakes or snacks as you enjoy the big pool and before dinner they can prepare your favorite cocktails. They will do the washing up, keep the villa clean and can also provide a laundry service. The staff will take you to local markets or they will do your grocery shopping for you. They can also act as guides as you explore the area. The villa has a contemporary open Balinese design with traditional thatched roof and offers 600 sq. meter (6,000 sq. feet) of covered indoor and outdoor living space which includes upstairs balconies, sunning decks & lounge areas. Enjoy the 18 x 6 meter (20 yard) pool and a hot tub (jacuzzi). There is a secluded courtyard, fish ponds, attractive water features and bale's (Balinese pavilions) in a lush, verdant, tropical garden. The property covers 4,000 sq. meters (40 are or 1 acre) and runs down to the sea with an expansive 40m (125') waterfront. In addition to the spacious indoor living room and al fresco dining & lounge areas, Villa Palmeira offers the potential of eight bedrooms. All beds take a king size mattress, each bedroom has A/C, a dressing table, wardrobe and wall safe, and has its own private bathroom plus toilet & shower. Three of the bathrooms also have bath tubs and there is a jacuzzi under the rice barn. There is a well appointed modern kitchen. Lots of patio space too, both covered and for sun bathing. Five of the bedrooms have a conventional layout, though one of these rooms easily doubles as a library and enjoys a private courtyard. Three further rooms serve a dual purpose; one as an exercise room (with cross trainer and cycle machine), another as an art studio or office. The third, a rice barn conversion, has as a small balcony and ocean overlook lounge. All three can be used for their original intent or converted into comfortable extra sleeping space with king size sofa beds with proper mattresses. Each of the eight en suite bathrooms has its own private shower, washbasin and toilet. So, depending on the size of your group, the villa can support from 4 to 8 A/C'ed double bedrooms as you accommodate more of your family & friends. All eight bedrooms have doors which can be locked, and both sheer and blocking curtains to assure complete privacy. All have a wall safe for valuables. We have a baby cot & high chair and two extra single fold out beds for little ones needing to sleep in the same room as the parents. If you need to "home office" for some of your stay, our WiFi provider delivers 10 Mbps and there is good connectivity both upstairs & down, and across the property. If you have special and so greater broadband needs, 20 Mbps can be secured for an additional €3/day, though the 10Mbps which is included as part of the rental usually suffices. With the Smart TV you can receive Netflix and YouTube as well as other services. We have two outlets for Indovision cable TV (over 100 channels with international news, sports & films). The villa offers great privacy. The property is open on three sides and is screened from the neighbouring villa on the fourth side by a wall and lush vegetation. It enjoys an ideal seafront setting, a coral reef to the west and sandy beach immediately to the east. There are great views across a vineyard, mixed agricultural land and into the mountains of West Bali. The mountains of East Java can be seen in the distance. It is quiet and peaceful, well away from any main roads, though access from the village (on the main coast road) is extremely convenient and on a well surfaced road the whole way. Transport (by car, mini-van or scooters) is easy to arrange through our staff. Our manager, Anik, will provide help with airport transfers and local transport, and both she and Agus, the head house boy, will recommend and help arrange activities such as dolphin watching, visits to hot springs, an array of traditional temples, treks to waterfalls, a visit to a plantation in the hills, scuba diving & snorkelling, water sports, fishing trips and beach clubs. Agus is a competent local guide too! You can also enjoy on-site massages & beauty treatments. Let them help you engage your own personal yoga teacher. Or just relax, catch a shady spot to read a book, listen to your music and marvel at the natural beauty of the surroundings. This is a very peaceful and enjoyable part of this fascinating and welcoming Island; very much the way Bali used to be! Events, like Weddings, Special Birthdays, Anniversaries and Family Reunions can all be arranged. Our staff can cater an elaborate feast for groups of up to 20 people. We can secure the village permissions to hold late night parties with a Live Band or DJ. Take advantage of the dance floor or a show from the village's "gamlan" (30 traditional musicians) and Balinese dancers. Nor do you have to be a big group to enjoy the villa and its space, comfort and the service it has to offer. Individual couples and small groups are very welcome too, and because of those multi-purpose bedrooms (the library/courtyard, exercise gym, ocean overlook lounge and art studio), you will never feel that you are staying in an empty hotel. It is a home from home. We have had happy couples get engaged, spend their honeymoons or simply enjoy the peace and tranquility, the pool, the gardens, massages and beauty treatments, the local walks and other activities, with cocktails at sunset followed by a romantic dinner. There is an on-site car for hire with driver (€45/day, €25/half day, 100,000 rupiah/hour) and scooters can be easily arranged with the staff (100,000 rupiah/day, approx. €7). The whole property, the staff, the spacious villa, the pool and the extensive gardens will be entirely yours during your stay with all the privacy, security, pampering and luxury comfort that this affords! We provide all the bed linens, bathroom and pool towels and each bathroom has soap, shampoo & conditioner, shower gel and body lotion. A baby cot, high chair for meals and baby safety seat for the car are all available. So too are two fold out single beds with mattresses for smaller children who need to sleep in the same room as the parents. A nanny, or baby sitter, can be arranged at €10/day. The staff will greet you with refreshments when you reach the villa, settle you in and make sure you feel comfortable. You can pre-arrange a meal to be prepared for your arrival, and breakfast the first morning, so you can settle in and there is no stress to rush out and immediately buy provisions. If you have a late arrival, or you are somehow delayed, there will be someone to meet you late into the evening or nighttime. You have Nita, our cook, to prepare all your meals. She can conjure up a wide repertoire of Asian, Western and "healthy eating" meals as well as being sensitive to any dietary restrictions. She is willing to learn new dishes or maybe you would like her to give you a cooking class on how to make some Balinese specialities? No problem. As regards groceries, one option is to simply send one of the staff with the list of ingredients to do your shopping. Or you go yourself to the local markets and supermarkets where you will discover a great range of fruits, vegetables, seafoods, meats, breads, cereals and a wide choice of reasonably priced liquid refreshments. Our staff will do all the food and drinks preparation, cook and serve the meals, as well as cleaning up afterwards! It is like having your own private restaurant, but at eat-at-home prices as there are no restaurant style mark-ups. For large groups (more than 8 people) we will arrange a second cook (€15/day) to assure day long coverage in the kitchen and more variety with your meals, covering special dietary or children's needs, and assuring lots of cool drinks and snacks at the pool throughout the day. Services like massages and a full range of beauty treatments can also be carried out at the villa (they start at just less than €10/hour). There are also exercise machines (a cross-trainer and a bicycle) as well as floor exercise mats for yoga, plus straps and blocks (no charge for the yoga equipment but please tip the boys for laying them out and keeping them clean). We can arrange a yoga teacher for €15/hour for a small group. Dolphin watching, fishing, scuba/snorkel diving, visits to local beauty spots, temples, hot springs, waterfalls, coffee plantations or the nature parks, water sports centre or beach clubs can be arranged through our head house boy, Agus, or manager Anik. Agus will be happy to act as a guide. Say you are staying at Palmeira and you will be specially welcomed at Nyoman's Villa Restaurant and the Spice Beach Club in Lovina, where there are also other restaurants and some nightlife. The "10th Table" is Lovina's latest gourmet addition, and (hard to believe for generally more laid back and casual North Bali) is as good as anywhere you will find in London, Paris or New York! Quite incredible; they have a transport pick-up service too. We have experience in planning Weddings and other celebratory events, with some great Balinese entertainments and diverse East-West fusion cuisine prepared by our own cooks. We will arrange the extra staffing and catering and obtain all the permissions from the village for a Live Band or DJ and for dancing to go on late into the evening. Just look at the happy people in the photo gallery and their 5 star reviews; this could be you! We now limit the numbers to 20 to keep things more manageable and intimate with any outside guests preferably coming from the adjacent villas. Given the drive across the island, enjoyable and scenic but still quite tiring, we would also suggest that if you wish to hold a wedding you book for 4 or 5 nights. That lets you settle in and rest up after your travels and, after the ceremony itself, to relax, spoil yourselves and enjoy the wedding memories. For the wedding itself, with 20 guests, you should budget between €3,500 and €5,000 which includes the decorations, celebrant, photographer, cake, some traditional entertainment, a feast and music afterwards. For a birthday or anniversary feast and party with dancing afterwards you should budget €12-20/head for a great spread of food and a further €15-20/head for the staff to put up decorations, serve drinks and the meal, for music and dancing (with village permissions for late night music arranged for you). Everything will be cleaned up and cleared away afterwards and the amount would include overtime and extra staff as well as tips. Specifics can, as always, be arranged with Anik to meet your requirements. Payments for shopping, supplies or other services can be made using credit card at the villa with a 3% service charge that is applied by the bank. When you make your reservation we will send to you, on your temporary Airbnb e-mail address, attachments which explain how the villa works, activities in the area, a guide of interesting and fun places to visit and "Nita's Kitchen", a selection of menu choices during your stay (though certainly not limited to those suggestions). Our cooks specialise in Balinese as well as Asian and Western cooking and are always willing to learn more recipe's and give complementary cooking classes too. Special dietary requirements and ways of preparing the food are readily handled. A mixed grocery basket costs about the same price as in KL, Beijing or the UAE, but is about 20% cheaper than in Singapore, Shanghai, Houston (one of the US less expensive cities) or any British city. It is about 2/3 of the price you would pay in Melbourne, and many French or German cities, and is almost half the price as in Perth, Hong Kong, Paris or San Francisco. A website search can give you more details. A golden rule is to check the grocery prices carefully when you buy. Things like avocado's are grown locally, and imported from California; they look similar, but the price is vastly different. In general imports are expensive. About two weeks before your arrival we shall put you in direct contact with Anik, our English speaking manager, who will help with your transfers to the villa, firm up the expected arrival time and make other transport or similar arrangements. When you arrive you will be welcomed and pampered by our manager & staff of seven; maid/cook, two houseboys, three gardeners and night security. We accept late evening or night arrivals, but please advise us as you make the reservations or get closer to your arrival date. The staff will be there to settle you in and make you feel comfortable. Our security man, Mr Smith, can take your passports (or simply give him two photo copies of the vital pages with photo's and dates) to the local tourist police to make sure your are properly registered. The government fee for this is 50,000 rupiah each, or about €3,00 per person for your entire stay. Unlike hotels and restaurants on the island, we do not apply a mandatory 5-10% service charge, it is entirely voluntary. So please consider this when you plan your trip and kindly leave an appropriate amount when you leave the villa. It is best to give it at the time of your departures and share it equally amongst all the staff before you wave them goodbye. Our manager Anik will help assure your complete satisfaction at the villa as well as helping plan and arrange airport or other transfers, sight seeing tours or other activities. The staff will help you arrange a party or other celebration at the villa, or when making lunch or dinner reservations (though most of our guests prefer to eat most meals at the villa and save on all those restaurant extra's and mark-up's). There is a car/driver, scooters and also a fishing boat you can hire if required. Dolphin watching is a treat on this section of coast. Massages and beauty treatments can be arranged at the villa itself. To respect the environment (water usage especially must be carefully managed) we will change bed linens and the bathroom and pool towels every three days. If you wish more frequent changes, for example the towels, let the staff know and they will oblige. The staff will be happy to launder your clothes and iron them (with the usual caveat that we cannot accept responsibility for any damage, stains that cannot be removed etc). There is a small fee for this service to cover the washing powder and staff overheads; 50,000 rupiah (or about €3) per load (or approx 2,0 kg) which includes the ironing. The staff are trained on thoroughly cleaning the villa to Airbnb protocols and we currently score 4,9 for cleanliness and have a string of "spotlessly clean" compliments from our guests. If you see, or otherwise feel, that something is not quite right you should tell Anik and the staff immediately so they can take action; we have a maintenance and back up service on call, 24/7. Events and parties should be coordinated with the manager in order that the requisite late evening licences can be secured with the village. Parties should be limited to guests staying at the villa unless otherwise agreed and pre-arranged with the host and manager. We now have a limit of 20 people for "events" such as Weddings or Special Anniversaries, Birthday Parties etc, as this is the maximum we can conveniently seat and serve for a feast, get onto the dance floor and otherwise conveniently manage. With its impressive 40m (125 ft) of sea frontage, the villa is set in a peaceful rural area of rice fields, vineyards and mixed agriculture. It is adjacent to the coastal pathway, enjoys immediate access to a sandy beach, and is a one kilometer walk from the village of Kalisada. Verdant mountains make an impressive backdrop. The villa is a twenty five minutes drive from the Lovina tourist centre and ideally situated to explore the countryside, temples, hot springs and waterfalls along the unspoiled northern coast of the island. The market town of Seririt, with its night market, is just a 10 minute drive. A short walk to the east, along the coastal pathway, takes you passed some traditional warong snacking spots on the beach and to the Manik Resort with its more western style restaurant. There are other little warongs in the village, and many guests enjoy the night market in Seririt, just a 10 minute drive or scooter ride. 25 minutes drive away is Lovina with a range of restaurants and some night life. Make a reservation and several will provide a complementary, or otherwise discounted, pick-up service. The villa is adjacent to the West Bali National Park with its rich coral reefs and tropical forest. There are multiple opportunities for hiking to waterfalls, touring some impressive temples, bathing in hot springs, visiting coffee plantations, taking guided nature treks, dolphin watching, snorkelling or scuba diving. There is a water park in nearby Seririt, a water sports centre in Lovina and fishing trips (in either local fishing boats or on more western style rigs) can be arranged. Our staff will assist you in making reservations and arranging tours, and Agus, one of our house boys, makes a good guide. Many of the activity centers provide transport. And the PADI diving center will give a “familiarization session” in the villa's swimming pool the evening before the dive itself. Western style groceries in Lovina sell a surprisingly wide range of international as well as local fare. Prices are very reasonable, but beware of "imported" specialities which can be pricey. There is a German butcher and a German baker (both settled in Lovina years ago). Good wine shops too; one even has an "outlet" in the villa (a wine cooler where you take now and pay later at the regular shop price). There is also a local supermarket in Siririt, just 10 minutes drive from the villa as well as a traditional and night market which are well worth a visit to browse all the stalls and sample the food on offer. If you run short of anything, the staff are happy to jump on their scooters and do shopping for you. Airport transfers, or from other parts of the island, can be easily arranged with our manager. Should you be in a larger group more cars, or a mini-bus, can be organised. Scooter hire is also possible through the staff. Transport is easy to procure from the village and some restaurants, the water sports centre, the beach clubs and diving centre all provide free or subsidised transport. Several grocery shops arrange home delivery. A car/driver is also available at the villa; a six seater Toyota Innova, at €45/day. A half-day rental at €25 is also possible. Or, for quick runs into Siririt or Lovina it is 100,000 rupiah/hour. Scooters can be rented for 100,000 rupiah per day. The North of the island is very different to the South with none of the the hustle and bustle. Unlike Seminyak or Kuta you cannot shop till you drop and party till dawn. And while there is some nightlife and good restaurants in Lovina, the North is for those who prefer nature and outside activities, chilling out and the beauty and serenity of Bali's more traditional culture and lifestyle. Depending on the traffic, especially around the airport, it can take over three hours to cross the island and get to the villa (a car/driver averages €50 for the trip). But it is well worth the effort to discover this exceptional location. Once out of Denpasar it is a beautiful drive through sculptured rice paddies, plantations and rain forest. Stop on the way to sample the excellent Bali coffee at a plantation, admire the vistas from a swing, photo-op at a heavenly gate, or visit a lake temple. We will handle all the formalities of registration with the village's tourist police when you arrive; you only need to pay the standard fee of 50,000 rupiah (approx. €3,00) per person, regardless of the length of stay, and our security guard, Mr Smith, will arrange the rest. Each of the rooms has a wall safe for passports and other valuables. The area is very calm and safe, but we have a security guard, Mr Smith, at the villa each night from 7:00pm to 7:00am. The staff all live very close in the village, should you need "out of hours" help and support. Except for Sunday, which is their day off, you can arrange that at least one of the staff is at the property all the time. Chico, Mr Smith's dog, keeps a watchful eye on the property too. If you wish staff support on Sunday, Anik can arrange this. Any overtime for the Sunday coverage would be €15 for that day (per staff member). It goes without saying that they are on call for even small issues, should you need help that that day or after they have gone home in the evening (if Mr Smith, security, cannot help for whatever reason). For hotels in Bali you pay a ++ on top of the standard room charges. These are for tax and service. In our villa there is no ++ because the government taxes are already included in the rental. We prefer to leave the service charges as entirely voluntary. We pay the staff above minimum wage and provide them with family health insurance, but "tipping" is a big part of the Balinese culture. If you are entirely satisfied with the service, you should kindly consider giving 5% to the staff, in person and shared equally, at the time of your departure. This would normally work out as 100,000 rupiah (about 7 US$ or €6) per staff, per week for a small group going up to 250,000 rupiah per staff, per week if you are a much larger group. But, as noted, this is entirely up to you and based on your high satisfaction with the stay. It goes without saying that travel insurance is a must. Medical on the island is very good, and we have two English speaking doctors who make house calls, and a very good dentist too, but make sure you are covered for this and other types of problem or emergency. Sited immediately next door to Palmeira is Villa Sedang, with the same manager, Anik. Sedang has an additional three bedrooms (all with private bathrooms), so you can vacation or enjoy a special occasion with even more of your extended family or circle of friends. Jennifer is the Airbnb host of this second property and has also earned her Super Host status.
