NEW FOR 2022 HEATED SWIMMING POOL AND TERRACE Elegant Bourgeois Chateau set in the centre of its own 2 acre parkland within walking distance of a beautiful village with all amenities. Marmande is just 10km away, St Emillion 80km and Bordeaux just 90 Km away. This 19th Century Chateau is just beautiful and the moment you step in you feel the elegance and style! Located on the outskirts of the charming Village of Gontaud de Nogaret with everything you would need in terms of shops, restaurant, and services, this petit Chateau will wow you with its style! Once you enter through the gates you are in a different world... The Chateau is set in secluded grounds of almost 8000 square metres of parkland and there is a variety of mature trees which not only provide much needed shade during the long hot summer months but also make your stay very private. You enter the property through gates from the main road. The driveway continues to the front entrance - an impressive front door leads to a spacious hallway tiled with classic black and white tiles. The attractive stone staircase rises majestically from the hallway. To the left double doors lead to the living room (42m2) and here there is an attractive marble fireplace, glazed doors lead to the front terrace and the whole floor is solid oak. A huge beautiful mirror sits above the fireplace and this is a room where even if you are a large party you can find a little corner or large sofa to sit and read...This room directly communicates with the dining hall (38m2) and has windows looking over the rear of the property. The centre piece is a marvellous chandelier which sits above the beautiful dining table...here there is plenty of room to eat your warm croissants collected from the local boulangerie in the morning before your daily expedition or enjoy your afternoon tea or coffee with fresh cakes made just a few minutes’ walk away. On this floor you have an unusually shaped fully equipped kitchen located in the hexagonal tower. Beside the kitchen is a useful cloakroom with wc and hand washbasin. The superb stone staircase rises from the spacious hall to the first floor and landing. Here we have a wc and the most adorable room (15.3m2) in the tower! Much thought and care has gone into the renovation of this room which has a beautiful hand crafted ceiling and floor to match. The main bedroom (25m2) has views to the front of the house and this room also benefits from having a smaller interconnecting bedroom ideal for families with younger children and en suite bathroom with corner bath, bidet and washbasin. There are useful original built-in wardrobes here too to store all your clothes. In addition this bedroom has a balcony to enjoy the morning sun whilst you enjoy a coffee and morning croissants. On the other side of the corridor you find 2 more double bedrooms - one has a door connecting to a further bathroom. The top floor is accessed by the most beautiful wooden spiral staircase - this has been made by artisans in exotic wood with an inlaid design. This floor (66.8m2) is an amazing space - perfect for extended sleeping area, playroom or studio. There is in addition another little room (11.3m2) in the pigeonnier area of the house and also a useful dressing room with Japanese style sliding door and a further shower room and toilet. The gardens are beautiful and there are mature species of trees and shrubs, fruiting trees and roses planted all around. The terrace has a small rectangular pond as a feature. All in all this is just a wonderful property and offers excellent value. It would make a wonderful place for you to enjoy a week exploring the area or the perfect venue for wedding parties! Here there is so much to do from visiting the wine Chateau's of Bordeaux, St Emillion and Bergerac to a day by the sea on the notorious surfing Atlantic Coast line....perhaps you would like to take a trip to Spain for lunch or take a trip into the Mountains or Andorra....you could even take a day to visit the Mediterranean....or just cycle, horse ride or walk along one of the many trails that exist around the village or beyond... An excellent way of exploring the natural and built treasures of the Lot-et-Garonne is along the Canal de Garonne greenway (voie verte), which stretches 87 km from Saint-Jean-de-Thurac to Meilhan-sur-Garonne. Shaded by centuries-old plane trees, the canal-side greenway is ideally suited to cycling, roller-skating and walking. There is even a golf course nearby! You will have sole occupancy throughout your stay unless you require any other services please contact us for availability You will have full access to the garden and roof terrace. Please let us know in advance if you would prefer to explore on your own and just have help available if you need it or if you would like us to spend time with you to help you settle into the surroundings.. Here you are able to not just enjoy the local area, the walks, cycle treks and its rich History but you can also explore further afield....a day trip to the Mountains or Lunch in Spain or a lazy day on the beautiful beaches of Arcachon. You will need your own transportation to explore the area fully.
