Salcombe, Dartmouth and Kingsbridge are all close by as are the spectacular beaches of Bantham and Thurlestone - perfect for coastal walks, paddle boarding & surfing. Beautifully refurbished & extremely well equipped barn conversion completed to a high standard. Little Cob offers peace & relaxation, surrounded by beautiful countryside. Private gate leading to sun trap flagstone terrace, perfect for entertaining, with table, chairs & Weber BBQ (starter pack of instant light charcoal provided). From the terrace, shuttered French windows lead into an open plan kitchen/living/dining space with lovely limestone flooring. During the summer you’ll be kept wonderfully cool and in the autumn/winter months you’ll be nice and toasty with the thermostatically controlled underfloor heating. Kitchen area: fully fitted with granite worktops and open shelving above. Appliances include fan assisted oven with grill, domino ceramic hob, slimline dishwasher, fridge, microwave, filter coffee machine, toaster & kettle. There’s also a good selection of pots, pans, casserole dishes and chopping boards. Cafetière also provided. Hopefully you’ll find everything you’ll need for your stay whether you choose to cook in or eat out. Living/dining area: with folding Scandi style oak table and Eames style chairs plus contemporary double sofa bed. Smart TV. Bespoke bookshelves with a selection of local walking maps, guide books & paperbacks. Step up to coat hanging pegs and additional bespoke shelving/storage. Wicker basket for storing boots etc. Shower room: a lovely, mostly tiled, contemporary shower room with luxury walk through shower enclosure, rain head and hand held shower options. Wash hand basin with waterfall tap. Loo. Heated towel rail. Illuminated mirror storage cabinet. Shaver point. Underfloor heating. Utility cupboard with Bosch washer/dryer, clothes airer and pegs. You’ll also find a selection of anti-bacterial cleaning products. From living area, up open tread staircase to first floor mezzanine bedroom: A light & airy space, furnished in contemporary Scandi style. There’s a wonderful oak king size bed with luxury memory foam mattress, together with lovely White Company or high quality John Lewis bed linen & towels sets. Matching oak bedside cabinets, an oak chest of drawers and contemporary wooden hanging rail offer plenty of storage options. In addition, there are two Eames style chairs. Velux window with blackout blind. Please clean up after your pet and keep it on a lead at all times around Fallapit Barns/Fallapit Estate- there’s usually livestock (mainly sheep & cows) and wildfowl in large quantities. A totally peaceful and relaxing rural escape in a beautiful setting filled with wild flowers, birdsong and other wildlife. We are even lucky enough to have a beautiful barn owl living around Fallapit Barns at the moment! You can’t beat walking along the hedgerow and flower filled country lanes and bridleways during the Spring and Summer - it’s a simple joy! It’s beautiful in Autumn & Winter too. We absolutely love living here! The best way to get around is by car. It’s an easy 10-12 minute drive to the bustling market town of Kingsbridge to the south and 15 minutes to the historic & quirky town of Totnes in the north. The fantastic sailing town of Salcombe is 20 minutes’ drive with the historic naval town of Dartmouth being approximately 20 minutes in the opposite direction. There are Park & Ride options in both Salcombe and Dartmouth in High Season. The stunning beaches of Bantham and Thurlestone Sands/South Milton Sands are around 20 minutes drive. Soar Mill Cove and Hope Cove are both approximately 20 - 25 minutes away, with Slapton and Torcross being around 20 minutes away in the opposite direction. So much choice within an easy drive! Although completely self contained & offering a high degree of privacy, Little Cob is attached to two other barns. The parking for the property is directly outside the private gate for Little Cob.
