Pivate Room in rear of cafe

Hi my place is all about value for money in a safe environment. If my guest is happy I'm happy. My place is very clean and I'm located within walking distance to the city and major Ballarat tourist sites. The house is very comfy so you will feel at home, it is perfect for a couple wanting to explore the region or a single in town for work. I also have a small dachshund called Mr Darby who loves visitors. I run my café from here and you will be treated to all the free coffee you can handle. Your private room is clean. Trains and buses are close by, making it a great launching pad to anywhere you want to go in Ballarat and a sanctuary after a day of exploring. The home is in the process of also running a café at the front so you'll plenty of free barista coffee. It’s furnished and maintained exactly as depicted in the photos. Your private room is one of two bedrooms at the rear of the house. There is a comfortable queen size mattress bed with fresh sheets, 2 doonas, 2 pillows and a 3rd doona if needed. There's a chest of drawers, a rack with hangers for your clothes, There is a shared bathroom and toilet at the rear of the house. At the rear of the house is also the kitchen. Their is a large rear enclosed outdoor space with comfortable seating and you can park your car in the rear yard or behind the property. There is a heater in the lounge dining area and a portable one to use as so it is extremely comfortable in winter. Your room includes a ceiling fan and the warmth of a heater. The rest of the house (except my bedroom) is shared with me. You'll have the use of the kitchen with all modern appliances and gadgets. I love to cook so I have some pretty nice utensils and appliances in there. Whilst I don’t offer breakfast, there’s milk, bread, oats, butter, jams and spreads ready for you. Help yourself to pantry staples like herbs, spices, olive oils and there’ll be space for you to leave your own produce in the fridge and cupboards. Also help yourself to tea and coffee, I have a range of herbals and black teas and there is an implement for any way you like to get caffeine into your veins - plunger, stovetop, instant. Or ill make you an espresso from the shop. The lounge room is a cosy space for relaxing and watching some TV and/or surfing the high-speed nbn internet. The bathroom includes a brand new shower and new constant hot water service. You'll have fresh towels and space for your toiletries and there’s a shared-use hairdryer in there too. The laundry consists of a large basin and a top-loading washing machine. I don't have a dryer but there's a clothesline outside and some indoor clothes airers for when it’s raining. There is also an iron and ironing board. Interaction with guests .I'm friendly, accepting of all folks, social and approachable. I generally leave guests to do their own thing but I'm also always available for a chat and to answer any questions or provide recommendations. It's important to me that you love staying here and that you are comfortable in the space so please let me know if there's anything at all that I can do to make your stay better. Other things to note * If I am free I should be able to pick you up from the train or bus stop * I don't allow visitors. You are welcome to have a friend or family member briefly assist you with your bags at check-in and/or check-out but strictly no visitors at any other time. * I do have some normal super market brand shampoo, conditioner in the bathroom which guests are welcome to use. * The house is suited to active people who enjoy experiencing what Ballarat has to offer. During the week the house is fairly quiet and I mostly work from home. I try to be as considerate as possible when others are asleep. * For safety and security reasons I only provide full address details to future guests within 5 days of arrival. * There is fabric softner and washing powder provided for your use.
