We look forward to welcoming you to our well appointed Garden Suite, ON THE GROUND FLOOR OF OUR GEORGIAN HOME, in the hillside village of Llan Ffestiniog. There are 1001 reasons to visit the beautiful mountains and coastline of Snowdonia, and the suite is ideal for families, friends, walkers and cyclists, in fact pretty much anyone looking to visit the National Park. Throughout the Seasons, the ever changing landscape of Snowdonia makes it a great place to visit whatever the weather. The Suite has a large lounge, with comfortable seating and Freeview TV. There is a well equipped breakfast/snack preparation area, which includes a full size fridge with ice box, microwave, kettle, toaster and sandwich maker plus a dining room table and chairs. PLEASE NOTE THERE IS NO OVEN, HOB OR UTILITY SINK AND IT IS NOT SELF CATERING ACCOMMODATION . An iron and ironing board can also be provided if required. Free wi-fi is available in all rooms. The bedroom has adult size bunk beds to sleep up to 4 people. For your comfort each has a memory foam mattress and Quality Percale Linen. There is plenty of storage and hanging space, a full length mirror, bedside lamps and shelves, plus 4 USB charge ports. There is a large shower room, with toilet and vanity sink unit, and a heated clothes dryer. Additionally there is an en-suite toilet with handbasin. A full size hairdryer is provided as are cotton towels, shampoo, shower gel and hand wash. There is also a small hallway, with hooks for hanging outdoor clothing. Off road parking for one car is provided, with direct access to your own front door (key safe entry) additionally there is a public car park nearby. Guests are welcome to use the garden where there is seating, an outside tap with a sink, also brushes and a hosepipe. A lockable shed for storing equipment and bikes (with bike rack) can be made available on request. The Garden Suite is not shared with anyone. You will have full and exclusive use, along with your own front door, and it is ideal for families, with full private use of the enclosed garden. There are two locked doors in the Suite, one leads to the upper floors of the house and the other to a utility room. To ensure your comfort and privacy we will not use these doors (outside of an immediate and serious emergency) during your stay. If we need to discuss something with you we will knock on the Suite's front door. Due to Covid we have removed our guest information pack, but we will be available at most times should you need anything. We are happy to help, but equally we will respect your privacy. The key safe code will be supplied via email on your day of travel. The rural village of Llan Ffestiniog is in the heart of the Snowdonia National Park and has a small shop, a pub, bus stops and outstanding views all within 100 metres of the house. There is a family friendly community owned pub just across the road, it has a large outdoor area with stunning views, but unfortunately is currently not serving food. There are a number of scenic walks to undertake from the front door, with the stunning Cynfal Gorge and its waterfalls barely half a mile away. The nearby town of Blaenau Ffestiniog ( 8mins) has recently been awarded UNESCO World Heritage Status. 28/07/21. The lovely drive on beach at Morfa Bychan (Black Rock Sands) and the beautiful bays of Borth y Gest are 20 minutes drive. Portmeirion Italianate village, is 15 mins away and Snowdon and the Stunning Ogwen Valley approximately 40 minutes. For anyone undertaking the long distance Slate trail, Ty Clwb is at the start of Section 10, which is considered to be the most challenging. Coed y Brenin forestry with its many bike trails is 30 minutes away, and the fabulous Zip World Bounce Below is 10 minutes from the house, as are the downhill biking trails at the Llechwedd slate caverns. A Public car park is just across the road and also bus stops for both directions should a car not be available. There are also 2 train stations within a 10 minute drive. A continental breakfast is included and this will be left daily in the Suite, for preparation at your own convenience. All used crockery and cutlery will be cleaned as part of a daily service. The Suite is equipped with your safety in mind, this includes hard-wired smoke, heat and carbon monoxide detectors, a fire extinguisher, fire blanket and a first aid kit. Unfortunately the Suite isn't suitable for very young children due to the hard tiled floors throughout, therefore we are unable to accept babies or infants under 2 years. The maximum occupancy is 4 PEOPLE which INCLUDES CHILDREN. Please read our rules regarding young children over the age of 2 and agree to them before booking. We do not provide a cot, there are also no socket covers, and there are potential hard corners on tables and worktops. We are also unable to welcome dogs or any other pets including cats. We have a very friendly Labrador, and if there was another dog on the property he would want to be with them and would become quite stressed were that not to happen. Our dog does not use the garden so it is accessible for everyone, including children who may wish to play in it. The Suite is strictly no smoking/vaping and no candles. Guests who wish to smoke may do so in the garden. We also do not allow BBQs, parties or any extra guests or visitors.
