The Old Farmhouse at Yabbacombe is located in a secluded, tranquil Devon valley. No longer a working farm and with over 30 acres of land, there are beautiful gardens, ponds, meadows and woodland. Guests are welcome to explore and enjoy these extensive grounds and woods. Children often have great fun playing in the gardens and there is also a large grassed area for games - rugby, football, quick cricket. Fantastic beaches are only a short drive away, including Bantham, Bigbury and Thurlestone. Dating back to the 18th century with thick stone walls, the Old Farmhouse is full of character and is decorated in a traditional country style. Central heating keeps the property cosy and free unlimited internet access is provided via wifi. On the ground floor, there is a large country kitchen, comfortable sitting room, and a utility room with toilet. The kitchen has handmade fitted pine cupboards with slate worktops, antique welsh dresser and a large pine table for family meals. The kitchen is equipped with an electric cooker and dishwasher, and in the spacious walk-in larder there is a tall fridge, separate freezer and microwave. The sitting room has two sofas and two armchairs together with a large screen television and DVD player. Upstairs there are four bedrooms, two doubles, one with twin beds and one with bunk beds. Two of the bedrooms face south and have scenic views over the garden and orchard. The wood panelled bathroom has a large double ended bath, toilet, basin and separate shower. Duvets, covers, sheets, pillows and pillow cases are all provided. Outside there is an enclosed private patio with teak table / chairs and a BBQ. A gate at the end of the patio provides access to the extensive main garden with its orchard, stream and pond. In spring the orchard is filled with daffodils while bluebells carpet the nearby woods. The valley is home to lots of wildlife and you may see a combination of pheasants, ducks, moorhens, herons, birds of prey, swallows, swifts, house martins, kingfishers, rabbits, badgers, bats, and the occasional deer! There is plenty of room for multiple cars to park close to the property. Access is from 4pm and guests are requested to vacate the property by 10am on the day of departure. One of the owners will normally be there to welcome you on arrival and show you around the property. On occasions when this is not possible keys are left in a place pre-notified to the guests. The owners live nearby in a converted barn and can provide information about the area and local attractions/amenities to help make sure you have an enjoyable holiday. Orchard Cottage is located ¾ mile from the local village of Aveton Gifford which has a pub and post office / shop for provisions. Picturesque Hatch Bridge is within walking distance and the River Avon flows a few miles down an unspoilt tidal estuary to expansive sandy beaches at Bantham and Bigbury. The local market town of Kingsbridge is a 10 minute drive and has two supermarkets, a petrol station, swimming pool, sports centre, garage, banks, shops, pubs and restaurants. The location provides an ideal base for your holiday, you can relax in the peaceful environment of the property itself one day, and enjoy the fantastic beaches or local countryside the next. For walkers there are many local walks, as well as the National Trust coastal footpaths that stretch around the dramatic South Hams coastline. Dartmoor National Park is only a 30 minutes drive away with its Tors and rugged landscape. The river / tidal estuary at Aveton Gifford is very popular with canoeists / paddle boarders, and flows all the way to the beaches at Bantham and Bigbury. There are three fine golf courses in the area at Thurlestone, Bigbury and Dartmouth. For those with children, Woodlands Family Theme Park is only a 20 minute drive away on the main road to Dartmouth. A car is recommended as the best form of transport to fully enjoy the local area. The nearby villages of Aveton Gifford and Loddiswell are both within walking distance. There is a regular daily bus service from the local village of Aveton Gifford to/from Kingsbridge, Modbury and Plymouth. There are also many taxi firms in the local area that know Yabbacombe Farm well! During the school holidays we usually only accept bookings for full weeks and our changeover day is normally on a Friday. Depending on the length of stay there could be flexibility so please feel free to ask about alternatives. During the summer of 2021 our changeover day will be on a Saturday. Due to the layout of the property with only one bathroom the normal occupancy is for 4 adults plus children and any additional adults must be by agreement of the host. The Old Farmhouse is adjacent to Orchard Cottage ( which sleeps up to 8 people ) and is also available for rent. The two properties can be rented together providing an ideal venue for large family groups or friends that wish to holiday together.
