luxury 2 bedrooms + study unit (2.5 bedrooms) over 150 square meter with separate entry attached to the house on a big piece of land with huge front garden, located close to the city, airport , train station, transport and amenities with two very green balconies . It can accommodate up 6 people(two Queen, one single beds and one sofa bed. Please do understand that its very family-oriented area and you cannot invite more people and party all night. place is good for couples, solo adventurers, tourists, business travellers, and families. Smoking allowed at the balcony but not inside please. Its 7 mins walk to Arncliffe Train Station and 7 mins drive from the Airport. very spacious place with air-conditioning and with a very green balcony. -separate entry at the front of the house. very secure and safe area. - Private parking for at least two cars on my driveway and plenty of Free unlimited street parking -internet/ Wifi, Netflix and Stan - two good size very green balconies with amazing view -the Fire Extinguisher and First Aid Kids under the kitchen sink. - walking distance to local grocery shop (3 mins walk) , IGA , restaurant , coffee shops, Thai restaurant and take away, Kebab shop. -Laundry with two washing machines, one dryer and plenty of detergents and fabric softener free to use and clothing rack - kitchen with dish washer, coffee machine, coffee, tea and milk, sugar and cooking appliances -Bathroom with shower gel, shampoo, soap and toilet paper, hair dryer -Bedroom with queen size bed, console, wardrobe, , hangers, plenty of clean white sheets , extra pillows and blankets. -air conditioner. - all the furniture are high quality with 106 cm TV I am pretty easy going and can be as welcoming as you want, or leave you along to enjoy your stay with a high degree of privacy No strange rules, just the usual: take care of things, clean up after yourselves, that kind of thing. Families are always welcome. I have had many families over last few years and we never had any conflict and problem, not even once. They have lived enough to know enough about life, mutual respect and respecting privacy of others. Simply treat people the way you want to be treated. Unfortunately, a percentage of young people causing problem for me and my lovely neighbours. They make the whole Airbnb experience bitter and stressful. They book the place for a number of guests and then they invite more people saying that they are not staying overnight but then after midnight they are still there, intoxicated and walking at the garden back and forward, talking loudly , laughing and sometimes even screaming. Airbnb rentals especially in urban area where the majority of neighbourhood aged over 50 or working daily are not designed for that. Especially at the weekend after long exhausting week, they want to rest and enjoying their weekend. They all say all the same thing that they are different and promising everything is going to be fine. I have very bad experiences involving police and ambulance. Anytime that a young person books the place, I am stressed thinking that how it will end up. Only the number of booked guests allowed to the premises. I also have the right to ask you to leave if you break the rules and there will be no refund. Also, Birthday Party doesn’t mean loud music, intoxication or partying up to next morning! Keep the noise down, enjoy your party, respect neighbours’ privacy and have a good night sleep so you can function at next day. DO NOT INVITE EXTAR PEOPLE. ITS BREAKING THE RULES. its a 7 mins walk to Arncliffe Train Station and 7 mins drive from the Airport. very easy to get Taxi to airport or anywhere else. walking distance to local grocery shop (3 mins walk) , IGA , restaurant , coffee shops,Thai restaurant and take away, Kebab shop. The couch is always covered with clean disinfected white cotton sheet. it will be replaced with new clean sheet every time for the new guest. Please make sure that the couch always covered for highgiene reasons. Please leave the dirty towels in the basket provided in the bathroom to wash and disinfect and don't put them back in the wardrobe. All the bed sheets, pillow cases and fitted sheets will be replaced, washed and disinfected after you left. There is are extra fitted sheets, sheets and pillow cases in the wardrobe.
